Handicapped Accessible Parking Isn’t About Convenience--It’s About Necessity

Handicapped Accessible Parking Isn’t About Convenience--It’s About Necessity Having a disability license plate or parking pass displayed on a vehicle doesn’t always mean a disability is visible. That is the ONLY part of a post I saw this week that I fully agree with. The post went on to list dozens of “invisible illnesses” that supposedly entitle someone to use handicapped parking spaces. And honestly, that’s where I struggle. Here is the list that was proposed to be "hidden illnesses" that necessitate handicapped parking spaces:Ehlers Danlos Syndrome (EDS), IBS, Crohn's, PTSD, Anxiety, Arthritis, Cancer, Heart Disease, Bipolar, Depression, Diabetes, Lupus, Fibromyalgia, MS, AS, ME, Epilepsy, hereditary angioedema, Migraines, Hashimotos, AUTISM, Borderline personality disorder, MD, DDD, CFS, Histiocytosis, O.D.D, A.D.H.D, RSD, RA (rheumatoid arthritis ) PBC,RLS, COPD, Sarcoidosis, traumatic brain injury(stroke victim), Hydrocephalus.... If every condition listed automatically meant someone needed accessible parking, we’d have nothing but handicapped spaces left. The purpose of these spots is accessibility — providing extra space and proximity for people whose mobility or safety truly depends on it. For perspective, I personally live with three diagnoses that were on that list. Our vehicle even carries a handicapped license plate—but, that plate is for my husband, who is a C-6 quadriplegic. Yet when he is not with me, I do not use those spaces. I simply would not feel right taking a spot that someone with serious mobility challenges might need at that moment. In fact, movement and walking actually help my own rheumatoid arthritis symptoms. MOST conditions benefit from staying active, when at all possible. Parking 5-10 spaces past the handicapped spaces can actually help those who live a sedentary lifestyle. For me, parking in the back of the lot gives me a few extra steps in my day, helping my arthritic joints. The larger issue is respect and awareness. Please don’t assume every disability is visible; as well, please don’t stretch the definition simply for convenience. Accessible parking exists so those who truly need it can safely enter and exit their vehicles and reach their destination. And one more important reminder: never park in the striped access area adjacent to the handicapped spaces. That striped zone is where ramps and lifts deploy so wheelchair users can get in and out of their vehicles. Blocking that space can leave someone completely stranded. In closing, don’t believe everything you read online and please be thoughtful about how and when accessible parking is used. Someone else may need that space far more than you realize.

