Cash is King, right? Well, sort of. Sure it can facilitate a sale, and with no financing or appraisal considerations, quick closings are possible.
However, cash offers do not mean you can offer $13,000 less than the asking price, especially if the comps show otherwise.
My seller got an offer on her Salmon Creek Condo over the weekend. And, the buyer's agent kept promoting, "cash and quick close." While desirable, the low offer was not acceptable.

If we were all clinging to the side of a cliff, who would you save first?  Do your kids ever prompt you to name a favorite? My daughter, always testing, used that scenario on me for years.
