tbws: Basel III - A Good Explaination - 10/26/12 01:46 AM
I was not sure what Base III was so I looked it up; the easiest definition for me was:
A comprehensive set of reform measures designed to improve the regulations, supervision and risk management within the banking sector.
The Daily guys take it a step future and talk about it's effect on our industry and economic recovery.
TBWS Daily
It looks like another challenging obstacle.

tbws: POSSUM URING - Latest Fraud Craze - 10/26/12 12:54 AM
This title really got my attention.  We have a couple of these critters under our deck (they drive the dog crazy) but I never thought to use them as a real estate scam.  Who thinks up this stuff?

I was watching the boys of the TBWS show this morning and started chuckling; they have a way of presenting information that is humorous while being informative.
Take a look at what is going on with several of the big banks - BOA, Citi, and Wells Fargo.  I hope this brings a smile to your face like it did mine.

tbws: TBWS Daily - 3/16/2012 - 03/16/12 09:17 AM
The topics for today center around: HUD changing their guidelines on seller concessions - reducing from 6% to 3% which will make buyers mortgage payments higher; this could impact mortgage defaults.  Banks have only been allowing owners to short sale their homes if they miss payments; this triggers the Strategic Default, putting homeowners in a very negative position; this needs to stop.

Zero Tolterance - The government is putting itself in a position to make 5 million dollars on every foreclosure that has an error in it's processing. This pertains to new foreclosures coming on the market. With 80% of San Fransisco's foreclosures having errors, this could be profitable for the government. Enjoy the video.

Today's TBWS report concerns the FHA Mortgage Insurance Conspiracy Theory - FHA fraud claims - Libor Index (London Interbank Offer Rate) manipulation - and Loan Modification & Principal reduction not helping 75% of loans due to loans financed by Freddie Mac and Fannie Mae being exempt.

Good Morning...Here is what the boys are talking about today; "HELP" Homeowners Equity and Liquidity Pathway.  This may be an effective way to help the housing industry;  To me it sounds like it has possibilities.  They also talk about BOA and the deal they cut with the government for improperly done foreclosures; and Fannie Mae's finances.

tbws: TBWS Daily - 10/03/2011 - 10/03/11 07:13 AM
Today the boys are talking about cities levying fines for neglected propertied; this is scaring away investors and potential home owner who have to pay those fines accrued prior to their taking over the foreclosed on property.  These owners are trying to fix up the properties and helping to improve the neighborhoods, these code enforcement fines can be costly.  One city, Oakland, CA., has a mayor who is all for these fines while her own property is in such bad shape she is being called "The Queen of Blight".Mortgage delinquencies are up 6/10% over last quarter; not a big increase but still up.

Good Evening....Here is yesterday's market update from the Think Big Work Small Guys.  The guys are having a discussion on the Ben Bernanky asking for help from the government by following the lead of Emerging Markets, and since low rates haven't helped he is asking for strong housing policies to help the housing market , which in turn helps the economy. All this would be good if Ben didn't follow the old saying of "do as I say not as I do".

Good Morning…Here is today’s  report from the Think Big Work Small Guys.  Today the boys are talking about the correlation between Unemployment and Foreclosures.  In 1984 unemployment was 10%, foreclosures at 2%, and interest rates were at 14.5%, when in recent years unemployment has jumped 5 to 10% and foreclosures have jumped 5 to 10% both keeping pace with each other, while interest rates are at an all time low.  Our housing market problems have more to do with the state of our overall economy.  I found the discussion interesting.

Good Morning…Here is today’s report from the Think Big Work Small Guys. The boys have substitutes today who are talking about USDA Loans.  Usually in the fall USDA runs out of money for their loans, they continue to write loans but with Conditional Commitments for funding.  They have announced they will not be issuing Additional Commitments this year until funding is restored. Like the boys are saying "what do they know that we don't?"
We use these loans in our area, so this is going to limit (again) our buyer's ability to get loans.

Good Morning…Here is today’s  report from the Think Big Work Small Guys.  Today the boys are talking about the 203k Investor Loans, these are investors with deep pockets looking to pick up one or two homes.  This would be a way of getting rid of some of the foreclosures.  These investors would rehab the homes and have more of an interest in the condition the property is kept.
