the villages fl: So Many Opinions on Homes in The Villages, Florida - 09/11/23 04:15 AM

Over the weekend, I must have read at least five post on social media about homes in The Villages, Florida and each post had plenty of comments one I saw was on its way to over 200.  Biggest discussion was new verses old, let’s remember old was built maybe in 2000 give or take a few years we are not talking the 1950’s.  Do some preowned have a lot going for the property?  Yes, as over improvement many times is not reflected in the price, bonds paid, sometimes bigger lots, mature landscaping and the list goes on.  Many preowned have new … (8 comments)

the villages fl: My Pick Glenview Country Club - 09/10/23 06:18 AM

When it comes to Country Clubs we have plenty of them either 12 or 13 and I see plans for even more!  The Country Clubs in The Villages, Florida are open to the public so you can eat your way through The Villages.  Most of the residents have their favorite country club and mine is Glenview Country Club!  Dick, where do you want to go for your birthday?  Glenview!  Some pick Nancy Lopez or Arnold Palmer as the go to country club which is fine as they are both very nice places as well.  From their website:
Imagine a sumptuous lunch, dinner … (6 comments)

the villages fl: How About a She Shed, Maybe a Man Cave - 09/09/23 04:01 AM

Don’t you just love the names we have for areas of our homes which are dedicated to one’s personal design taste?  Here in The Villages, Florida we can’t have out buildings which means She Sheds and Man Caves must be within the home.
Turns out it is healthy to have our own area to surround ourselves with things that are important, that is where the problem begins between the genders.  I believe in being fair and here is my approach, an area for the lady and an area for the gentleman and a common area tastefully done.  Here is how it works … (12 comments)

the villages fl: Let’s Not Forget Tampa, Florida - 09/08/23 04:21 AM

Living here in The Villages, Florida we seem to always be drawn to Orlando for theme parks, entertainment, airport and short getaways.  Let’s not forget Tampa which from the center of The Villages is about 15 minutes further than Orlando and with The Villages expanding south even closer.  My son lived there for a year so I made regular trips to visit him and we explored Tampa.  Can’t bring up Tampa without talking about the sports team, Buccaneers, Lightning and the Rays.  They all have won at some level including the Super Bowl and the Stanley Cup.  I have attended sporting … (10 comments)

the villages fl: How in the World Do You Find Your Way Around The Villages? - 09/07/23 04:13 AM

When I have guest, friends or clients visiting The Villages, Florida I always hear how do you find your way around this place?  Easy, maps, GPS on the phone and car and The Villages App.  Yesterday was a prime example, needed to find 6 homes, I loaded the addresses up in Google maps so I could adjust the order so not backtracking.  I drove 21 miles and was only in the northern third of The Villages.   I have to put all 6 addresses in my GPS so I can quickly go from one place to the next.
The Villages publishes a set … (16 comments)

the villages fl: Inside or Outside Living - 09/06/23 04:45 AM

Living here in The Villages, Florida you have two great options, spending time inside your home or outside your home.  We have homes here with zero outside space for sitting, relaxing or having a beverage while some homes have patios outside without a birdcage, some have just the birdcage and finally the under roof screened in area.
We have open to the sky paver patio with seating and entertainment area so last evening we started out there maybe about 6:00 pm.  You do feel the tropical breeze better I feel because the screens of a birdcage or screened in room cuts down … (10 comments)

the villages fl: Hooters Coming to The Villages, Florida - 09/05/23 04:23 AM

I have been sitting on this story for a while, it was announced back in May that Hooters is looking for three (3) yes THREE locations to open THREE of their famous restaurants in The Villages.  Hooters has been in business for 40 years and started in Clearwater so very local, today around 50 Hooters just in the state of Florida.  From the Hooters website:
“The recipe for a good time
Sometimes you hit on a big idea by accident—just by putting the stuff you love all in one place. Craveable food, cold beer, and all the sports you could possibly watch on … (18 comments)

the villages fl: College Colors Day Funds for Food in The Villages, Florida - 09/04/23 04:11 AM

There is a Labor Day tradition at the Spanish Springs Square every year, College Colors Day.  The Villages is a big supporter of college football, flags at house, decals on golf carts and wearing your team colors!  We have certain sports bars that support certain teams, but the fans do more than support their teams they also raise money for local food banks.  This year it was a record year with $70,981 raised and the money is shared between four local food banks.
The different college social clubs compete for the honor of raising the most money and this year I am … (10 comments)

the villages fl: Tribute to Jimmy Buffett - 09/03/23 04:40 AM

I wrote this in January of this year and thought I would share again:
From The Villages Parrot Heads Club website: “The Villages Parrot Heads Club proudly serves Parrot Heads in The Villages, Lady Lake and the surrounding area of Central Florida. We are a collection of folks who embrace the music and lifestyle that Jimmy Buffett sings about and believe in leaving things just a little better than they found them ... and having a party while doing it."
According to their website each month they have three opportunities to socialize, they call them "Phlockings". The club host numerous dances, pool parties, … (14 comments)

the villages fl: The Villages, Florida Purchased 3,200 Acres of Land - 09/02/23 05:15 AM

