The simple answer is yes, but read on for more information. Those restrictions might be what keeps your neighbor from using pallets as fencing, or from having several non running vehicles in the front yard.
I recently had a discussion about covenants and HOAs with some out of state buyers. They didn't want a neighborhood with covenants or an HOA. I get that. Some people don't want to be told what they can do with their property.

As a resident of Delta County, CO you have already received your property tax bill for your 2017 taxes. Remember in Delta County you pay your property taxes in arrears. What that means is that you pay your 2017 property taxes in 2018.
In Colorado there is a two year reassessment cycle. Most properties have already been assessed and according to the tax assessor most property values shouldn't go up over the course of 2018. If your valuation does change, the assessor will notify you by May 1st of this year.

This neighborhood sits between Delta and Cedaredge. It has wonderful buyer appeal. That's due to the nice mountain views and the well made ranch style homes.

We don't typically see a lot of turnover in this neighborhood, because it's a place that people love to call home. The location makes it easy to commute to Delta or Cedaredge.

While you won't see a lot of townhomes and condominiums on the market in and around the Cedaredge area, there are some options out there. This type of housing has never caught on around here, and not a lot of condos or townhomes were built. The highest concentration of townhomes is on the Cedaredge golf course. Actually if you haven't renewed by now, you are late. I don't believe there's a late fee, but check with the town on this. The town would like to have all dog/cat licenses renewed by the end of January.
If you had an previous license, then you have already received a notice in the mail reminding you to renew. My notice went to the wrong address, and I received a courtesy call today from the animal control officer. That call was to confirm my address and to remind me to get my dog's license renewed.

Real estate activity has been slow in the Pioneer Place neighborhood. I believe that is mainly due to the lack of homes that have been on the market. This is a great neighborhood near the high school and not too far away from the hospital.

I represented the buyer in this transaction. This is the second purchase we worked on together in Somerset, CO.

There have been no new sales or listings on Grand Mesa in the last month. Right now there's too much snow to get around to even look at property. It's been difficult to measure the snow due to high winter winds. I talked with one of our local water experts, and our best guess is there's probably eight feet of snow blanketing the top part of the mesa.

The Northridge Subdivision is north of Cedaredge, but it covers a wide area on both the west and east sides of Hwy 65. A lot of the lots are wooded, but there are also parts of this neighborhood that are wide open. That gives home owners there a wonderful Grand Mesa, mountain and valley view.
