By: David Kucic RA, ABR, AHWD, e-PRO, GRIFirst Sergeant, USA (Ret)Tropic Lightning Real Estate, Oahu, Hawaii
A few months back, I posted a blog about How TLA works at Schfofield Barracks, Hawaii.  That blog gives some pretty specific points about TLA in Hawaii but I did not touch on an important subject that I want to address now.
The housing on Schofield Barracks, just outside the town of Mililani, is "Privatized".  This means that there is a civilian company that has signed a contract with the Army to manage and maintain the Soldier housing at Schofield Barracks.  The name of the company is Actus Lend Lease.  … (4 comments)

In most cases, you are allowed to ship one POV overseas at governement expense.   Dual military are able to ship two POV's.
So what happens with your other POV that you have in the mainland?  Most servicemembers choose to either sell it in the mainland and buy a second car when they get here or they pay for it on their own by shipping it through companies such as Matson and Horizon Lines.  The cost is approximately $1000 for one POV.
When I left the mainland in 2003 to PCS to Hawaii, I shipped one car … (4 comments)

hawaii: Selling Real Estate in Hawaii Requires Honesty - 09/06/07 06:46 PM
By:David Kucic RA, GRI, ABR, AHWD, e-PROFirst Sergeant, USA (Retired)Tropic Lightning Real Estate, Oahu, Hawaii
The title to my post says it all.  If you want a listing and you want to be successful with that listing, tell the seller the truth rather than giving them some crap just to get the listing.  This is not only true with Hawaii Real Estate but no matter what part of the nation you go to, you must be honest with your clients.
My Military clients demand honesty and that is all they will recieve.  They know that the truth hurts but they would much rather … (6 comments)

By: David Kucic RA, GRI, ABR, AHWD, e-PROFirst Sergeant, USA (Retired)Tropic Lightning Real Estate, Oahu, Hawaii
On my last Military tour of duty to Iraq from Jan 2004-Feb 2005, I deployed with 2-11 Field Artillery Regiment from Schofield Barracks, Hawaii outside the city of Mililani.  I was stationed near the Iraq/Iran border in a city called Sulaymaniya.
This area of Iraq is inhabited almost exclusively by Iraqi Kurds.  If you dont know anything about the Kurds, they are the people that were attacked with poison gas in the Iraqi town of Halabja by Saddam Hussein.  It is estimated that 5,000 people were killed during that … (8 comments)

The brave men and women of the 3rd Brigade, 25th Infantry Division at Schofield Barracks are about to return home to their families back in Hawaii, mainland USA or wherever else they may be.  They were originally deployed to Iraq and were due to return home after 12 months which would have put them back in Hawaii around Jun … (6 comments)

hawaii: Hawaii Real Estate Cannot Be Measured By Mainland USA Real Estate - 08/28/07 05:11 AM
By: David Kucic RA (GRI, ABR, AHWD, e-PRO)First Sergeant, USA (Retired)Tropic Lightning Real Estate
Hawaii is different.  While we have our share of concerns here, it does not compare to what is going on in the mainland USA.
One thing we have going for us here is the constant turnover of people.  A big contributor to that turnover is the United States Armed Forces.  There are several major military bases such as Schofield Barracks, Fort Shafter, Hickam Air Force Base, Pearl Harbor, Marine Corps Base Kaneohe and a few smaller ones such as Camp H.M. Smith, Tripler Army Medical Center, Wheeler Army Airfield and Coast Guard Station Honolulu.

I am one lucky guy.  My wife Tonya who is Native Hawaiian has one great family here on the islands.  I have felt welcome into the ohana for the past 20 years that we have been married.  Tonight we went to the town of Kailua where we helped Uncle Bob Kahihikolo celebrate his 60th birthday with many other family and friends.
Unlce Bob is a special guy.  I first met him in 1987 while we were in the Military stationed in Germany.  Uncle Bob drove 300 miles through … (4 comments)

Mililani Area and Mililani Mauka have several condominium communites.  Some are located in Launani Valley but are still in the city of Mililani.  The average size of a condominium is similar to many other areas of the island.  An average amount of square footage is 700-850 interior square feet with 2 bedrooms, 1 or 2 bathrooms and 2 parking.  Some of the condos do come with only 1 parking stall.
These condominiums are a favorite place for military members stationed at Schofield Barracks and Wheeler Army Airfield … (2 comments)

Mililani Mauka and Mililani town are located in an area referred to as Central Oahu for the obvious reason that it is in the center of the island.
The word Mauka means that it is located toward the mountains.  When someone refers to an area of the island that is "mauka" of something, they are referring to the mountain side or inland.  The word Makai means towards the sea.  Mililani Mauka is located at an elevation of approximately 700-1,000 feet above sea level and Mililani … (0 comments)

Attention Hawaii Home-sellers! Attention Home-sellers!
If you have not heard, the VA home loan is one of the best loans you can get in today's current market.  Don't be afraid of the VA home loan.  All of the horror stories you have heard in the past about the VA home loan are not true.  If you are being told that you should not accept a buyer with VA loan eligibility then you need to turn around and walk the other way.  Hawaii real estate is a great … (24 comments)

Recently I was asked by Active Rain member John Occhi if I could get him some information on the Soldiers and Sailors Civil Relief Act for him.  John knew that I was retired from the military in Hawaii and served in a position that would have given me knowledge about this program.  Since it has been several years since I retired from Schofield Barracks, Hawaii, I decided to make an appointment with the Judge Advocate Generals Office and obtained some information about the program to insure nothing had … (0 comments)

The Real Estate Market on Oahu, Hawaii
By: David Kucic (RA) GRI, ABR, e-PRO
What is really going on? Why are homes staying on the market longer than usual?  What happened to the real estate market that made everyone excited about purchasing a property a little over a year ago?
The truth of the matter is that there are several factors that are driving our current market such as supply and demand, interest rates and loan programs available to buyers.
One of the major issues right now is with "Mortgages".  Of course, cash buyers won't have this problem. The lending industry has taken a real beating lately because … (7 comments)
