In most cases, a few changes can be made, normally within the material selection choices being used by the builder.  Keep in mind, limiting those options help to keep the costs down.

As the name suggests, a spec home is built on speculation. The construction company builds a home with a floor plan, and features, that it believes will appeal to the most buyers. Depending upon the level of completion, buyers do have some options.

Recently, while showing a vintage home in downtown Vancouver, a nosy neighbor came to the door and asked me to show her the house. I have clients ( a younger couple) who have already moved out of their now "pending" house. Their early departure was my suggestion because their home was set up in a very "child-centric" manner. For example, the large master-on-the-main bedroom was filled with family room furniture and used as a toy room. And sure enough, as soon as we "opened" up the house, we got several offers, hence the pending status.
