The Fort Collins real estate market faces many challenges.  Some of the challenges may be a surprise.  Buyer's are ready and willing to buy homes in Old Town Fort Collins, the difficulty is that there are so few properties for sale that buyers are becoming frustrated.  I understand that current property owners hear the national news and are discouraged.  Please understand that our local market is very different than the distress in many other areas.

real estate: Why I do what I do. - 08/09/10 05:25 AM
Last week I helped a CSU graduate student buy her first home.  It was a foreclosure and needed some TLC.  After a week I asked here how things were going.  This was her response:
Everything is going well.  We definitely are neck deep and exhausted every night but we're slowly chipping away at everything.  It's amazing what a fresh coat of paint can do and how much better the house smells since ripping up that carpet.  Once again, thanks for all your help with getting the house.  I couldn't be happier (well, I'll be much happier when it is done)!C.

The distressed home market in Fort Collins does exist but it is a fairly small percentage of the overall market.
Today the number of Short Sales currently Active listings and not under contract is 47.  This is just over 5% of the total number of homes currently on the market.
The range is from $121,000 to $1.4 million.  The median price for a short sale in Fort Collins is $269k.  The short sale process is not simple and is by no means SHORT but it is an opportunity for a buyer to find a home at a discount.

Currently in Fort Collins there are 23 REO single family, detached properties active and available.  This does not include under contract and heading to sale.
The lowest list price is $71,400 for a manufactured home, and the high is $1.59 million for a 14,000 sq/ft estate.  The median price is $249,000.  With 8 listings between $100k and $200k.
To put this in perspective there are 826 other active listings.  That means that approximately 2.8% of the active listings in Fort Collins are REO/Bank Owned property.

The Well known first time tax credit has been extended, but the news is that there is a new incentive that can apply to sellers.
There are several new rules that apply and I have been answering questions all morning.

Yesterday I was invited to an open house hosted by some home buyers that I helped earlier this summer.
I was thrilled that they invited me to come see their home and proudly show off their investment.

So far this week I have done 3 listing prsentations and they have all gone pretty well.  It is kind of funny when we get to the marketing portion.  We mention MLS, and our enhanced REALTOR.com, visual tours, Multiple photos at the time of listing.  We shoe examples  of past fliers, postcards and mailers.  This week I did not once mention nor was I asked about Print ads.  We do use some print ads but usually as a service to a client who requests it.  What sparks their intrest is our viral marketing campaigns.  Blogging, you tube, facebook, Craigslist ......

What a wonderful home!  This 3 bd 3 bath 4200 sq/ft home in north Fort Collins sits on over an acre.  With magnificent views of the mountains and the foothills.  A huge deck off the dining room and a 4 car garage set this home apart from the rest.  The community pool and the neighborhood trails are a wounderful bonus.
