This is a picture from a home inspection we did Wednesday. A bathroom ventilator was use over the to of the cook-top. As you can see from the pictures the grill is covered with grease. The bath vent is not designed for use over a cook-top. It dose not have a means of filtering the grease nor does it have the ability to move the amount of air needed to appropriately vent the heat and grease from the kitchen.

Home inspection Nightmares. Here we have a common household garbage disposal. Take a look at these pictures. As a home inspector in Southern California we have seen it all. There are a lot of was to install a garbage disposal correctly. It always surprises me just how creative people can be when it comes to doing it wrong. This one is missing the cord connector and ground. Along with it access cover.
Here we have the cord cut and spliced together under the sink.

Look at all the damage cause by the trees in the pictures below. As a home Inspector we find damaged caused by trees and tree roots all the time. I recommend not planting trees within 10 feet of a structure wall or foundation.
Planting trees too close to a property wall can be costly.

One thing a great home inspector will do for their clients is test for carbon monoxide leaks at and around the hot water heater vent. Not all home inspectors provide this level of service. We at David Home Inspection do. We could point out the many things wrong with this water heater. But lets take a closer look at the venting or lack there of..

You have got to be NUTS to do this kind of wiring in a home where your kids sleep at night. Take a look at these two pictures from a home inspection I did in Lakewood. Here someone installed two lights in the garage. To get to the power they cut into some accessible Romex and wire nutted it together. The owner had his two small children sleeping in a bedroom next to the garage. Also note the outlet missing it's cover in the same picture.

While everyone is thinking of the upcoming holiday season don't over look you home. As the rainy weather starts to set in all over the country it is recommended that you take a long close look at your homes wood trim. Is the paint cracking, peeling or chipping? This is the time to get everything sealed up before repairs become more costly. Here is a home I inspected this weekend it was only 5 years old. But because of differed maintenance and missing rain gutter's. this $10.00 paint job is now a $300 door frame replacement.

I went on a home inspection in the wonderful city of Rialto yesterday. Take a look at these pictures.The home was built in 2000. A 4 bedroom home with 3 baths and 1875 square feet of living space. The home inspection went well. One small leak at a sink trap in the bath room. The home was also missing a AC condenser that was removed by previous owner. The shocking part of the home inspection was in the main electrical panel. Where the previous owner had bootlegged in a 2 pole 60 amp breaker to feed power the the AC (4 comments)
One thing you don't see everyday. Carpet in the bathroom. This is why. The carpet makes it hard to properly seat the toilet to it's flange. Take a look at the wall behind the toilet, see the water damage? That is from the leak around the bowl wax and flange. This toilet wobbled like a Webel Wabbal

I inspected a home yesterday in West Covina that had 3 layers of roofing installed on it. Take a look at these pictures. As a home inspector in Southern California I find homes with three Layers of roofing all the time. When you get this many layers on a roof system many things can go wrong. One of the first thing is weight. The Second is moisture trapped in between layers and covered waste vents. Here is an example of plumbing vents completely covered. Los Angeles Home Inspector describes the difference in furnace burner flames. Take a look at the pictures below. When you have your home inspected. Many inspectors will also check the color of the burner flames. The color and intensity is important to determine the condition and efficiency of the unit itself. An orange flame will indicate a burner that will require service, cleaning or replacement. A orange flame will also put off higher levels of carbon monoxide.This is a real danger in homes. As a home inspector we see many things that some people may not look twice at. Here we have a 120V duplex outlet located outside on a patio. For years this outlet was used to power the homes Christmas lights. First off it is recommended that all outlets located in outdoor locations be GFCI protected. The damage that is visible here is from ARC fault. A dangerous condition that can cause fires. It is estimated that ARC fault fires account for as much as 22% of all in home electrical fires. I did a home inspection in Foothill Ranch yesterday. For a wonderful Realtor who really knows her stuff. The home inspection went great. There were a few items that will need attention. Take a look at these pictures. One of the defects was at the entry to the home. A section of the front stoop was lifting from tree roots and causing a trip hazard. There was a difference of about 1-1/2" in elevation. With Four Stairs below. Could cause a nasty fall. As a home inspector it is best to inform clients of this type of defect as it could (2 comments)

I have always been a believer in uniformity in the the service industry. When you go to the service department at Lexus, Mercedes, BMW and Cadillac you will always find clean well dresses service people. You know who they are by the uniforms they ware. I have been a home inspector for many years here in the Los Angeles area. When my clients and Realtors call on our service they know exactly they are going to get. Additional points to consider when deciding between Roofing Contractors: Was the contractor on time for your estimate appointment? If not, or if he failed to show at all, calling you later with some excuse, drop him from consideration immediately. If he’s not on time when he most needs to impress you (before he has been given the job), then he surely cannot be relied upon after he gets the contract. Does he have an actual office, and a showroom for you to go visit? If not, does he at least have a secretary or paging service for emergencies? Trust your instincts. (2 comments)