Spring Signals a Fresh Start in Charlotte Real Estate 2026

Spring Signals a Fresh Start in Charlotte Real Estate 2026 There’s something about spring that gets everyone excited — birds chirping, warmer sunshine, blossoms everywhere… and a real estate market gearing up to move! Well, as we say, “Spring doesn’t just bring flowers — it brings buyers!” That’s because many families start planning their move once the weather warms, schools are wrapping up, and everyone can see homes in their best light.I mentioned yesterday on someone’s blog that I returned home from a January vacation on 2/1 and have not come up for air since! My phone has been ringing off the hook and my showings have increased 10-fold since returning. I am back to getting the, at least, daily question, “How is the market going to be this spring?” So what are Analysts Saying about the 2026 Spring Market?Charlotte has been a dynamic market the last few years, and many local and national experts are pointing toward a market shift as we head into spring 2026. Let’s break down what the numbers and forecasts are hinting at:Balanced Market Momentum: After years of a strong seller’s market, Charlotte’s housing market is becoming more balanced — giving both buyers and sellers meaningful opportunities. Median prices remain steady or growing moderately, not skyrocketing like in past years, and inventory is slowly improving.
Sales Activity Likely to Pick Up: National forecasting groups (like NAR and Realtor.com) predict more sales volume in 2026 compared to 2025 — which means more buyers actively looking and more homes changing hands this spring.Price Growth: Steady, Not Sprinting: Expect moderate price growth — most forecasts point to single-digit increases of roughly 2–4% in 2026. This is good news for stability and for buyers who may have felt priced out in previous seasons.Mortgage Rates Still Matter: Mortgage rates, hovering around 6% nationally, impact affordability and buyers’ purchasing power. Slight dips could open the door for more buyers this spring, but rates aren’t expected to return to the historic lows we saw earlier in the decade. Here are a Few Quotes to Capture the Essence of Spring Real Estate “Spring is real estate’s opening act — the curtain is rising, and this season sets the tone.”“More inventory makes for smarter buyers — and a thriving market that benefits everyone.”“Balanced markets aren’t boring — they’re fair.” “A small rise in rates can unlock a big rise in activity.”So What Does this Mean for Charlotte Buyers & Sellers? For Buyers:Spring 2026 should offer more inventory and more choices, especially compared to the past few years. While competition will still exist in desirable neighborhoods, buyers now have more room to negotiate and find a home that fits their needs and budget. For Sellers:Homes that are priced right and showcased well will always attract attention. With buyers returning to the market and a more balanced playing field, selling this spring could still bring strong results — especially in the hot Charlotte areas. Spring Isn’t Just a Season — It’s the Market’s Big Moment in Charlotte Real Estate!Just like blossoms breaking through winter’s end, Charlotte’s real estate market is showing significant signs of life. Buyers and sellers alike are stepping back into the rhythm of the season, making March through May one of the most exciting times of the year to make a move. If you’re ready to talk about timing, pricing strategies or what this spring could personally mean for your goals — let’s talk!
Celebrating Our Weekly ActiveRain Zoom Family ☔

Celebrating Our Weekly ActiveRain Zoom Family ☔I have been struggling, trying to find the 4 most deserving members so I can share one each week of Lew Corcoran & Patricia Feager's wonderful appreciation challenge this month. Because I simply cannot narrow it down, I decided to take a page out of Wanda Kubat-Nerdin - Wanda Can!'s blog and group some VIPs together. So, here goes…One of the greatest gifts ActiveRain has given so many of us over the years is connection - a genuine connection - and nowhere is that more evident than in our weekly Zoom calls. For nearly five years, through busy markets, slower seasons, holidays, personal challenges and everything in between, a dedicated group of members continues to show up week after week. Not just to attend, but to truly make these calls meaningful. And before each week’s call even begins, two members quietly help set the stage for all of us. Week after week, Craig Daniels prepares the featured announcement graphic, while George Souto introduces the upcoming topic and presenter, always including thoughtful and helpful information for the membership. Their consistency and dedication never go unnoticed and these calls simply wouldn’t feel the same without their efforts. A huge thank you to both of them for everything they do.As well, the gatherings don’t happen on their own! Behind every call are members volunteering their time to coordinate speakers, host roundtable discussions, troubleshoot technology hiccups and keep conversations flowing. But beyond the logistics, something even more important happens: real camaraderie.Over time, these calls have become much more than meetings. They’ve grown into friendships, support systems and shared learning experiences. Our calls a place where we celebrate wins, talk through challenges, laugh together and simply enjoy each other’s company. Many of us now know one another far beyond profile photos and blog posts. We’ve watched careers grow, families expand, milestones unfold and difficult seasons navigated—together.SO, to every speaker who shares their knowledge…To everyone who helps guide the conversation…To every behind-the-scenes volunteer who makes each call possible…And to every loyal Zoomer who keeps showing up…A resounding THANK YOU! You remind us that ActiveRain is more than just a platform — it’s a community. And without each of you, something truly special would be missing. The caricature includes our Zoom team that keeps the meetings going. Margaret Rome Baltimore 410-530-2400, Eileen Burns 954.483.3912, George Souto, Craig Daniels, Carol Williams, Kathy Streib & Kat Palmiotti - you all ROCK! 😘

