military: Using a Hawaii VA Loan to Pay Off Consumer Debt - 12/21/11 05:39 AM
You know that you can use funds from a Hawaii VA Loan to pay off consumer debt, student loans and/or credit cards.  It is not a secret but many Military Veteran Home Buyers in Hawaii don't know how to benefit from this and many Buyers Agents in Hawaii don't know how to write the specific terminology in the contract in order for you to benefit from this.
You can receive a credit from a Seller of a house in Hawaii or a credit from a developer of a new construction home in Hawaii and use it to pay off your credit cards or other consumer debt.   This can only be done with a … (2 comments)

military: Honolulu Foreclosures: Is it really that bad? - 01/29/10 07:17 AM
CNN Money is reporting that FORECLOSURES ARE ON THE RISE IN HONOLULU.  While I agree that foreclosure filings are on the rise, I think that the actual number of homes that actually make it into foreclosure are much less than the amount of filings.
Home owners are doing either a modification of their mortgage, selling their home as a Hawaii Short Sale or opting for a deed in lieu of foreclosure.

military: Should You Buy Hawaii Real Estate (Military Buyers)? - 07/02/09 04:11 AM
As you prepare for your PCS move to Hawaii, you are probably overwhelmed with things to do.  Two of the biggest headaches I remembered were Clearing CIF and dealing with transportation to get packed and moved out.
Dealing with transportation means that you will need a new home to place all of your personal belongings.
If you are making plans to purchase a home in Hawaii, you might want to consider some things that may save you some serious grief after your tour in Hawaii is over.
Your BAH rate will probably increase when you get here unless you are coming … (2 comments)

David Kucic, RACRS, GRI, ABR, e-PRO, AHWDFirst Sergeant, USA (Ret)Tropic Lightning Real Estate, Oahu, Hawaii
The number of short sales on Oahu, Hawaii are growing each day and in some cases are a fantastic opportunity for someone interested in purchasing a piece of Hawaii real estate below market value.
David Kucic's very brief description of a "short sale".......
"When the balance of the mortgage(s) owed on the house are greater than what the fair market value of what the home is currently worth".
An example would be a home that was purchased for 400k in October of 2005.  The balance left on … (2 comments)

There are small, medium and large real estate companies in Hawaii.  Some have major corporate names, some are named after individuals and some have other sorts of names.   I am sure there is good reason why companies choose their names.
The company that I selected to be associated with is Tropic Lightning Real Estate.  Our military family knows all to well that the 25th Infantry Division from Schofield Barracks, Hawaii is nicknamed "The Tropic Lightning Division" and that is the first clue of WHO WE ARE!

Is "Sick Call" For Sissies?
By: David J. Kucic, 1SG, USA (Retired)Realtor-AssociateABR, AHWD, e-PRO, GRI
Hopefully this mentality is not sticking around the Army anymore.
The days of Soldiers being told they are weak minded, malingering or worthless because they go on sick call should be in the history books.  There is no doubt that you will always have those Soldiers that use sick call as a way to escape PT, duty rosters, deployments and field exercises but that should not prevent hard-working warriors from using sick call.
Someday these Soldiers who have gone into harms way in places such as Iraq and Afghanistan … (3 comments)

By: David Kucic RA, ABR, AHWD, e-PRO, GRIFirst Sergeant, USA (Retired)Tropic Lightning Real Estate, Oahu, Hawaii
One of the first things I was told when I began my career as a Real Estate Agent in Hawaii was that the inside of a home will look like the outside of the home.  Meaning that if the outside looked bad, chances are the inside would look bad.  If it looked good on the outside, the pride of ownership should flow right into the house.
That information was not new to me.  I have been around for a while and that was something that I figured out a … (10 comments)
