fort bend county: Stafford, the Texas Town with No Property Taxes - 02/20/12 02:51 AM
Did you know that Stafford Texas has no Property Taxes?   It’s true, they don’t.  And it is all because of their mayor Leonard Scarcella.  Since 1995 they have gone with a no property tax system.  That is a risky plan, but it has worked for 17 years.  When many cities, towns and Counties are going bankrupt, how does Stafford make it work?  They focus on staying within the budget and use Sales Tax as their main source of income.  Along with Hotel Tax, Building permits and franchise tax.
Without Property(real estate) Taxes, it is possible to buy more home in … (4 comments)

The New Territory Home Owner’s Association(HOA) recently sent out this update and I wanted to pass it along:

Because we have had some rain, the letters will be sent out asking that:
1.      You replace any dead bushes or plants in your yard.
2.      Fill in the vacant areas of your yard where the grass has died.
3.      Pull weeds in your landscaping beds and … (0 comments)

If you live in New Territory(Sugar Land) and opened your bill for Homeowner’s Association Dues, you noticed a surprise.  The yearly dues have increased to $1050.  This increase was mostly due to the increase in water costs for the New Territory.  As I wrote about this before, New Territory Residents your Water Bill will increase in 2012.
Other causes that led to the increase are the increase in capital reserves.  The Board for New Territory did this to help increase the money on hand for repairs and replacement of New Territory property.  The  legal fees and  street lighting also increased … (2 comments)

You will not need a down payment.  That's right 0%!!!  FHA loans require a down payment of 3.5% and a conventional can require 5% or more.  And the seller can pay all or some of your closing costs.  This would allow you to get in the home with the least amount of money possible. No matter where you live there are people who stand out or should stand out.  Politicians, police officers, teachers, athletes, etc.  Some people call them home town heroes or legends.  Fort Bend County's own Larry Callies is someone who should get more attention than he does.  When I met Larry he was the super cool, informative and entertaining cowboy at the  George Ranch in Richmond Texas.  Larry is African American and as a True Cowboy, that is an accomplishment in itself.  Infact he was the second Black Cowboy ever to make the Texas State Rodeo in 1971.  The first was Tex … (3 comments)

fort bend county: VA Loans for Surviving Spouses Part II - 08/09/10 12:51 PM

In my last blog post I discussed VA home loan benefits for surviving spouses of veterans who died on active duty. Many people aren’t aware that surviving spouses may qualify for VA home loan benefits, but the Department of Veterans Affairs makes a distinction between surviving spouses of veterans who died on active duty and surviving spouses of those who died “as a result of military service”.These spouses aren’t denied a chance to apply for benefits, but the application requirements are different. For spouses who already receive Dependency and Indemnity Compensation (DIC), there is no need to send any … (0 comments)

fort bend county: Fort Bend County Appraisal District getting sued for not using Foreclosures to get values - 08/09/10 12:31 PM
Currently the Fort Bend County Central Appraisal District is being sued by several Richmond residents.  They accuse the appraisal district of not considering foreclosures when appraising the properties.  By not using foreclosures they are not getting a true value to tax.  Since foreclosures many times sell for less then a resale home, these foreclosure could decrease the tax value of many residents homes.
Attorney David Showalter had this to say "FBCAD has repeatedly failed to comply with the statute which provides that the chief appraiser may not exclude from consideration the value of the other residential property in the same … (0 comments)