New Year, Old Traditions: Celebrating Southern Style

New Year, Old Traditions: Celebrating Southern StyleHappy New Year, 2026A Charlotte foodie’s take on time-honored Southern traditionsLast evening—after an incredibly full Christmas week of hosting, nonstop cooking and a firm vow that I was done grocery shopping (my refrigerators were both already packed to capacity)—I found myself back in the car, headed to the store. I had tried everything to avoid the New Year’s crowds but, there was simply no skipping this trip. In our house, New Year’s Day traditions are sacred. Every single item must be on the table. And yes, I mean every single one! This year brought a familiar challenge: the elusive ham hock. Believe it or not, ham hock is the star of our New Year’s Day meal. Just a bite will do but, it’s non-negotiable. I checked 3 grocery stores—no luck. Not one single ham hock in sight. Mental note made: Start at The Fresh Market next year. I learned this lesson a couple of years ago but, last year I shopped early enough to find everything I needed on the first trip. So, I discarded my mental note. Anyway, crisis averted—and tradition saved! Both hubby and I are rooted deeply in Southern culture so, we follow these “good luck” food traditions every single year. Without fail. Here’s a little backstory behind what shows up on our New Year’s table—and why. What Southerners Eat on New Year’s DayOur New Year’s meal always includes collard (or turnip) greens, black-eyed peas (served as Hoppin’ John), cornbread and—of course—ham hock. I make this meal year after year because, frankly, I am not about to be the one who breaks tradition for my family. You also have to eat a little of everything to get the full spectrum of luck. That part is very important.According to long-standing folklore—and even the Farmers’ Almanac—this New Year’s Day meal, passed down through generations, is said to bring health, luck and prosperity for the year ahead. Here’s what each dish represents:Hoppin’ John (black-eyed peas, rice and ham):Black-eyed peas symbolize coins and wealth, making this dish a sign of financial prosperity in the coming year.Turnip Greens (or other leafy greens):Greens represent money—specifically folding cash. While cabbage, sauerkraut, collards, kale, chard or mustard greens all work, turnip greens are the traditional Southern choice and a must in our home.Ham Hock:Pork symbolizes progress because pigs root forward, not backward. We always cook a ham hock, though we often favor butcher’s bacon for eating. Just enough ham hock is consumed to honor the tradition (they can be a bit tough if you’re not used to them). It’s all about moving forward in the new year...again, one bite will serve you the entire year!Cornbread:That golden color represents wealth and abundance. Plus, cornbread belongs on the table anytime greens and peas are served—tradition or not!A Sliver of Butter:Used sparingly on cornbread, butter symbolizes health. A little goes a LONG way—especially for anyone living that keto-leaning life!
What True Southerners Avoid on New Year’s DayLobster: Lobsters move backward, so Southerners believe that could invite setbacks in the year ahead.Chicken: Chickens scratch backward—and their wings might let good luck fly away—neither of which we’re risking in the Maxwell House!
Here’s to honoring old traditions, welcoming a fresh year and hoping these Southern staples bring health, luck and prosperity to all.Happy New Year, 2026! 🥂

