One thing all Realtors hate is having the door locks re-keyed only to have them written up in a home inspection report for a life and safety issue. Here is a great illustration on what you want to see on the doors of any home you have listed. The issue with dead blots that are keyed on both sides is that the key is never around when you need it. In case of fire it may impede the exit.

Here is a look at a laundry area in a home I inspected on Thursday. In the picture below you can easily see the drain and power outlet for the washer but what did the plumber do with the supply lines for the hot and cold water? Here is a hint look at the little mouse hole in the cabinet.
My client is going to need some long stainless steel hoses for this one. Poor workmanship on the part of the plumber to miss the location by 7 feet.

This is not a common find on home inspections. One cable sometimes but two? I was told by the neighbor that the door closed with such force it would have taken your head off. And it almost did. The day the door broke the homeowner was mowing his yard and was in and out of the garage many times and it only missed him by a minute.

This is a picture from a home inspection we did Wednesday. A bathroom ventilator was use over the to of the cook-top. As you can see from the pictures the grill is covered with grease. The bath vent is not designed for use over a cook-top. It dose not have a means of filtering the grease nor does it have the ability to move the amount of air needed to appropriately vent the heat and grease from the kitchen.

Home inspection Nightmares. Here we have a common household garbage disposal. Take a look at these pictures. As a home inspector in Southern California we have seen it all. There are a lot of was to install a garbage disposal correctly. It always surprises me just how creative people can be when it comes to doing it wrong. This one is missing the cord connector and ground. Along with it access cover.
Here we have the cord cut and spliced together under the sink.

Los Angeles Home Inspector warns. Water damage is more about what you can't see. Take a look at these pictures. Here is a picture of a common tub one would find at any home inspection. There were signs that a shower door had been removed at some point. What is hard to see is that the tub was not level. A good home inspector will check if the tub is installed correctly. Your inspector should also stand in the tub to insure the floor below is not soft or spongy.

On a home inspection today we found this bath tub with glass window surrounding it. After a close inspection only one of the windows had safety glass. It was the picture window above the tub valve. One slip and it could be a deadly one. 80% of slip and falls in the home happen in the bath. We called it out as a safety issue to be aware of. Also the total lack of privacy glass in this bath. Check out the house in the back ground it looks like two eyes looking into the bath. CREEPY

My Customer asked me. Do We Have A Water leak At The Gas line? Take a look at this picture. No it is past stains from an old leaky water heater. My client was happy we were able to determine the water heater was a newer unit installed within the last 6 months. A moisture meter was used to insure the area was dry. A section below the water heater was removed by the previous owner which made it much easier to also look for any mold. Thankfully none was found.

I went on a home inspection in the wonderful city of Rialto yesterday. Take a look at these pictures.The home was built in 2000. A 4 bedroom home with 3 baths and 1875 square feet of living space. The home inspection went well. One small leak at a sink trap in the bath room. The home was also missing a AC condenser that was removed by previous owner. The shocking part of the home inspection was in the main electrical panel. Where the previous owner had bootlegged in a 2 pole 60 amp breaker to feed power the the AC (4 comments)
One thing you don't see everyday. Carpet in the bathroom. This is why. The carpet makes it hard to properly seat the toilet to it's flange. Take a look at the wall behind the toilet, see the water damage? That is from the leak around the bowl wax and flange. This toilet wobbled like a Webel Wabbal

I inspected a home yesterday in West Covina that had 3 layers of roofing installed on it. Take a look at these pictures. As a home inspector in Southern California I find homes with three Layers of roofing all the time. When you get this many layers on a roof system many things can go wrong. One of the first thing is weight. The Second is moisture trapped in between layers and covered waste vents. Here is an example of plumbing vents completely covered.
