williamson county real estate: The Secret to a Quick Home Sale...Uncovered! - 01/06/11 06:47 AM
With the exception of a rapid and deep dip down and back up in summer of 2010, our area's average sales price/original list price held pretty close to 91-93% for most of the past 12 months.  Interesting statistic, but "What exactly does this mean to my client/me"? 
In Davidson, Williamson and Rutherford counties (Tennessee), the homes that sold (closed) were originally priced within 7-9% of what the market was willing to pay for them.  Yes, Mr. and Mrs. Potential Home Seller... Price really is EVERYTHING, when it comes to actually CLOSING your home in our market!

williamson county real estate: Updated December Residential Closings for Franklin, TN - 01/03/11 03:00 PM
Here are the revised Residential closings for Franklin, TN for December 2010.  I posted over the weekend the same information, which did not include all the closings for 12/31/10 which may not have been posted to the MLS due to the Holiday weekend.

williamson county real estate: December 2010 Closings for Brentwood, TN - 01/01/11 03:51 PM
As of January 1, 2011 the following graphic shows the market statistics for closings in Brentwood, TN for the month of December 2010. 

Average Days on the market for closed listings dropped by over 15 days, and number of closings were up (and may  increase, due to 11th hour closings on the 31st that may not yet be posted to the MLS.  On the downside, the median and average sales prices have dropped, somewhat.  Possibly the impact of foreclosure sales and/or the higher "max" closed property for 2009  is a contributing factor, here.

williamson county real estate: Franklin Tennessee December 2010 Closing Stats - 01/01/11 12:18 PM
Franklin, TN has seen good residential closing activity this December, as shown below in the graphic (as of 8 pm Jan. 1, 2011 may not include all 12/31 closing data).
Since, Williamson County Tennessee is one of the wealthiest counties in the country, it stands to reason we'd see early harbingers of a hopeful return to real estate normalcy here. 
Perhaps the best news is the over $30,000 jump in average sales price, which in the same period of 2009 was $403,432.  More good news:  average days on the market are down from 100 last December.

williamson county real estate: Working into 2011 - 12/31/10 11:07 AM

As I write this it is 5:50 pm on New Years Eve and I am in my office at Bob Parks Realty, LLC in Williamson County, TN, finishing up writing an offer for a beautiful home with acreage just south of Franklin, TN.  I am also putting the finishing touches on a repair request for another beautiful home in Franklin, TN, which we got under contract earlier this month.  My point??? 
We'll its certainly not that I am complaining.  I'm just going home to watch movies tonight anyhow with my family.  I am REALLY EXCITED, about seeing so much activity in the Williamson County … (2 comments)
