In just two weeks, Orange County housing demand has increased 22% while supply has only increased 2%.
When the supply of homes is low and the demand to buy homes is high, the expected market time falls. That is exactly what is occurring right now. This week escrow closed on my 119 Greenmoor listing which sold with multiple offers, after only 6 days on the market. And it sold for 10% higher than the list price!

About to undergo a major remodel, this is a little gem in Irvine and it is one of my favorite places to meet with friends.
Located right across from North Lake and easy to get to from anywhere in Woodbridge, this shopping center has so many fun activities to check out with your family.
I love eating outside at Ruby’s with a pretty lake view, and often times, I bring my furry pup with me. It is always lovely to visit with my friends at Champagne over coffee and pastries.

I try to go for a walk every day, usually before starting my three-minute commute to my office at First Team Real Estate.
The sun wasn't up as I walked across the bridge over South Lake in Woodbridge Irvine today, so I had a great view of the full moon.
The sun was just about to rise when I snapped this photo of a lone duck, probably looking for breakfast.
South Lake is one of two man-made lakes in Woodbridge. Both have beach lagoons and docks, where sail-boats, canoes, paddleboats and hydro-bikes are available for rent to Woodbridge residents.

I arrived back at my office at about 9:00 am this morning, to see members of the Irvine Police Dept and the OC Fire Authority at work.
There had been a car fire literally outside my office window, and I had missed all the action!
Here's what I saw when I got back.
I spoke to the owner who said that the car had over 250,000 miles on it.
Imagine his surprise to get the call telling him to come downstairs....

About 6,500 people took place in this morning's Half Marathon and 5K race in Woodbridge, Irvine.
HERE's a video clip.
A Half Marathon is 13.1 miles and a 5K race, (5,000 meters), is 3.1 miles.
A lot of the serious runners used today's fun and fast race to prepare for all the great runs that are coming up, like the Surf City Marathon, the LA Marathon, the Boston Marathon, and the OC Marathon.
Chip timing was used, (a chip imbedded in the bib number) in this year's Half Marathon and 5K race, and a T-shirt and a great “goodie” bag were available.

Did you hear about the house that was destroyed by a fire this week in Woodbridge?
Thank goodness the parents & kids got out safely, and the OC firefighters rescued their black lab and gave it oxygen.
The fire dept estimated damage to the house at $750,000, and the loss of contents was estimated at $150,000.
Apparently a multi-plug electrical adapter malfunctioned and this caused the fire.
Now I'm no expert in fires, but I guess this could happen to anyone.
Here's a stupid question to all homeowners out there: Do you have insurance to cover your house & belongings?

The number of active listings in Woodbridge DOUBLED in the last 30 days! Right now, there are 50 Woodbridge homes listed for sale, and 307 properties for sale elsewhere in Irvine.
While we certainly are still in a seller’s market, it is not as extreme as it was a few weeks ago.
Among those active listings are my listings at 11 Snowapple, ($650K), 6 Racing Wind, ($865K), and 14 Shooting Star, ($999K).

Just got a new bike, and went for a ride around South Lake early this morning. It was COLD! I just posted about it on my facebook page - hope you "like" it!
Irvine has 301 on-street miles and 54 miles of off-street bikeways, but South Lake is all I can manage right now :)
Did you know that in 2009, the League of American Bicyclists recognized Irvine as a Bicycle Friendly Community, the first within Orange County and one of just 22 California cities to receive this recognition. Go Irvine!
