mortgage: A Million Dollar Lead Generation System - 05/10/07 02:57 PM
A Million Dollar Lead Generation System
I don't know about you, but I'm always looking for ways to generate quality leads.  I don't want to pay for clicks or purchase leads, I want to build a lead generation system that builds upon itself.  I had a mortgage broker friend of mine introduce this concept to me and from there I have added addtional information to create this lead generation program and wanted to pass this on. I think you will find some golden nuggets here.
When you are at the real estate closing of your buyer or seller and you are finishing up with the closing, begin to talk … (3 comments)

mortgage: Determining a Market Niche? - 05/02/07 03:39 PM
What is your Marketing Niche?
How many of us real estate professionals (if we are honest) have focused our marketing efforts too broadly?  Then we wonder why we have such little success. The solution? Determine and develop your niche market.  Niche marketing is the process of focusing on a defined segment of a much larger market.
So, how do you develop your niche?
Step 1: Identify what you do best, your niche. If you are unsure of what this is, begin by writing down all the possible niches you could serve based on your location, expertise and interests. Consider your expertise. Do you speak a … (33 comments)

mortgage: Neighborhoods: Arbor Creek - 04/12/07 04:53 PM
Arbor Creek and Arbor Landing are one of the most unique subdivisons in the Olathe Kansas area.  These subdivisons have several benefits not available in other subdivisons.
Some of the benefits of this subdivision are a shopping center, medical center, animal hospital, cafe, sweet shop, video shop, dry cleaners, elementary school and so much more...  Then, just on the west side of the intersection of the 159th and Mur-Len corner is a Price Chopper, Starbucks, Pizza place and other shops.  Then on the north west corner of this same location is a new Jr High School called California Trails.  Check out the Olathe Schools link.
This subdivison is located just … (0 comments)

mortgage: Real Estate Strategies: Free Appraisals! - 04/09/07 04:36 PM
Benefits of Free Appraisals...True or ...
For those that may not be aware of the FBI investigations in the real estate business, there was a recent article in the April 8th, Sunday Kansas City Star, featured on the front page regarding "Real Estate and Mortgage Ventures".  (you can search the KCStar for Zwego and Investigations if this link doesn't work)  The article talks about the destruction that may cost dozens of sellers, buyers and tenants millions of dollars in losses from bad loans and foreclosures, according to an examination of property records by The Kansas City Star.  This alleged scheme involved many individuals from mortgage brokers, appraisers, … (5 comments)

mortgage: Where's the Real Estate Market? - 03/23/07 06:13 PM
Curiosity begs me to ask, what are you seeing in your real estate business around buyers and sellers?  What I have been experiencing is a interest level that shows some excitement in the real estate market.  Sellers are motivated to put their homes on the market anticipating a competition and a need to be ahead of the game. Buyers are feeling that interest rates have fallen and will rise over the course of the remainder of the year, so now is the time to see what they might be able to get for the price.
New homes are flooded in the market … (0 comments)

mortgage: Real Estate Tips: Cheap Paint - 03/19/07 06:10 PM
Only the Rich Can Afford to Use Cheap Paint
(ARA) - You're standing in the aisle at your local paint dealer or hardware store trying to decide which brand of paint to buy for your living room remodel. Naturally, you want to save money, so you gravitate towards the less costly product. What could possibly be the difference between the cheaper paint and the more expensive brand --paint is paint right? Wrong. Before you cut corners with your paint, you might want to think twice. Trying to save a few dollars in this area could prove to be a costly mistake.

mortgage: Real Estate Tips: Facts about your Credit Score (26-32 of 32) - 03/14/07 04:55 PM
26. Credit card companies and insurance companies sometimes look at credit files to determine who to mail solicitations to. This does not affect your credit score. However, you may request to be excluded from these solicitations.
27. Everyone has their own individual score. Married persons do not share a score. Therefore, everyone needs to have some credit established in their own name and be responsible for the management of their own credit. (Credit accounts may be held jointly in both names or individually). It is possible to be only an "authorized user" on an account. This type of account can be excluded … (2 comments)

mortgage: Real Estate Tips: Facts about your Credit Score (21-25 of 32) - 03/14/07 04:53 PM
21. Age is not a factor in credit approval; however, length of time that credit is held is a factor. Therefore, maintain your accounts for a long period of time. Be sure to use the account occasionally. Never close an account, unless the terms are unbearable.
22. Rent does not appear on your credit report. However, when you apply for a mortgage, the lender will request a verification of your rent payment history and consider it heavily in the decision to grant a loan. Therefore, paying rent on time is extremely important when applying for a home loan. It is very important … (0 comments)

mortgage: Real Estate Tips: Facts about your Credit Score (16-20 of 32) - 03/14/07 04:52 PM
16. Repossession, including a voluntary repossession, is a major negative and will damage your credit significantly. Whose fault it was has no bearing on a credit score or in a loan approval.
17. A mortgage foreclosure is even more credit damaging than a bankruptcy in the eyes of a mortgage lender.
18. Closing off all accounts and having no open credit will lower your score. Keep longstanding accounts open to improve your score (even with zero balance). Use revolving credit at least every six months. Don't pay cash when you can use credit. Just pay off the account each month. Carrying balances on … (1 comments)

mortgage: Real Estate Tips: Facts about your Credit Score (11-15 of 32) - 03/14/07 04:50 PM
11. Having no revolving credit accounts at all will hurt your score.
12. When applying for a mortgage loan, mortgage payment history is considered far more important than credit cards or installment loans.
13. Credit card payment history (revolving credit) is more important than installment loans Therefore, it is better to pay down credit cards before paying down installment or auto loans.
14. Having a finance company loan on your credit report will lower your credit score. Having two finance company loans is worse; having three or more is worse still. (A regular auto loan is not considered to be in this category of … (0 comments)

mortgage: Real Estate Tips: Facts about your Credit Score (6-10 of 32) - 03/14/07 04:48 PM
6. Chapter 7 and Chapter 13 bankruptcies affect your credit score equally. More points are not awarded for debt reorganization Chapter 13.
7. Having more than three open bank cards lowers your score. Having less than three bank cards will not give you as high a score as having three. Therefore, three open bank cards, all with low balances, is one way to raise your score. But do not close any open accounts after they are open, unless the company terms are no longer favorable. It will reduce the amount of available credit and have a negative influence on overall debt ratios. … (0 comments)

mortgage: Real Estate Tips: Facts about your Credit Score (1-5 of 32) - 03/14/07 04:46 PM
1. The most emphasis is placed on recent information. For example, a late payment one month ago is weightier than a late payment a year ago. Therefore, time will gradually 'heal' bad credit; every month that passes helps.
2. The longer an account is open and the more payments that have been made on time, the more points you earn. Thus, taking a new auto loan (installment credit) will lower your score at first, because longevity has not been established and because the balance in proportion to the limit is high. (People buying houses should wait to take out a loan for … (2 comments)

mortgage: Real Estate Strategies: Pre-Approved vs Pre-Qualified (Strategy 1) - 03/13/07 05:40 PM
1. DON'T GET "PREQUALIFIED"!Do you want to get the best house you can for the least amount of money? Then make sure you are in the strongest negotiating position possible.Price is only one bargaining chip in the negotiations, and not necessarily the most important one. Often other terms, such as the strength of the buyer or the length of escrow, are critical to a seller. In years past, I always recommended that buyers get "prequalified" by a lender. This means that you spend a few minutes on the phone with a lender who asks you a few questions. Based on the answers, … (0 comments)
