katy: Do you need a Fairy to help fix your Credit? - 10/20/10 03:23 AM
I was watching TV lately and this commercial came up(see below).  Like any great commercial it did it's job and got my attention, it is very funny.  So I went and checked out www.CreditFairy.org.  As we all know having, having great credit will save you money.  It allows you to have a lower interest rate and get approved for a mortgage.  And the same goes for getting a car loan.  If you do not have great credit, don't worry.  The great thing about credit is you can always improve it.  And this website is a GREAT place to start.  Here are … (0 comments)

katy: When will the appraisal HVCC process expire or be terminated??? - 10/14/10 02:43 AM
I get this question quite frequently so I thought it prudent to issue the following answer:

The new Consumer Protection Agency created by the Dodd-Frank bill stipulated that the agency must "rewrite" (not eliminate) the Appraisal Independence Standards within 90 days of the President signing the bill into law.

Upon its effective date, the new standards will replace HVCC and its provisions supersede those created by HVCC .  However, many misunderstand this to mean since HVCC is being terminated, none of its provisions will survive.  That is not the case.  As I understand it, the intent of rewriting the … (2 comments)

katy: Your Katy Mortgage Lender. Get the Service you Expect! - 08/31/10 10:31 AM
Getting a mortgage to buy your dream home or refinance that home is a major financial decision. When making this decision, you do not want to just go with a company on the Internet that advertises a lower rate. There is more to expect from a lender, then just an advertised rate. Here is just some of the things that separates me from my competition:
I am available 7 days a week, not just 9-5 (bank hours)  I have my own FHA and Conventional underwriter, allowing me to get answers quicker. And close your loans quicker  I am local, not a … (0 comments)

katy: Why No Basements in Dallas or the North Texas Area? - 08/31/10 10:14 AM
If you are relocating to Texas, this is good information to know.  Many parts of the US has basements, Texas doesn't and here is why.  www.DaveYourMortgageGuy.com.

Relocating home buyers ask "why are there no basements in Dallas or any part of North Texas?" The simple answer is the North Texas clay soil moves too much, making a basement cost prohibitive. It's structurally safer and much less expensive for a home builder to build a second story than to build a basement.
The clay really shrinks when dry and expands when wet. It's not uncommon to see cracks you can stick … (0 comments)

katy: Yep You Guessed it, Americans Want Smaller Homes. - 08/30/10 05:27 AM
www.CnnMoney.com recently did an article on how Americans are wanting smaller homes. As they put it “After years of growth, the Census Bureau recently reported that median new home size fell to 2,135 square feet in 2009 after peaking at more than 2,300 earlier in the decade. The article also points out ”that consumers don't ask for as much for spaces devoted to single purposes, such as media rooms for watching videos and game rooms for shooting pool. Instead, the requests are for rooms with shared uses.”.
This article also took the time to point out that American’s are adding appliances. … (0 comments)
