We regularly post Market Reports to show the home sales activity in different towns in Clark County. We tend to report more frequently on the areas where we concentrate our efforts - East County - Camas, Hockinson, and Washougal. We use a pictograph to show Active, Pending, and Recent Sales, including Average Price, SQFT, and $/SQFT:
At the end of the chart, we note the "Annual Increase in Sales Price" - which is derived from the RMLS "AVG Price % Change" numbers for that month. We recently helped a buyer relocate to Clark County from Olympia, WA. Her new home sits right next to the Ridgefield Wildlife Refuge, a 5,200 acre preserve along the Columbia River. There’s been a lot of activity in the sales of green homes in Clark County in the past 30 days. Buyers and sellers aren’t waiting for Spring to arrive. “Now don’t go getting all salesy on me,” sounds like something Tina Fey’s character on 30 Rock might say. “Salesy-ness” could be a term Stephen Colbert makes popular. This is, essentially, the ugly stereotype of sales people that has plagued us for ages. We have all encountered smarmy types and affectations from time to time, although in a different way. Yesterday, the rain pounded down on my windshield, the sky, gray and gloomy matched my mood. On the seat next to me sat a file with a listing contract freshly signed and ready to be uploaded into the RMLS. So why was I feeling so darn lousy? My buyers from five years ago are now sellers, not just any sellers but, "Short Sale" sellers. The clients, a young couple with two children, once optimistic with home ownership and it's rewards, feel beaten down and hopeless. They are not alone.
