Overall the Delta County real estate market continues to do very well. Sales have seen growth in both volume and overall sales numbers during 2016 compared to 2015. Some neighborhoods and segments of the market have seen some amazing price increases over the last two years as well.

Cedaredge Estates is one of those neighborhoods that people love to call home. This area doesn't have much traffic. One side of the subdivision is bordered by pasture land and another side has Surface Creek running along side of it. Most of the homes are single story with three bedrooms and two baths.
Sales activity is fairly low because we don't usually see a lot of properties come up for sale in this neighborhood. There have been some changes in the real estate news for this neighborhood since my last market report.

While Grand Mesa is known as the world's largest flap topped mountain, it has it's ups and downs. It does appear to be very flat, but once you get on top you can see the topography is rolling with some peaks including Crater Peak, Green Mountain and the Crag Crest. This is one of those neighborhoods where we don't see a lot of turnover. Sales numbers are normally low, because this is a neighborhood that people love to call home.
2016 was the best year for sales out of the last three years. There were three sales with an average selling price of $153,166. In 2015 one two bedroom home sold for $124,898. In 2014 there were two sales with an average selling price of $142,255. So we have seen the average sales price creep up a bit over the last three years. The cold weather set in on Thursday and stayed with us until late on Saturday. But that didn't mean it wasn't time for some fun and exercise in all that snow.
I think it was about 16 degrees at the dog park at Confluence Park in Delta. I was amazed how much snow Delta received from the last storm. Delta usually doesn't get much moisture. About six inches of snow fell there.
