I know 2017 was a busy year for those in real estate. I was busy and so far this year is starting off well, too. So just how good was the last year's real estate market? Let's take a look at the statistics. 
Overall sales were up in the total dollar volume and sales numbers. The total number of sales increased 17% over 2016. 
Total sales throughout Delta County:
1073 in 2017
914 in 2016
These numbers includes all segments of the market...farm/ranch, land, mountain property, residential and commercial. 
Dollar volume:
$195 million in 2017
$172 million in 2016
That's a 13% increase.

Del Ray is a wonderful neighborhood between between Delta and Cedaredge. It's right outside of Eckert. For families that have people that work in both Cedaredge and Delta, this neighborhood is an excellent choice, because it's an easy commute to either town. 
Neighborhood sales activity has been slow so far this year. That's because there haven't been a lot of homes that have come on the market. The last listing sold around the middle of October.

Northridge is a wonderful neighborhood just north of Cedaredge. It's out of town, but yet close enough that it's not an inconvenience to make a quick trip to town.
The neighborhood lies on both the east and west side of Highway 65. The east side tends to have wide open lots with nice mountain and valley views. Many of the properties on the west side have wooded lots. 
There's only been a slight change in the neighborhood market information since last month's report.  Last month there was one home on the market and it was pending a sale. That has since sold.

As regular readers of my blog know...I really love Cedaredge,CO. I've called it home since 1999. This small mountain town really has me hooked. 
I also love taking pictures and sharing them on Active Rain. There are so many great photo opportunities in my area. The mountains, rivers and canyons are just that way.
They seem to have their own moods. From sunrises to sunsets and the all the hours of the days and nights in between, there is always something that stands out to me about Cedaredge. The Grand Mesa fills our skyline...not tall buildings.

I know I'm a bit late in getting this information out, but here is it. The 2015 market was much improved over the 2014 market. I don't have a magic crystal ball, but I think 2016 is going to show further market improvement. 
Overall the number of real estate transactions was up by 26% in 2015. There were 885 total sales compared to 702 in 2014. These numbers represent transactions in all categories...residential, farm/ranch, commercial, ect.
