      <description>Real estate statistics for October are in for Northern Colorado. All those who are considering selling their home need to tale note. Across Northern Colorado Median home prices are up year over year for October and homes for sale are down. What does this mean? If you want or need to sell your home, and you hear the national reports of how bad it is, please talk to me. It may not be that bad for you. People in the area want to buy homes. Many people are Relocating to the area. Let me show you the data.
In the Fort Collins area, single-family detached listings decreased to 1,132 in October from 1,273 the previous year.
Median sales prices increased for detached homes in Fort Collins, from $225,000 to $234,845 in October from the year before.
Loveland-Berthoud area, the number of detached listings decreased to 807 in October from 969 The previous year. Median sales price for single-family detached listings increased year-over-year in Loveland-Berthoud from $211,000 in October 2010 to $215,000 this year.In the Greeley-Evans market, detached single-family listings decreased to 471 in October from 664the previous year. Median sales price for detached listings in Greeley-Evans increased from $124,900 in October 2010 to $135,000.
This indicates at least a stable market in many price bands and arguably a healthy market in a good portion of the market.  Contact me regarding your homes current market value.

      <title>Fort Collins Homes For Sale:  Inventory Dropping</title>
      <description>The Fort Collins Real estate market is dynamic and bucking the national trend.  Just this week it was reported that Fort Collins has been names as one of the top 2 healthiest markets in the Country.  With that our local trends are very different than much of the country.  There are sectors of our market which starved for inventory.  We have qualified, willing and able buyers who are becoming discouraged and walking away from the market.  Last month, Year over Year data showed fewer overall homes on the market and number of sales the same as last year.  For the homes for sale under about $400k inventory levels are very low.

      <description>So what is the Value of my Property?  I hear that question All the time.
There are several ways that Property values are determined.  The most familiar number that most home owners are accustomed to is the Assessed Value of the home done by the County.  They use various factors in calculating the value of a home.  They do not generally visit a property to determine the state of repair or the level of finish which may exist in the home currently.  Any given homes condition could be well above or below the average expectation.  Occasionally, the official record may not include an entirely accurate picture of the actual improvement of any given property.
Another measure of value is the Home appraisal which is a written analysis, opinion, or conclusion of value based on standards determined by the state regulatory agency.  During the Appraisal process, an appraiser visits the home and reviews current and past records to determine their opinion of value.  Generally, the appraisal is engaged by a lender to determine the soundness of a loan.   Having said that, it is not at all uncommon to a property owner to engage an appraiser themselves to get an idea of value.
There are also several resources on the internet which do calculations and assign property values.  These are valuable tools to inform but, in my opinion all property values are hyper-local and it is difficult to use regional data and statistics to merely do a calculation without visiting the property and understanding local dynamics.
As a REALTOR I provide something different that an appraisal.  I do a Comparative Market Analysis.  I show you the Regional market data, trends and conditions.  I then refine the information to the city or area of a property, showing the data such as Days on Market, Absorption Rate and buyer patterns.  I also do significant statistical analysis regarding current local market conditions.  Finally, I go hyper-local and show you sub-division, neighborhood, and possibly even down to the street.

      <title>R-value of materials in your home</title>
      <description>Understanding the R-Value of the materials in your home can be very helpful in determining some of the ways you can efficiently insulate or update your home.  The first question to ask is will the added insulation or improvement actually have the desired energy saving effect.  Often times small simple fixes weather stripping of doors may be more significant and far less expensive that replacing windows.
It does serve as being a good steward of our resources to make your have as efficient as you can.  Check out this graph to find out the R-Value of products already in your home.
As the year is coming to an end, so to are possible tax credits for increased efficiency of homes by replacing existing materials with high efficiency ones.
Another benefit of increasing the efficiency of your home, can be a great long term investment when you consider selling the home.  Today buyers are drawn to homes that can offer Greener options than the one down the street.

      <title>Short Sale for First Time Buyers</title>
      <description>Recently, I had the opportunity to help a couple find the right home for them.  It turns out that the right home for them was a short sale.  We looked at several homes and they really wanted to avoid a short sale but they really wanted this home.  The short sale process can challenge all buyers, but it can be particularly hard on first time buyers.  Here was their reaction, in their own words:
First time home buyers
Soon after our engagement, we quickly decided buying a home was the only option for our future. We went through several Realtors until we found David. He listened to our wants and needs, and brought us to homes that were exactly what we wanted, in the price range we needed. The home we fell in love with in Wellington was a short sale.  David did a great job answering all our first time home buyer questions, and all our short sale questions and concerns. He supported us through the long, drawn out process of purchasing a short sale with his professionalism, and his ability to relate to us as people. We are a young couple, and David treated us as adults, not as kids. He took us seriously, and did a great job getting us into our new home, even though the short sale stretched for months. We would highly recommend him to any of our friends in need of a Realtor. We have found our Northern Colorado Realtor.

      <title>Fort Collins Real Estate agent recommendation</title>
      <description>Earlier today I received a testimony from one of my clients who is relocating to our area.  I helped them buy a wonderful home here in Northern Colorado.  We looked at foreclosures and short sales and various distressed and non distressed homes.  The search was challenging, and while their specific needs were very narrow we workrd hard to find the home that fit what they needed.  This is what they wrote:

      <title>Why I do what I do.</title>
      <description>Last week I helped a CSU graduate student buy her first home.  It was a foreclosure and needed some TLC.  After a week I asked here how things were going.  This was her response:
Everything is going well.  We definitely are neck deep and exhausted every night but we're slowly chipping away at everything.  It's amazing what a fresh coat of paint can do and how much better the house smells since ripping up that carpet.  Once again, thanks for all your help with getting the house.  I couldn't be happier (well, I'll be much happier when it is done)!C.
This is a great way to start a Monday morning.
