April proved to deliver showers and many, many flowers this year as the Northeast Florida real estate market maintained great momentum. As reported by the Northeast Florida Association of Realtors (NEFAR), the month of April delivered improvements in pending sales, closed sales, and prices.
Sales & Closings:  In the year between April 2012 and April 2013, the market saw a 49% increase in pending sales (contracts written). At 2,432 pending sales, we are on the verge of reaching the 2,500 pending sales summit reached in mid 2005.

Although we saw incremental improvements in the real estate market throughout 2012, the stats from December confirmed the market really has rebounded, and fears about a second dip or stagnation should be laid to rest for good. In fact, the Northeast Florida Association of Realtors Market Stats for 2012 indicate improvement in every category for the first time in the previous six years.

As the nursery rhyme goes, “March winds and April showers, bring forth May flowers.”  We like to think that the windy month of March is just stirring things up in the market for a great month of May. 
The Northeast Florida Association of Realtors Market Stats for March shows that there is a very positive trend in pending sales right now.  There was a 17% increase in contracts written from March, 2011’s 1,719 to March of 2012’s 2018 contracts written.  Most interesting to note is the price range with the biggest increase is the pending sales of $1 million and above … (0 comments)

The downward trend in home inventory continues in Jacksonville, St. Augustine and throughout our Northeast Florida area. In fact, that's the most consistent story in our market trends this year according to the Northeast Florida Association of Realtors market stats for September. The inventory of homes for sale continues to drop. There were 16,280 active properties for sale in September 2010 and there are 32% fewer properties (11,011) in September 2011.The inventory has dropped every month in the past year. The months supply of inventory is at 7.7 months supply compared to 11.6 months in September 2010, a 34% decrease.

I'm very encouraged by the activity we've been seeing lately! There were 1,525 pending sales in February 2011 compared to 1,377 in February 2010 for a 10.7% increase. February 2009 pending sales were 1,001, so you can see the steady improvement.
Closings have also been encouraging lately! There were 1,156 closings in February compared to 1,024 closings in February 2010 for a 12.9% increase. There were 873 closings in February 2009.
Pricing isn't as positive, but I believe it's mainly due to the amount of distressed closings happening. Sixty percent of all closings reported in February 2011 were lender-mediated meaning a … (0 comments)

January brings us several surprises in NEFAR's real estate trends!
First, closed sales for January 2010 were about 40% less than December 2009. There were 1,316 closings in November, 1,365 in December and 834 in January.
This seems like bad news, but I think the reason for the decline in closings was mainly because of short sales. We saw lenders approving and closing short sales in December to get them closed by year end. Maybe the holidays were also a factor, but we did not see any short sales making it through the process in January.

Northeast Florida Association of Realtors' Market Statistics for November 2009 show positive trends and I hope they keep up in December! I am really encouraged by Northeast Florida's market stats and have seen similar trends in St. Augustine. Our number of listings are down, but sales are up and the lenders are improving their process for approving short sales. Even though there isn't a full year of data, the number of closed sales of homes in Northeast Florida for 11 months exceeded the number of closings in 2008. The previous year numbers were:
2005: 24,367 closings2006: 22,366 closings2007: 16,775 closings2008: 12,604 closings
