The simple answer is yes, but read on for more information. Those restrictions might be what keeps your neighbor from using pallets as fencing, or from having several non running vehicles in the front yard.
I recently had a discussion about covenants and HOAs with some out of state buyers. They didn't want a neighborhood with covenants or an HOA. I get that. Some people don't want to be told what they can do with their property.

cedaredge living information: Delta County Colorado Property Tax Information for 2017/2018 - 01/31/18 12:00 PM

As a resident of Delta County, CO you have already received your property tax bill for your 2017 taxes. Remember in Delta County you pay your property taxes in arrears. What that means is that you pay your 2017 property taxes in 2018.
In Colorado there is a two year reassessment cycle. Most properties have already been assessed and according to the tax assessor most property values shouldn't go up over the course of 2018. If your valuation does change, the assessor will notify you by May 1st of this year.

I still chuckle when I think of the two different occasions when buyers expected me to find a house by the color. This happened to me several years ago and just recently. Unfortunately our MLS doesn't filter search criteria by house color. With only the house color for information, it's a bit like looking for a needle in a haystack.

While you won't see a lot of townhomes and condominiums on the market in and around the Cedaredge area, there are some options out there. This type of housing has never caught on around here, and not a lot of condos or townhomes were built. The highest concentration of townhomes is on the Cedaredge golf course. These are newer units near the clubhouse.

Overall the Delta County real estate market continues to do very well. Sales have seen growth in both volume and overall sales numbers during 2016 compared to 2015. Some neighborhoods and segments of the market have seen some amazing price increases over the last two years as well.

Cedaredge Estates is one of those neighborhoods that people love to call home. This area doesn't have much traffic. One side of the subdivision is bordered by pasture land and another side has Surface Creek running along side of it. Most of the homes are single story with three bedrooms and two baths.

Some good friends of mine have a New Year's Day party each year. It's a good time with a lot of food and friends.

It's been two months since I've done a market report on this segment of the market. There have been some changes since my last real estate report on four bedroom homes in this area.
This report will include those four bedroom homes listed in the local multiple listing service (MLS for short). It will cover Cedaredge and the other small mountain towns of Austin, Eckert and Cory. Together these towns make up what's known as the Surface Creek Area of Delta County.

This is the second month in row where there isn't any new real estate news to report on for the Del Ray Subdivision in Eckert. No new listings have come on the market and there are no new sales to report.

My information comes from the local MLS and doesn't include for sale by owner information unless it gets reported.

The number of active listings for condominium and townhomes for sale in this area is holding steady since last month's real estate report on this segment of the market.
This report will cover the Surface Creek Area of Delta County. That includes the communities of Austin, Cory, Eckert and Cedaredge.

Cedaredge Estates is an affordable neighborhood near the downtown area. Real estate sales are slow in this neighborhood, because there aren't a lot of properties that have been on the market. This is one of those neighborhoods that really has a lot to offer. Most of the lots are larger, and there's no thru traffic. One side of the neighborhood backs up to Surface Creek, and another side backs up to open space for a nice view.
