A lot of you know me as a very active blogger. I have three active blogs right now that I update regularly. I really enjoy active rain and the interaction with all of the realtors that I have worked for and the realtors I have yet to work for. The comments and the comment threads are something that I thoroughly enjoy. But most recently a home inspector in the South Bay has found it necessary to use my blogs as an advertising platform for himself. Probably one of the fastest ways to piss off a buyer, a home inspector and a Realtor. Have everyone take the day off of work. Get everyone to drive about 45 miles Tell everyone the utilities are on And the listing agent not show up for the inspection to to see this! (5 comments)

When I first arrived at this 1920s Los Angeles home I real never expected to find the level of settling I was about to uncover. Take a look at the photos below. From the street the home looked very small.
After walking in the front door it was evident that the home was settling as cracks were found in the walls throughout the home. Doors and windows were out of plumb by more than a 1/4" and up to 1" in others. I put a level on the floor to show my client just how bad it had gotten. Take (3 comments)

With 2010 only a few days away people are talking about action plans. Just some fancy wording for getting your act together. We tell ourselves that we are going to do all the things we should have been doing from day one. We create list, spreed sheets, hell some of us get out the day-planer and put it in writing. Why do people wait to make positive change in their lives. It's crazy every day that goes by is costing you money. If you know what's wrong with your daily program fix it. So we have all found that home that is a fixer at an amazing price. But how does one know if it is a good investment or a bad one. You get it inspected that's how. But what if you hire the wrong inspector to do the job, well it could be the worst investment of your life. Some inspectors specialize in new construction. Some know more about electrical than plumbing. Others are roofing specialist. You are going to need a home inspector that is well rounded and specialized in remolding an construction. Someone who flips homes himself would be ideal. (3 comments)

One thing all Realtors hate is having the door locks re-keyed only to have them written up in a home inspection report for a life and safety issue. Here is a great illustration on what you want to see on the doors of any home you have listed. The issue with dead blots that are keyed on both sides is that the key is never around when you need it. In case of fire it may impede the exit.

Take a look at this picture of a home inspection. The picture shows how one person ran the exhaust air vents for the bathrooms and the kitchen to the sewer waste stack. What a knuckle head. Just another reason to get it inspected before you close.

This is not a common find on home inspections. One cable sometimes but two? I was told by the neighbor that the door closed with such force it would have taken your head off. And it almost did. The day the door broke the homeowner was mowing his yard and was in and out of the garage many times and it only missed him by a minute.

Some Plumbing Repairs cant wait. It's important that you know when to make plumbing repairs before they cause major damage to house and home. When your home inspector is done inspecting your new home he or she should inform you of things that need immediate attention. They should also be able to advise you on how much the repairs will cost. Below is a picture I took at a home inspection today of a common problem we find in older homes. I took this picture today at a home inspection in Los Angeles. You have got to protect your investment people. Below is a picture of a AC condensing unit. The unit has been chained down to the concrete pad. More secure than an ATM at 7-11

home inspector: Bathroom Ventilator In The Kitchen? Are you Kidding Me?

This is a picture from a home inspection we did Wednesday. A bathroom ventilator was use over the to of the cook-top. As you can see from the pictures the grill is covered with grease. The bath vent is not designed for use over a cook-top. It dose not have a means of filtering the grease nor does it have the ability to move the amount of air needed to appropriately vent the heat and grease from the kitchen.

Los Angeles Home Inspector warns. Water damage is more about what you can't see. Take a look at these pictures. Here is a picture of a common tub one would find at any home inspection. There were signs that a shower door had been removed at some point. What is hard to see is that the tub was not level. A good home inspector will check if the tub is installed correctly. Your inspector should also stand in the tub to insure the floor below is not soft or spongy.

Here we have a garbage disposal with everything wrong. The garbage disposal was working at time of inspection. The unit is a Badger 1 MFG INSINKERATOR. What A Mess But Fixable
In this picture below you will see that the Badger disposal was wired with Romex. This type of wire in intended to be installed in walls where not it is not subject to physical damage. The wire enters the disposal without the proper wire connector. This will cause chafing and damage to the wire insulation.

Look at all the damage cause by the trees in the pictures below. As a home Inspector we find damaged caused by trees and tree roots all the time. I recommend not planting trees within 10 feet of a structure wall or foundation.
Planting trees too close to a property wall can be costly.

Home Inspection Turns Up Garage Carbon Monoxide and Fire Danger. Take a look at this picture. I inspected a home that was 3 years old yesterday. In the garage a section of drywall was removed from the wall nearest the cieling. On closer inspection it was observed that a section of the sheer wall was also removed. Trying to figure out why, I was ably to find a Romex wire run from a junction box in the wall cavity run to a ceiling fan in the bedroom. The box was ungrounded and the fan box was not properly supported. This 3' (1 comments)

Here we have a aluminum threshold over concrete slab. In most cases the thresh-hold would corrode in only a matter of a few years. With this installation a black plastic barrier was use to prevent corrosion.

4" Sewer Clean- Out here we have a 4" sewer clean -out provided for rooter service on a newly constructed home. If you home has issues with the main line sewer you may want to consider adding in a clean out to your sewer system.

Well it's here to stay PEX pipe for residential construction. love it or not, it has impacted the construction industry in a big way. But is everyone out there trained on proper installation? We found several installation errors in this home we inspected for the buyer today. The days when "plumb"ing meant something is gone. Now anyone can run the spaghetti any way they want to.