The expansion of The Villages, Florida continues with the developer purchasing 3,200 acres of land adjacent to Leesburg, Florida.  The area is just east of the new Middleton area of The Villages which is home to the family section of The Villages.
The land is bordered by The Florida Turnpike, County Road 470 and State Road 48 in Lake County.  The 5 squares miles will be developed into residential homes and amenities as The Villages footprint in Central Florida continues to grow.  I entered driving direction into my map and from the northern most point of The Villages to the new … (9 comments)

the villages fl: Lip Sync Halloween Party - 09/01/23 04:06 AM

It’s time for our annual Halloween Party and like in the past we like to have different themes.  Last year it was a pink party as October is Breast Cancer Awareness Month so we decided this year to try something different.  A Lip Sync Halloween Party, if you want and please know like every year costumes are optional, dress like one of your favorite entertainers or maybe a group of entertainers.  There are plenty of choices like Kiss, The Beatles or duets like Sonny and Cher and of course single acts like Madonna, Dolly Parton and Johnny Cash.
How it works you … (6 comments)

the villages fl: I Don’t Want to Live Anywhere Else! - 08/31/23 04:21 AM

Idalia is in our rearview mirror and The Villages, Florida appears unscathed and many of us in this part of Florida should count our blessings.  If this would have made landfall in Tampa the destruction would have been devastating.
No matter where you live you deal with something, earthquakes, tornadoes, ice and snow, wildfires and in my case hurricanes.  I remember I was speaking in New Mexico and somebody reminded how safe it was there, I said really so why was there a sign along the road warning of rattlesnakes?
Friend of mine in Phoenix said to me yesterday sorry you have … (16 comments)

the villages fl: Hurricane Idalia, Landfall - 08/30/23 04:31 AM

It’s 7:00 am we are in an outer band wind gusting to about 35 mph and heavy rain and The Villages, Florida is very lucky!  Landfall will be north of Cedar Key with the eye 113 miles northwest of here.  Where Idalia is hitting is the least populated area of Florida.  Just checked out around my house and all good, if you ever been close to a hurricane the wind feels like a hair dryer and a sauna combined.
Overnight the storm only woke me up once but by 6:30 I wanted to get up and see what is happening.  Tornadoes are … (12 comments)

the villages fl: Hurricane Idalia Florida Bound, Day Two - 08/29/23 04:08 AM

Remember from my first article about this storm, this started on Friday morning as a red blob and The Villages, Florida has been in and out of the cone several times since Saturday.  I am sharing this due to the number of people who follow me on one of the 10 platforms I share my daily article and blog that might not live here yet.
Monday I had appointments so decided to stop by a Publix as I needed a few things.  Knew we had a problem when there was a line waiting for shopping carts!  Folks we might lose power … (19 comments)

the villages fl: Hurricane Idalia Florida Bound - 08/28/23 04:20 AM

Many folks considering moving to The Villages, Florida read my daily articles and blogs.  Most are coming from states that don’t have hurricanes so I decided this will be hurricane week.  We generally have plenty of notice, with Idalia the red blob showed up on Friday morning which should be a reminder you might want to pick up a case or two of water, batteries, gas in your car, cash, milk and toilet paper!
Now comes the cone watching, the first cone was released Saturday evening with The Villages on the outside edge of the cone.  By 6:00 am Sunday The Villages … (18 comments)

the villages fl: Sunday Funday, Artificial Intelligence - 08/27/23 03:53 AM

Couple weeks ago, I attended a conference and decided I was going to take every session available about Artificial Intelligence.  I have incorporated it in a few areas of my business but wanted to share an example.  Below is my version and AI version.
My version:
The Villages, Florida is a great place to live with so many lifestyle choices.  Entertainment, golf, Pickleball, the squares, dining and so much more, you should come take a look at The Villages.
I copied and pasted the above into AI, here is what came out in less than 5 seconds:

the villages fl: How Times Have Changed in Real Estate! - 08/26/23 04:23 AM

Remember how we purchased a home in the past?  Phone calls, visits with the Realtor at his office, meet with the bank for a mortgage then drive around looking at houses.  Times have changed and this week was a great example.  I have been chatting with a client in Maine on Facebook Messenger, we never spoke on the phone and on Monday on messenger she said they were ready to move forward.  I requested a copy of their driver’s license, informed her I would need either proof of funds or a pre-approval.  She asked about a lender and I referred her … (8 comments)

the villages fl: Bamboo Bistro, Don’t Tell Anybody! - 08/25/23 04:03 AM

I have shared about Bamboo Bistro in the past and like to think it is our little secret place, dined there the other night and wanted to give them a shout out.  Located on 441 in front of Target for us it is about a mile golf cart ride.  I have shared before how crazy my life is and the 7:00 pm roll call of dining options.  I wanted to get away from the phone and computer for an hour so Bamboo was the choice.
One of the many things I like about Bamboo is it is quiet, you can sit at … (9 comments)

the villages fl: Attention Snowbirds, July has the Most Water Damage Claims - 08/24/23 04:20 AM

I was reading an article the other day and was surprised that July leads the way for insurance claims for water damage, mostly from inside the home.  My neighbor had a water leak and called somebody after he got a huge water bill, the friend unlocked the front door and water came out, not a good thing!  Turns out a broken water pipe in the home cause major damage including drywall and of course floors.  Heat can cause pipes to expand causing leaks and even pipes bursting, think about Florida heat in the garage or on outside walls so it can … (8 comments)

the villages fl: What is the Deal with White Cabinets? - 08/23/23 08:59 AM

Remember when we were proud of our cherry cabinets?  The rich look of cherry surrounding your kitchen was quite the thing, guess no more!  For years, we associated white cabinets with being cheap now white cabinets are on most everybody’s wish list.  Like cabinets appliances color goes through fades, remember Stratford Yellow, Sherwood Green, Turquoise Green, Cadet Blue, Woodtone Brown, Petal Pink and Canary Yellow.
Here are some top reasons why to have white cabinets.  Resale, white is in demand, white can be either dressed up or down, easy to change hardware, works with different color floors and countertops.
There are great … (10 comments)
