Your pumpkin looked great 3 weeks ago, but now becomes a turkey if not under contract in the next 10 days. Contracts written at the end of October have a tendency of failing  if not closed before Thanksgiving.
A better alternative, if feasible, is to convince your client to take it off market until January 15.

Suppose you had 5 birds on a wire and 3 of them decided to fly. How many birds would you have left on the wire?
5 birds remain. Making a decision to fly without acting on the decision is a waste of energy. The momentum to do something about our decisions results in our actions.
An offer to buy is worthless without earnest money and a signed contract to buy by a capable buyer.

My Listings generate telephone calls regarding property requirements. My comments are list price, but incentives for quick close. At $400,000 I get some "umphss" call you back afterI talk to my wife. OK.
At $700,000 I get, how log has this been been on market. "three days".
I think that the premium priced homes ae being affected by the move-up buyer, or the ability of the move-up buyer.
When the market receives the transition of the move-up buyer, the economy will blossum.
