areas of the villages fl: County Property Tax Rates in The Villages, FL - 10/17/23 05:04 AM

Another rumor I need to address, I get calls from folks looking to buy a home in The Villages and they say “I want to avoid Lake County because of higher property tax.”  Here are the facts, The Villages is located in three counties, here are their property tax rates, Lake .95%, Marion .99% and Sumter .94%.  To put that in the proper perspective there are counties in Florida with tax rates over 1.2% now that would be “higher property tax”.
While we are discussing property taxes the sale price of your home does not mean your taxes are based on what … (10 comments)

areas of the villages fl: Working Remotely in The Villages, Florida - 10/15/23 08:29 AM

When you start meeting people it is surprising the number of residents of The Villages that work remotely in this retirement community.  I have sold homes to folks in their 40’s who still work full time from home.  They decided if I am going to work from home let it be in sunny Central Florida rather than Michigan.  For my first years here I needed to fly places to events around the country, how easy to catch a shuttle to get to the airport.  Some of my friends are required to return to their offices around the country monthly, no problem, … (8 comments)

areas of the villages fl: Special Dinner from Alfee’s Grill - 10/14/23 05:10 AM

Last night just wanted to have a quiet eat at home meal without the fuss of making it, my choice anything I wanted, my pick Alfee’s Grill carryout.  We started with a little Lebanese with a Falafel Platter which was chick pea balls with lettuce, tomatoes, pickles and tahini garlic sauce, served with tabouli and pita as an appetizer.  For me it was the fresh oysters lightly battered and quick fried, going around the table snow crab legs, shrimp and scallops all served with Greek potatoes and green beans.  All the food was amazing and eating at home made it a … (12 comments)

areas of the villages fl: Importance of a Home Warranty - 10/13/23 04:49 AM

Buying preowned?  Worried about HVAC, water heater and appliances?  Consider a home warranty you might be glad you did!  You have many choices and please shop around, in the picture is one of them and you can see what they offer.  Worried about that 10-year-old HVAC, consider one.  Worried about all the appliances, get one.  How about the 12-year-old water heater, get one.  Peace of mind is what it is all about, you buy a preowned and the HVAC is 12 years old and worried about a $6,000 to $8,000 replacement, not to worry.

areas of the villages fl: Brightline High Speed Rail Service - 10/11/23 05:06 AM

The other day I wrote an article about Groome offering shuttle service to the Orlando Airport and in that article, I wrote about the new high speed rail service to South Florida and had request for more information.  I heard from folks about taking cruises out of the ports in Fort Lauderdale and Miami and the train is how they could get to the port.  Interest about the Miami to Key West Shuttle and another way to get to South Florida to the Miami airport and so many ore reasons to consider the train.  This from their website:

areas of the villages fl: Buy Now Move Here Later - 10/09/23 07:35 PM

Recently in a comment I mentioned the concept of buying now and renting until you move here either as a snowbird or full time.  It created some interest and was asked to explain the details.  Renters are a touchy subject at the moment so please know I am not advocating we turn The Villages into one big Airbnb, remember I live here as well.
People are currently begging for long term rentals (1 year) even offering a multiyear lease.  One home I sold 3 years ago had a tenant move in a week after closing and still there, another is offering … (18 comments)

areas of the villages fl: Royal Red Shrimp, ever try them? - 10/08/23 05:19 AM

On one of my trips to Florida before moving here I discovered Royal Red Shrimp.  The waitress explained them to me and I needed to know more because they were fabulous.  Royal red shrimp are tender, salty-sweet and one of the most unique harvestable species of shrimp in all of Florida. Almost lobster-like, they come from deep, cold water along the continental shelf at depths ranging as deep as 2,000 ft. They do not travel and you will rarely find them outside of the Southeast.
Friday I wanted to stock up on fresh fish from my local fish market Lighthouse Seafood on County … (16 comments)

areas of the villages fl: Don’t Wait to Buy in The Villages, FL - 10/06/23 05:59 PM

I promised not to advertise, this is advice not advertising!  Recently I had a buyer who isn’t on my FB page come to town, and said I guess interest rates are killing your business.  After a week, he went home empty handed because interest rates are not killing the market here in The Villages.  We have a large number of cash buyers or folks who will put 40, 50 even 60% down and when they sell their home someplace else pay off the mortgage.  They are not concerned at paying off a 7.5% mortgage in maybe 6 months and there is … (11 comments)

areas of the villages fl: Oh No a Cold Front! - 10/06/23 04:47 AM

I remember my first winter in Florida in 2008, I was watching the local news and they had reporters out in the field reporting live that the temperatures could drop below freezing.  They predicted a brutal night ahead with temps dipping maybe as low as 29º!  I though wow in Pennsylvania 29º was sweater weather, oh how I have changed.  Temps in the 50’s!!!! How will we survive?  Never mind high the next day will be 80º.
We have usually about 5 days of winter, winter here would be maybe high 20’s when we drag out the blankets and covers for the … (6 comments)

areas of the villages fl: Francesco’s Ristorante Stone Fired Pizza - 10/04/23 04:25 AM

Eating is kind of important and if you need to eat you might as well enjoy what you are eating.  I don’t think I am a foodie but I might be close to becoming one.  Last night it was one of those nights, I was working, Michelle wasn’t home and she texted me at 6:53 pm with the one word, “dinner”?  Oh ya we need to eat, she then called and said I guess you aren’t fixing anything, nope, you’re out you decide, next text “DoorDash Francesco’s Brian (her son visiting us) wants cheese ravioli with a salad, I want the … (12 comments)

areas of the villages fl: A Retirement Day in The Villages, Florida - 10/01/23 06:58 AM

I have had a very hectic week, running nonstop so woke up this morning and decided I was going to have a retirement day.  Michelle says good, so you are playing Pickleball, round of golf and head to the square at 5:00 for happy hour and dance the night away, hmmmm, not what I was thinking!
I was thinking more like sitting in my comfortable chair on the lanai, watching football and having a beer or two.  Michelle says that sound like being a couch potato not being retired.  What is retirement today when you live in The Villages?  I guess whatever … (4 comments)

areas of the villages fl: The Fun of Meeting New People - 09/30/23 05:03 AM
Yesterday I had the pleasure of meeting a fun couple I have been corresponding with for months at Panera’s at Lake Sumter Landing.  We never actually spoke on the phone but between comments on my Facebook Page and emails it was great to sit down and spend some time with them.  They were here on a Lifestyle Visit and requested a meeting because they had questions they wanted to ask me “face to face” in their words.  I thought oh no I am in trouble!
I wasn’t in trouble rather it was knocking down a list of concerns generated by the many … (8 comments)

areas of the villages fl: Seafood? Yes Please! - 09/29/23 04:23 AM

I love seafood, last three nights it has been seafood for dinner, scallops, shrimp and last night crab legs.  One of my favorite places to buy seafood is Shelly’s Seafood Market is located on one of the waterways to the Gulf and what you buy today was swimming this morning, right off the boat.  I have been there as the boat pulls up and they unload the catch of the day.  Here is the story on this 37-year-old family owned and operated commercial fishing business:
“Dana Smith started in the stone crab fishery in 1983. In 2008 Shelly & Dana expanded their … (9 comments)
