illinois: Gross Receipts Tax has pyramid effect, would cost new buyers additional $8,800 on average Chicagoland home - 04/26/07 01:17 PM
A study released by the Illinois Association of REALTORS® (IAR) shows that the accumulated or "pyramid" effect of the Gross Receipts Tax proposed by Governor Blagojevich would add $8,853 to the cost of an average new home in the nine-county metropolitan Chicago region.
"This study shows that the Governor's new tax will have a significant impact on people's ability to purchase a new home, and further stall an already sluggish housing market in Illinois," said Gary Clayton, Chief Executive Officer of the Illinois Association of REALTORS®. "That hurts the economy and costs jobs."

The two tables below give multi-family 5+ units sales for first quarter 2006 vs first quarter 2007. This represent only those sales listed with the multiple listing service. However, this is only a fraction of total sales of multi-family properties.
This data does indicates that multi-family sales are down significantly in 2007.

   The two tables below compare sold single family detached and single family attached homes in Glen Ellyn, Illinois for 1st quarter 2006 vs. 1st quarter 2007. 2007 sales volume was down 15.3% from 2006, and time on market increased 21.4%.
Unit volume decreased by 14.9%, median price dropped 6.9% and the average price was virtually no change.

illinois: Real Estate License Class - Illinois (Accelerated) - 04/03/07 06:35 AM
   My next required course for Illinois real estate licensure is scheduled to start:
                            Tuesday 5-22-2007
                            Final exam, 6-14-2007 (evening)
                            This class is held Tuesday and Thursday evening and Saturday morning.
If you have thought about obtaining a real estate license in Illinois, You should consider taking this course. The State of Illinois has proposed doubling the hourly requirement for a real estate license. The new requirement may be imposed as early as 2008.

illinois: Proposed Changes to Illinois Real Estate Licensing Law - 03/19/07 07:55 AM
The Illinois Senate has approved a bill to change the Real Estate licensing process in Illinos. This bill will increase the required hours for the licensing course to 90 hours from the present 45 hours.
Continuing Ed. to increase to 30 hours from 12 hours. To become a Broker will require 165 hours, an increase of 45 hours over the present requirement.
I am in favor of these changes because it will improve the professionalism of licensees in Illinois, and will more than likely weed out those who are hangers on in our industry.
