Please Please Please - someone help me.  I am hoping someone with computer skill can help me fix the problem I am having logging on to AR.  I have been getting a "PROXY ERROR - The proxy server could not handle the request - Error reading from remote server".  The situation is getting worse; I did a little research and Deselected "Store Search history on my computer"; I am on but still get the message AND my picture is gone (can't blog without my picture).  My computer skills are very limited so what ever you do make it simple.

A few weeks ago my son-in-law was let go from his job. I want to let those of you who read my blog, on the Citizen's Academy, called the Embassador Program, to know I just finished the 1 day a week, 12 week course.  We ended with a Mock City Council Meeting, where we acted out a proposal being put forward for a Nah Car raceway to come into our city. I am taking a course called the "Citizens Academy" which is given by our town.  The reason I am taking this class is to learn more about how my town works.  We visit different departments and have representatives explain the functions of those departments.  Every department participates from Police - Fire - Planning & Development - Parks & Recreation- Charter Schools - Accounting, even the Mayor. I can't believe how much I didn't know, and how much I have learned.  The advantage of taking this course is not only to learn about my town but hopefully I am becoming a better informed agent for customers moving here.  … (5 comments)

I just read an article from the NY Times on how awful the Lee County housing market is.  This article listed detailed personal experiences of individuals who have lost their homes along with the terrible condition of the abandoned properties scattered through out the area; Cape Coral was the primary target of the reporters opinion.  I AM SO TIRED OF THE CONSTANT NEGATIVE CRAP being written in the news; not only by the national media but by our local media.  Its like they want to perpetuate this "self full filling prophecy".  Have we been hit hard by the economy? You have to be a Florida transplant to really appreciate this. 
Florida has beautiful weather and sunny skies most of the time; we moved here because of the weather.  This morning it was a little chilly (around the mid 60s); but for me it felt like the low 50s.  Now I'm from New Jersey where black ice and tempertures in the 20s and 30s are normal for winter.  When I lived up North I would have shorts on when the thermometer hit 60; this morning I had on sweats and Tony the Tiger fluffy slippers (my husband was thrilled!).  Later when I walked into the office I looked … (3 comments)

Several days ago we finally got an approval on a short sale that was submitted back in early April; I don't have to tell you how much work went into hanging on to the Buyer. Do you use Listing Book?  If you don't you are missing out on a wonderful tool for both you and your customers.  Own Broker introducedus to it last year and many of the agents here use it.  What it does is allows an agent to establish an account for a customer; once the customer opens the link they will start receiving listings meeting the criteria established for them; they can change their criterias as many times as they like. I think I have joined to ranks of AR agents who are being solicited by some dating or matchmaking on line service.  Last evening I read several posts from men and women on AR who have received messages similar to this one, although that solicitation was from a site in the UK.  The reason I say I think this is a solicitation is I am not sure it is.  Never having viewed any of those web-sites, and never having the need to (don't misunderstand me, I'm not cocky, just old), I am not sure what one looks like.

I just found out an appraisal on one of my "normal" contracts came back at the offered price; I can stop perspiring!  This is a 2000 home in beautiful condition, on a canal with access to the Gulf; sounds great right?  I thought so.  With so many distressed sales in the area, and only a few regular sales to add to the list, I was very concerned the appraiser would incorporate these sales into his figures; a lower appraisal would have killed this deal and unfortunately this has been happening more and more frequently in SW Florida.  The anxiety level on waiting for these appraisals … (5 comments)

This is an up-date on a post I sent the other day stating my frustration with Country Wide on an offer I had on a Short Sale.  In short, the listing was for $169,000, the offer was for $154,000 with very well qualified buyers; the seller owed $188,000.  All paper work had to be resubmitted due to the Bank of America take over (time dragged on).  The offer was rejected due to conflicting BPO's (we don't know what $ amount they were). No counter was given, they just closed the account due to an "insufficiant offer".

I am hoping someone can advise me on how to proceed with a Short Sale listing.  After doing a CMA I  listed a home at $169,000, well with in the market range.  The owner is very pro-active and had all the required docs done and into the bank and called to make sure all requirements were met.  An offer of $154,000, plus paying $9,000 in future assessments, was sent in to Country Wide; we were told the offer was with in guidelines; Country Wide ordered 2 BPO's which were done.  After continued calls for up dates we were told a week ago we had to start over because … (0 comments)
