Is Cash "Always KING" When Buying Real Estate?
A few weeks ago I listed a house for sale in Kenosha, Wisconsin.
On Day 1 we had a huge onslaught of showings.  My cell phone was dinging throughout the day alerting me of the fact that another agent had been confirmed through our FlexMLS ShowingTime system. Agents were texting, calling and emailing me throughout the day asking questions about best terms, etc. and advised their buyer was considering putting in an offer but wanted a quick answer/response from the seller today, if that was even possible.
My seller was on the road and unable to … (13 comments)

real estate: Is Residential Real Estate Still Going Strong? - 08/09/23 12:29 PM

New reports about the housing market show that residential real estate is still going strong despite the ongoing affordability challenges.
Last week, the National Association of Realtors released their Pending Home Sales data for June 2023. The report below shows the number of pending home sales – which equates to the actual signed contracts on existing single-family homes and condos – rose 0.3% from May to June.
Since February, this is the first time that pending home sales have increased. This is very significant because it shows that even though mortgage rates have  elevated, home buyers are starting to accept the higher borrowing … (4 comments)

Now What Are We Going To Do?
A True Story in Real Estate
This is my second Entry for the March Challenge hosted by Patricia Feager, MBA, CRS, GRI,MRP and Kathleen Daniels, Probate & Trust Specialist
I listed a Kenosha house for sale and was working with a mentally unstable Mrs Seller who was going through a divorce (and Mr Seller did not want to sell).
Another agent brought us a buyer and they had the home inspected to meet the terms of their offer.  The inspector found a few items that needed work, but the sellers said they were not … (20 comments)

real estate: A Single Woman's Guide to Home Ownership - 02/03/23 12:22 PM
A Single Woman’s Guide To Home Ownership
The traditional view of home ownership usually includes a married couple, but times have changed, and more and more single women are entering the housing market. In fact, almost twice as many single women are purchasing homes than single men, and almost one in five homes purchased today are purchased by single women. So why are single women making up such a large part of the housing market, and what are the special considerations single women should make when purchasing a home?
What Women Want!
The demographics of single women buying homes are quite diverse. From young … (7 comments)

A Nice Home Or A Nice Neighborhood:
Which Matters More?
When you start shopping for a home, you probably have a very specific image of what you would like that home to look like. You probably also see the perfect neighborhood surrounding that perfect home. Every buyer sets out with an image of the house they want to own, but in reality compromises are often necessary in order to stay within your budget.
Compromising On The House
There may be certain things that are non-negotiable when it comes to your new home, such as the number of bedrooms or a two-car garage. But as … (5 comments)

real estate: I Don’t Want to Reduce the Sales Price of My Home! - 01/28/23 01:31 PM

As a Realtor in SE Wisconsin (Kenosha and Racine counties) of almost 30 years, I have had a number of situations come before me – from buyers and sellers.
Today I am going to address a subject commonly heard and my response to my seller. My hope is it will help you as a Seller or as a Realtor when having this "discussion" as many of us have -- and that it will help you in making the right decision for your situation.
I had a Seller who was in a position of not wanting to reduce their sales price because their … (8 comments)

I Don’t Need a Real Estate Agent to Sell My Home
So you are thinking about going it alone?  You prefer to sell your home without the benefit of a real estate professional, because you know your home better than any REALTOR®/AGENT/BROKER ever could. Well, obviously, this is true.
But knowing what it is like to live in your home and knowing how to sell it—or any property—are entirely different things. So, before you commit to putting your home on the market as an FSBO, (aka For Sale by Owner) I would love to sit down and go over a few important details … (6 comments)

Do Mortgage Rates Really Effect Home Sales?
If you ask a renter why they are choosing not to buy a home right now, an answer you will probably hear is “rates are too high.” If you asked a renter in the summer or fall of 2020 why they decided to buy, you would probably hear “rates were low.”
The highest national average a 30 year fixed rate mortgage has reached since January 2007 is 6.70% which was in July 2007. Believe it or not, Wisconsin home sales WERE NOT at an all-time low. The fewest monthly home sales Wisconsin had in this time … (12 comments)

real estate: 5 Tips for Making Your Best Offer on a Home - 08/27/22 09:51 AM
What is a Seller's Market?
A "Seller's Market" is when there are more home buyers in a particular area looking to purchase a home than actual houses listed for sale.
A "Seller's Market" usually includes rising home prices and stronger competition among home buyers. Also, home sellers may have the upper hand when it comes time for negotiation. However, even if the competition is fierce, rest assured that you can still buy a home.
Buying a home can be difficult, especially when buying in a "Seller's Market".
Check out these recommended tips for Making Your Best Offer on a Home ... and to stand out … (11 comments)

When is the Best Time to Buy a House?
This week in 1973 the televised Watergate hearings began and mortgage interest rates were over 8% and rising.
I bring this up to offer some perspective on the current rate environment.  As you can see in the chart below, in 1973 rates were rising.
I can just imagine that the same comments  we are hearing today were said back then. “Rates are higher than they used to be so I am going to wait to buy a home until they come back down”.
Unfortunately, for those who were trying to time the rate … (8 comments)

real estate: Hot, Normal or Cold Markets: When Should I Buy? - 05/08/21 10:31 AM
Hot, Normal or Cold Markets:
When Should I Buy?
Many people are sitting on the fence trying to decide if now’s the time to buy a house. Some are renters who have a strong desire to become homeowners but are unsure if buying right now makes sense. Others may be homeowners who are realizing that their current home no longer fits their changing needs.
To determine if you should buy now or wait another year, ask three simple questions:
Do I think home values will be higher a year from now? Do I think mortgage rates will be higher a year from … (12 comments)

Make a list: Be sure to spend some time taking stock of the kinds of maintenance and improvement projects you’d like to begin. A well-considered list will help you to set reachable goals.
Establish priorities: Which projects are most important to you? Which projects will be the most costly? Which is more important: timeliness, quality or cost? Before beginning any do-it-yourself project, it is always wise to determine specific goals and priorities so that you are fully prepared when it comes time to begin.
Create a budget: For each project that you want to complete, make certain that … (13 comments)
