Good Morning!
Here's our Chicago Market Stats Update, based on data compiled Sunday evening, March 29, 2009.
Encouraging Statistics this week - as Sales Volume, Units Pending Sale, Sales Volume, Average Sales Price, and Market Time all improved this week! 
Small total numbers may make the Expired Listings and Closed Sales less predictive, but, even so, Spring Market Numbers here in the North and Northwest Side of Chicago Communities we serve most frequently are looking a bit better! 
Absorption Rate - the theoretical time to clear existing homes-for-sale inventory, continued its improvement of last week.  However, the downward trend in the … (2 comments)

Good Morning!
Sales Volume, and Units Sold and Closed jumped this past week - increasing last week's closed Sales Volume nearly 40%!  This, despite the fact Average Sales Price tumbled over 26%!
Pending Sales dipped, while Expired Listings rose - but total numbers were small. Active Listing Inventory increased nearly one percent over the past week.
Absorption Rate - the theoretical time to clear existing homes-for-sale inventory, improved a bit.  However, there is a continuing downward trend in the percentage of homes sell within a normal six-month marketing time frame.

A few encouraging signs in the past week!
Units Sold, Sales Volume, Properties Under Contract, and Average Market Time all showed improvement over the past week!  Expired Listings showed their usual middle-of-the-month dip.
First-Time Homebuyers are calling in increasing numbers on our listings - although a few are getting skittish over even the most minor inspection issues.

The up-and-down see-saw of Sales Volume seems to be showing our Real Estate Market in Chicago has not yet hit bottom.
But there are a few encouraging signs we at Dean's Team Chicago are beginning to see.
First-Time Homebuyers, eager to take advantage of the new $8,000 direct tax credit taking effect under President Obama's Economic Stimulus Program, have purchased two of our more modest-priced houses over the last week.  Indeed, both houses sold for less than the owners paid for them … (1 comments)

Sales Volume is coming on - is this a trend, or just a blip?

Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, February 22, 2009 - 
Just as quickly as the number of Pending Sales and the Average Market Time improved last week, the current week's figures reverses earlier improvements.  Indeed, the fix for the Chicago Housing Market is not likely to be a quick, nor a smooth one.
Active Listing Inventory remains stable in the North and Northwest Sides of Chicago Market Area we serve with great frequency. However, an uptick in the Number of Units Sold resulted in an improved Weekly Sales Volume this week.

Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, February 15, 2009 - 
Do improvements in Pending Sales and Average Market Price statistics signal a change in our market?  It's early to tell, but the nuts and bolts of President Obama's Housing Program this week - likely geared to modify loans and stave off foreclosures - may be a good sign. 
If it reduces the supply of distressed homes on the market, Real Estate here in Chicago could begin to stabilize.  If it has no mid-term impact, the waiting game continues!

Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, February 8, 2009 - 
Stable, Stable, Stable!  That's what the Active Listing Inventory remains in the North and Northwest Sides of Chicago Market Area we serve with great frequency. However, Pending Sales continue weak, and Listings Sold and Closed - down considerably over this time last year.  
Average Sales Price see-sawed back up this week, but I'm guessing it will stabilize downward within the next few weeks, following the Chicago Market Trend set over the past six months.   Total Dollar Volume increased slightly.  Although Closed … (0 comments)

Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, February 1, 2009 - 
Active Listing Inventory again continues to be stable, while Closed Listings and Listings Expired showed their usual end-of-month spikes.  As listings expire from the MLS, however, many are in distressed or pre-foreclosure status, even though their asking prices appear very low. 
Under normal or slightly depressed market conditions, many of these Expired Listings would have attracted offers and perhaps even sold.  This year, however, even those listings seemingly priced below market tend to linger.  Pending Sales up just a slight bit.

Active Listing Inventory again showed stability last week.  Pending Sales up,  and Closed Listings - but the total numbers are small, and may not be predictive of reality accurately.  I am concerned, however, that these raw numbers are so small.  showed stability this past week.  Expired Listings fell - normal for the middle of the month.

Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, January 18, 2009 - 
Active Listing Inventory, Pending Sales, and Closed Listings showed stability this past week.  Expired Listings were at normal mid-month levels 
Strong increases in Average Sales Price and Total Dollar Volume this past week, reversing the previous week's drop.  However, Average Market Time jumped considerably - likely, not a true trend - stay tuned!

Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, January 11, 2009 - 
Active Listing Inventory showed a very slight increase this past week, as some sellers whose listings expired at the end of 2008 re-listed them very shortly after the holidays.  Expired Listings fell to more normal levels this past week, and, although sample numbers are small, Properties Pending Sale should a healthy increase.  
While Average Market Time stayed practically unchanged from last week, Average Sales Price and Total Dollar Volume tumbled - unsure if this will be a lasting trend … (0 comments)

Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, January 4, 2009 - 
Wow!  Active Listing Inventory took a nearly 6% fall this past week, in large part to many agent's listings that Expired on the last day of the year.  (This also explains the expected, once-each-year jump in Expired Listings, again, always on December 31st.  The increase in Properties Pending Sale increased slightly this week (small number not scientific) - but I was surprised to see … (3 comments)

Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, December 28, 2008 - 
This week's sample is small, and, for that reason, not scientific.  But a couple of things jump out here.
First of all, Active Listing Inventory has been stable the last few weeks, despite declines in Just Sold (Pending) inventory and Average Sale Price.  This might indicate that only those properties at the lowest price ranges are selling this time of year here in the Chicago North and Northwest Side Neighborhoods … (1 comments)

Falling numbers for Active Listing Inventory and Just Sold (Pending) seem normal for the week before Christmas - they have slowed.  Closed Properties shows many scheduling their usual end-of-month closings early, in advance of Christmas Week.

Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, December 15, 2008 - 
The figures below indicate market slowdown, perhaps a bit more than usual, here in Chicago.  That's predictable given the time of year - only a couple of weeks before Christmas.
The only surprise this week is the Average Sales Price figure, which increased strongly this week.  We'll again monitor this next week to see if this is just an aberration.

Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, December 7, 2008 - 
We have experienced considerable bounce back in Pending Units and Sales Volume this week, compared to last week's figures that included the Thanksgiving weekend.
Active Listing Inventory continued its likely-seasonal fall.  Closed Units, properties that went under contract about a month or so, was stable versus last week.  Here, many may have scheduled pre-Thanksgiving closings which also preceded the end of the month of November.  Expired Listings showed there usual end-of-month run-up.

Historically, the period between Thanksgiving and New Years Day is the slowest time on the annual real estate calendar.  This week's numbers, showing sizable drop-offs in Pending Units and Sales Volume, bears this out.
Active Listing Inventory showed a slight fall, while Closed Units, properties that went under contract several weeks ago, as well as Expired Listings, showed stability.  Average Sales Price fell over 12% this week, indicating the serious downward price correction here in the North and Northwest Side of Chicago Neighborhoods … (0 comments)

Active Listing Inventory  showed a continued seasonal drop this week.  Pending Sales still stable - but we have worked with an increasing number of "bargain hunters" looking for good-condition properties at historically-low prices ahead of the winter.   Average Sales Price again fell quite a bit - over 5%.  Indeed, average prices for single-family homes, condos, and two-to-four-unit apartment buildings have noticeably fallen this year in the North and Northwest Side of Chicago Neighborhoods we serve.

Active Listing Inventory showed a slight drop this week, in line with the season.  However, there was a healthy climb in Pending Sales, although total numbers here continue to be small, and we are not sure of a trend here.   Average Sales Price again fell quite a bit - over 5%.  Indeed, average prices for single-family homes, condos, and two-to-four-unit apartment buildings have noticeably fallen this year in the North and Northwest Side of Chicago Neighborhoods we serve.
