sugar land: Finance the Repairs/Improvements of the home you are buying or own with the FHA 203k Mortgage - 11/08/10 02:39 AM

While few mortgage lenders offer it, FHA has an amazing mortgage program called the 203k. It allows you to finance the repairs or improvements of the home you are buying or even the home you currently own. It allows up to $35k in repairs to be financed into your loan and has a minimum of $5k. Here is a short list of the repairs/improvements that are allowed:
Roofs Gutters Repair and replacement of your HVAC systems, heating and cooling Plumbing and electrical systems Flooring Minor remodeling, ex kitchen Appliances Painting Windows Decks, patios, porches Siding Septic system Items that are not:

Freddie Mac recently announced the "First Look Initiative" program. This program is in conjunction with their HomeSteps program. The advantage to this program is that Freddie Mac allows homebuyers to negotiate to buy a Freddie Mac foreclosure without competition from investors. When doing a mortgage you need to pay for an appraisal. This is part of the mortgage process. But, there are times where you can choose to use different appraisal forms. These different forms offer different information that the lender requires and there are different costs for these different appraisals. I was watching TV lately and this commercial came up(see below). Like any great commercial it did it's job and got my attention, it is very funny. So I went and checked out www.CreditFairy.org. As we all know having, having great credit will save you money. It allows you to have a lower interest rate and get approved for a mortgage. And the same goes for getting a car loan. sugar land: When will the appraisal HVCC process expire or be terminated??? - 10/14/10 02:43 AM

I get this question quite frequently so I thought it prudent to issue the following answer:

The new Consumer Protection Agency created by the Dodd-Frank bill stipulated that the agency must "rewrite" (not eliminate) the Appraisal Independence Standards within 90 days of the President signing the bill into law.

Upon its effective date, the new standards will replace HVCC and its provisions supersede those created by HVCC . Yahoo recently did an article on how much home you can buy for $300,000 across America. The point of the article is that now is a great time to buy a home. Home prices are down 22% since the peek in 2006. The Least amount of home you can buy for $300,000 is a 576 square foot home in San Diego. And how much home can you buy in Houston for $300k, drum roll please....... 3,176 square feet. WOW!

sugar land: Reminder: FHA monthly Mortgage Insurance is Increasing Oct 4th. - 09/21/10 02:51 AM

Any loan that is started on or after Oct 4th, will have the new mortgage insurance changes. These changes are:
Monthly Mortgage Insurance will go up from .55% to 85-90%. Any LTV 95%+ will have .90% monthly mortgage insurance The Up Front Mortgage Insurance will go down from 2.25% to 1% In order to not have these changes affect someone's loan, the FHA case number must be ordered before Oct 4th.
