What is a HUD Home?  I can hear your thoughts already: 'DUH ... It's a home owned by HUD!'  True enough, but are you confident you know enough about them to make it a daily double?
Yes, HUD Homes are owned by HUD, but who is HUD anyway? And what characteristics make a home eligible to be a HUD Home?

homes: I am a Police Officer, are there any Programs for Me when I Purchase a Home? - 09/02/11 05:09 AM

As a police offer there are programs for you for when you purchase a home.  Here are the two major ones that I deal with:
1.      Good Neighbor Next Door Program- Obviously any neighborhood feels safe when there is a police offer living there.  HUD has figured this out and offers the Good Neighbor Next Door  Program.  It offers certain HUD foreclosures for 50% of their sales price.  The 50% comes in the form of a 2nd mortgage that is forgiven after 3yrs.  So you only have to pay the first mortgage of 50% of your homes sales price.  To … (0 comments)

homes: Yep You Guessed it, Americans Want Smaller Homes. - 08/30/10 05:27 AM
www.CnnMoney.com recently did an article on how Americans are wanting smaller homes. As they put it “After years of growth, the Census Bureau recently reported that median new home size fell to 2,135 square feet in 2009 after peaking at more than 2,300 earlier in the decade. The article also points out ”that consumers don't ask for as much for spaces devoted to single purposes, such as media rooms for watching videos and game rooms for shooting pool. Instead, the requests are for rooms with shared uses.”.
This article also took the time to point out that American’s are adding appliances. … (0 comments)

homes: McMansions are Dead! Smaller Homes are the future. - 08/24/10 09:16 AM
CNBC has done a great article on how "McMansions" are a thing of the past.  These homes are defined as homes over 3,000 square feet and are built very near to each other.  Last year 9 out 10 home builders said they would be building smaller homes or lower priced homes in the future.  But this article sums it up best with this information "For a little historical context, 1,200 square feet was the average home size in America in the 1960s. That grew to 1,710 square feet in the 1980s and 2,330 square feet in the 2000s.". As the economy … (3 comments)

homes: Austin still stronger than national picture - 06/26/10 03:14 AM
This is helpful information if you are looking to buy a home in Austin Texas.  www.DaveYourMortgageGuy.com.

As always, I study market conditions in Austin and Central Texas real estate, and I continue to see significant contrasts between our area and conditions elsewhere around the United States:

National:  On Tuesday, the National Association of Realtors® reported that sales of existing homes were down 2.2% in May compared to April (May Shows a Continued Strong Pace for Existing-Home Sales).  They indicated that sales last month would have been weaker without tax incentives for homebuyers.

Austin:  In the Austin metro area sales of … (1 comments)

This is Great Information about Prosper Texas, that i wanted to pass on.  www.DaveYourMortgageGuy.com

Buyers coming to our area from other parts of the country bring with them a knowledge base related to real estate that basically has to be thrown out the window.  This is especially true if they are moving from other major metropolitan cities.  The major reason their logic doesn't apply very well here is that our great city is very likely newer and more affordable than where they gathered knowledge of real estate.  Here's a brief history lesson on our great city to help buyers understand that they … (0 comments)
