usda: USDA Loans in Texas are Changing 10/1/11, Monthly Mortgage Insurance will increase - 03/10/11 05:58 AM
It has just been announced that USDA loans monthly Mortgage Insurance will be increasing on 10/1/11.  These changes apply to any case number ordered on 10/1/11 and after.  Currently USDA loans have no monthly mortgage insurance, but after 10/1/11 that will be increasing to .30.  On a $100,000 loan that will equal to a $25 increase in the borrowers payment.
On a positive note the upfront Mortgage Insurance Premium will decrease from 3.5% to 2%.  This move in by itself would decrease the payment by $8 a month.

President Obama has signed a bill that has extended the tax deduction of Mortgage Insurance thru 2011.  Here are the rules to remember in regards to this tax deduction:
your purchase or refinance loan must close before Dec 31st, 2011 household income must be $100,000 or less to get the full write off of the insurance premium.  the amount of the write off is reduced by 10% for every $1000 over $100k.  With it phasing out at $109,000.  meaning if you make over $109k as a household you can not write off mortgage insurance it applies to your primary home and … (1 comments)

Yesterday (april 27th) the House of Representatives passed Rural Housing Preservation and Stabilization Act of 2010 (H.R. 5017).  This will allow for USDA mortgages to have funding again.  It is in the Senate now for voting and should be passed soon.  This is great news!  There has been a significant increase in demand for USDA loans as a result of the economic crisis over the past two years.  The number of rural home loans has tripled since 2006, while federal funding has failed to keep up with the growth of the program.
