The Fort Collins Real estate market is dynamic and bucking the national trend. Just this week it was reported that Fort Collins has been names as one of the top 2 healthiest markets in the Country. With that our local trends are very different than much of the country. There are sectors of our market which starved for inventory. We have qualified, willing and able buyers who are becoming discouraged and walking away from the market. The Fort Collins real estate market faces many challenges. Some of the challenges may be a surprise. Buyer's are ready and willing to buy homes in Old Town Fort Collins, the difficulty is that there are so few properties for sale that buyers are becoming frustrated. Fort Collins is truly a one of a kind spot. Great climate year round. You experience the best of all seasons but rarely the extreme of any of them. Stable employment climate and recent growth. Green energy jobs, high tech, health care, are some of the bright spots. The Poudre school system out preforms state and national test scores. Mountains, Prairie, big city, small town, urban rural you can find what you want. I do love this place and I am willing to share. (0 comments)

So what is the Value of my Property? I hear this more often than you might think. Usually followed by Zillow this and assessor that. I offer a snapshot which is different from those resourses. First a look at the valuation methods that ate out there. There are several ways that Property values are determined. The most familiar number that most home owners are accustomed to is the Assessed Value of the home done by the County. They use various factors in calculating the value of a home. Understanding the R-Value of the materials in your home can be very helpful in determining some of the ways you can efficiently insulate or update your home. The first question to ask is will the added insulation or improvement actually have the desired energy saving effect. Often times small simple fixes weather stripping of doors may be more significant and far less expensive that replacing windows. Last week I helped a CSU graduate student buy her first home. It was a foreclosure and needed some TLC. After a week I asked here how things were going. This was her response: Everything is going well. We definitely are neck deep and exhausted every night but we're slowly chipping away at everything. It's amazing what a fresh coat of paint can do and how much better the house smells since ripping up that carpet. Once again, thanks for all your help with getting the house. A few years back when my kids started using portable CD Players alot and other battery operated toys, etc., I decided to collect their old batteries. We placed an old large jar out and began saving. Not only a green thing to do but really the right thing to do. Last week it finally became overfull. Smoke alarm batteries, remotes, cameras, toys, Guitar tuner and the list goes on. My wife took them in this week to recycle. It was pretty painless and only $1/lb! So we took them to Batteries Plus on Drake and they were great. I did get (0 comments)

The distressed home market in Fort Collins does exist but it is a fairly small percentage of the overall market. Today the number of Short Sales currently Active listings and not under contract is 47. This is just over 5% of the total number of homes currently on the market. The range is from $121,000 to $1.4 million. The median price for a short sale in Fort Collins is $269k. The lowest list price is $71,400 for a manufactured home, and the high is $1.59 million for a 14,000 sq/ft estate. The median price is $249,000. With 8 listings between $100k and $200k. To put this in perspective there are 826 other active listings. That means that approximately 2.8% of the active listings in Fort Collins are REO/Bank Owned property.
