Charleston Home Sales DataDecember 2009  The average sales price was up 34.6% over November at $313,510.  Median price increased to $208,000, a 16.5% improvement.  The average days on market (DOM) increased to 120 over 90 in November.  On average, homes sold for 93% of the list price.  For every home sold, 1.72 homes were newly listed. 
There are currently 6,134 single family DETACHED homes listed for sale in the Charleston MLS.  There are an additional 2,531 condos and townhomes listed for sale. 
Overall, 2009 sales of detached homes were down 6% over 2008.

Both the average sales price of $232,892 and the median price of $178,480 were less than October numbers. The average days on market (DOM) was 90 which was a slight improvement over October DOM of 99. On average, homes sold for 96% of the list price. For every home sold, 1.36 homes were newly listed for sale.

This was a 24% decrease from sales in July with a 6% increase in median price. The average number of days on market was 137 with a 94% sale to list price ratio. For every home sold, 2.12 homes were newly listed for sale. There is currently 14.97 months of home inventory; six months inventory is considered a balanced market.
