anna lukyanova: Summer Road Trip (Part One) - 07/30/07 09:27 AM
In case you were wondering where I've been in the last two weeks, I took some time off and traveled. I flew in to Dallas, TX and drove with my hubby back to Daytona Beach, FL. We've always loved road trips and this one was real fun!

It started out in Dallas. I've always heard that everything is big in Texas, and Dallas wasn't an exception. The roads are "big" meaning there are so many highways in Dallas it's a piece of cake to get lost. The cars are big in Texas: everybody or almost everybody drives a truck or an SUV. … (6 comments)

anna lukyanova: 4 Ps of Marketing: the Least You Need to Know - 07/12/07 06:53 AM
When I was getting my undergraduate degree in Business Administration with concentration in Marketing almost in every course we studied 4 Ps of marketing. Anything that can be marketed for profit has these 4 attributes:

ProductPricePlacePromotion
With real estate being a tangible asset, it is easy:
Product-a piece of real estate for sale: land, a house, a condo, a multi-family residence, a commercial building, etc.
Price-every successful product marketing involves competitive pricing: if it's price too high to sell, nobody is going to buy it, if it's price too low you won't be able to realize maximum net profit
Place- well with real estate, that well-known … (12 comments)

anna lukyanova: Real Estate Rollercoaster:Wanna Ride It? (Edited) - 05/24/07 08:13 AM
In case some of you do not know I am petrified of riding a roller-coaster. Just looking at it makes me sick. Up and Down... Up and Down... It's not that I am afraid of free-fall. It is freaky to know that I am giving up total control to somebody else to drive this thing. Real Estate is a lot like that.
The moment you purchase a property, you voluntarily agree to get on that ride. You may be a large real estate investor/developer in town, but on a larger statewide or nationwide scale you are just a drop in the … (24 comments)

anna lukyanova: Rip Currents in Daytona Beach, Flroida - 05/24/07 02:59 AM
If you never seen strong rip currents of the Atlantic Ocean, it's quite a view.

Click on the You-tube video to hear the wind from the ocean and see the waves level. It is quiet something. Every now and then we get it here in Daytona Beach, where the winds get as strong as 30mph. We may be experiencing this weather until the end of the week. Then, it's back to normal.

OK, some of you may not know, but since the beginning of the year Midori Miller, trainer-manager in our Century 21 Pelican Bay office, organized the WOW team aka "Special Forces" of Century 21 Sundance Realty.
We used to meet every Monday for 3 months. It is an accountability program that enhances our business using advanced marketing strategies. Currently we meet once a month to evaluate our progress and to receive tons of homework for the entire month.

Everybody likes that............Right................

anna lukyanova: What Makes a House a Home-Daytona Beach, Florida - 05/22/07 09:43 AM
What Makes a House a Home?
That may seem like an easy question to answer, but for me it was always a touching subject. When I left Russia to study in Settle during school breaks, I would always go back "home"to see my family in Russia. The places where I lived in Seattle were just "Placement Stations", they were never my homes. Don't get me wrong, I loved Seattle. Its beauty and metropolitan lifestyle are fun, but there is nothing like Daytona Beach, Florida.
Life in Daytona Beach is very different and I truly feel at home here. You ask how the home I … (16 comments)

anna lukyanova: Buyer Be Aware... or the Problem of MOLD in Florida... - 05/17/07 09:10 AM
On a FARBAR contract that is most frequently used in Florida it clearly states on line 80 that "Mold is naturally occurring and may cause health risks or damage to the property. If Buyer is concerned or desires additional information regarding mold, Buyer should contact an appropriate professional".

Here is a bit of a  clarification on mold:
Mold is a fungus that thrives in moist, dark environments. In many cases it is harmless and can be cleaned with a bleach and water solution, according to the Centers for Disease Control and Prevention in Atlanta. When left to germinate and spread, however, mold … (2 comments)

anna lukyanova: Insurance Break for Commercal Property Owners in Florida.... Horray........ - 05/16/07 03:44 AM
Insurance Issues continued....
After a massive distraction from the hurricanes  that took place a few years ago in Louisiana and Alabama and continuing fires in California and Georgia, insurance companies are not that eager to step up to the plate. Instead they pick and choose what they want to insure. When two years ago All-State said that they are not writing hazard insurance policies for properties in Florida, it was shocking to a lot of people here and many of them were under a lot of pressure to find coverage for their homes.
The other night on the Tonight Show, Jay Leno … (4 comments)

anna lukyanova: Happy Mother's Day to Women everywhere! - 05/11/07 06:18 AM
I just want to take this moment to say, "Happy Mother's Day, Mom."
Wikipedia defines a word mother as the natural or social female parent of an offspring. In my case I was fortunate enough to experience just that. My mother raised me and was a female role model when I was growing up and even now. Her courage and strength (spiritual and emotional) are truly contagious. Her love and devotion to us, her kids, are always a priority. I am so fortunate to be blessed with such a gift, the unlimited love of the mother.
Unfortunately, not everybody gets to be … (12 comments)

anna lukyanova: I love the Technology: Have Seen My New Kitty Video? - 05/04/07 09:19 AM
Ok, It is official I love my new cell phone. I can take pictures, record videos and radio songs, download all of that to computer and download a lot of that stuff from a computer.
As wrote earlier I got a new kitty. She plays a lot because she is only 6 months old. She is very smart, but I think she thinks she is a dog because she likes to fetch the ball like dogs do. The worst part is she can play that game all day long................ It is unbelievable. she woke me up today 5 in the morning wanting … (4 comments)

anna lukyanova: Saw any good movies lately? - 05/04/07 04:53 AM
OK for any of you movie buffs out there, finally I saw recently a fabulous sales movie. "Thank You For Smoking"was so witty and clever that I saw it twice in the last two weeks. The scene with Nick Naylor bribing ex-employee was fabulous.
I also saw "Two for the Money" with Matthew McConaughey. It's about how a man uses his addiction to train people and sell to those having the same addiction he has. Good stuff.
Another good one is "Glengarry Glen Ross" staring Jack Lemmon, Al Pacino, Ed Harris and Alan Arkin from the 90s. It's funny and an eye opener to … (2 comments)

anna lukyanova: We need the R AIN! Please help! - 05/03/07 08:03 AM
OK it is official. I am losing my patience. I woke up this morning and couldn't believe it.
For the last 3 weeks here, in Central Florida, we have experienced smoke that was coming all the way from Georgia. It's been crazy! Those 650,000 acres that were burning there were felt all of the way in Daytona Beach.
Now we have "our own" brush fire in Flagler and Volusia counties. Click on the link to see news reports and pictures. You can feel the smoke in the air. The smell is unbelievable. All of you out there with allergies and asthma conditions, I feel … (13 comments)

anna lukyanova: Change is good… - 04/30/07 06:29 AM
I've been really busy in the last few weeks and admit abandoned activerain. I am back though. I have some news. I recently adopted a kitty from Halifax Humane Society here in Daytona Beach.
I already have a kitty. She is 8 year old. She is a sweetie and a ragdoll breed.  Great with children and playful, but freaks out about everything, so I was uneasy about getting a new animal in the house; especially, knowing that she very territorial and a fighter for her "rights".
So, on April 4th it happened. No, wait let me start from the beginning. My hubby and I … (9 comments)
