Q. I bought my house 17 years ago and am doing some remodeling. Now city inspector says I need to get permit for windows that were in the house when I purchased it 17 years ago. Is that legal? A. While I am not a city inspector, or attorney, nor do I have any affiliation with the building trade, I'm all for inspectors calling out any items that were put in "not to code" that are health and safety risks. Fannie and Freddie Restart REO Sales Fannie Mae and Freddie Mac have instructed their selling agents to move forward with transactions involving foreclosed properties in cases where sales were suspended due to potential problems with the legal paperwork. The GSEs were forced to temporarily halt the sale of certain properties when news surfaced that some of the nation’s largest servicers had been employing so-called robo-signers. Now that case reviews have uncovered no evidence of improper foreclosures, Fannie and Freddie are moving to proceed with REO sales. Big banks are having trouble restarting the foreclosure process after this fall's "robo-signing" scandal, and the once booming market for foreclosed homes has been hit hard as a result. According to ForeclosureRadar, the number of properties coming to auction in hard-hit western states -- Arizona, California and Nevada -- has dropped more than 30%. Professional real estate "flippers," or the people who work with them to buy and rapidly sell property, are having second thoughts. Dozens of California real estate professionals charged with crimes or sued for allegedly fraudulent dealings in recent years still have their licenses, with no disciplinary sanctions listed on their records, according to a Sacramento Bee investigation. The Bee ran the names of 260 people charged with a real estate-related crime or sued by the state in recent years through the California Department of Real Estate's licensee database. Among that group, 45 people had active real estate broker or salesperson licenses. Buying and selling houses may seem scary in this market, but when it comes to refinancing, if you plan accordingly, you're likely to emerge with your sanity intact. A recently released survey found men often seek luxurious bathrooms, guest bedrooms, dining rooms, and views in homes, whereas women most-often desire home offices when searching for a home to purchase. Highlights of the survey include: Nearly 45 percent of men rated a home with a view as a high priority and 28 percent reported a luxurious bathroom as a high priority. By comparison, only 33 percent of women rated a home with a view as a high priority and 23 percent reported a luxurious bathroom as important.