The Realization That Love Has a Voice — An A-Ha Moment

The Realization That Love Has a Voice — An A-Ha MomentBefore I dive in, I want to extend a heartfelt thank-you to Lew Corcoran and Patricia Feager for hosting this month’s wonderful challenge. Their thoughtful prompt encouraged deep reflection and truly meaningful storytelling across the platform. It also created the perfect space for me to share an experience that has profoundly shaped my life. I’m grateful for the opportunity to revisit this moment, put words to my a-ha realization and hopefully spark important conversations about patient advocacy along the way.The Moment I Realized I Was The AdvocateThere are moments in life that quietly change everything. No fanfare. No announcement. Just a sudden, unmistakable knowing that you’re standing at a crossroads—and whatever happens next, depends on you.For me, that moment came during one of Ray’s medical appointments, very early in our marriage.I had been a nurse. I had navigated healthcare systems professionally. I understood the language, the flow, the protocols. And yet, sitting there beside my husband, I realized something that stopped me cold:I wasn’t just an advocate for Ray. I was his one-and-only advocate. And if I didn’t step up—fully, unapologetically and consistently—no one else would. The Illusion of “Someone Else Has This”We often assume that in a medical setting, someone is watching the big picture. That the system will catch the nuances. That the right questions will be asked. That concerns will be followed up on. That if something feels off, someone will notice. But the truth is, healthcare today is fast, fragmented and sadly, overloaded. Appointments are short. Providers rotate. Information lives in charts, portals and systems that don’t always talk to each other. And patients—especially those who are sick, tired, overwhelmed or in pain—are often in no position to advocate for themselves. That’s when it hit me: Ray couldn’t do this on his own. And no one else knew him the way I did. The A-Ha MomentI remember thinking, If I don’t speak up, who will? Not tomorrow. Not if things got worse. Not “next time.” Right now.I stopped being passive. I stopped assuming. I started asking more questions. I took notes. I asked for clarification. I followed up. I pushed—politely but firmly—when answers felt incomplete or rushed. And something shifted. Not just in the care Ray received—but in me. Advocacy Isn’t Confrontational—It’s IntentionalPatient advocacy doesn’t mean being difficult. It doesn’t mean distrusting doctors or challenging expertise. It means being present, informed and engaged. It means:
Asking why when something doesn’t make sense
Speaking up when symptoms change or worsen
Making sure concerns don’t get minimized or brushed aside
Connecting dots that others may not see
Most importantly, it means remembering that no one has more at stake than the patient—and the person who loves them most. Why This Matters So MuchI share this story because I know how many people find themselves in similar situations—spouses, partners, adult children, close friends—sitting quietly in exam and/or hospital rooms, trusting the process and simply hoping for the best.Hope is important. But hope without advocacy is, in my opinion dangerous. If there is one thing I’ve learned, it’s this: the healthcare system works best when someone is willing to stand in the gap—to be the voice, the memory, the nudge, the protector. For Ray, that person was me. And I had to fully own that role. The TakeawayMy a-ha moment wasn’t dramatic. It was grounding. It was the realization that love sometimes looks like raising your hand. Like asking one more question. Like saying, “Wait—can we talk about that again?”It was the moment I stepped up to the plate—not as a nurse, not as a bystander—but as his advocate. And I would do it again—and DO, every single time.
Of Note - A Quiet Truth
There is also a quieter truth that lives loudly within both of us every single day—one I don’t often say out loud. Quadriplegics with Ray’s level of injury, particularly those who had been remarkably healthy before paralysis and have experienced no major health issues since, are often given a much shorter lifespan (statistically) than ambulatory people. In Ray’s case, that number would have been far less than age 54 (probably closer to age 45) due to numerous instances of sepsis. He will be turning 58 in less than 2 months. Each morning, we wake up deeply aware that this day—this day—is a gift. And we celebrate it as such. Ray carries gratitude, not as a passing thought but, as a way of moving through this life.Ray is generous in how he tells this story. He often credits me for being vigilant, present and protective of his health. I share that with incredible humility, because the truth is simpler and quieter: I have loved him enough to pay attention. I asked questions. I noticed small changes. I showed up. Anyone who has been a caregiver understands this. My entire younger life, I was never a full-time caregiver—other than serving patients as their registered nurse while I was ON DUTY. It wasn’t my life. Now it is. And I couldn't be more proud to be his advocate. If there is any lesson in this, it’s not about me. It’s about what happens when someone chooses to stay engaged, to remain curious and to never assume that “everything is fine” without understanding why.We don’t measure our days by statistics. We measure them by gratitude. And today—like so many others—is one worth celebrating.©Debe Maxwell | 31DEC25

Enchanted Highway, Take II - Thanks to North Dakota Tourism

Enchanted Highway, Take II - Thanks to North Dakota TourismHere’s another reason to love our Zoom calls…Bob "RealMan" Timm recently presented some fascinating information to our Zoom group about his beautiful home state, North Dakota. He instructed us to do more research on The Enchanted Highway so, I did. I posted a summary of several articles that I found interesting about this 32-mile stretch of enchantment! Reading what I researched truly made me want to add this to my travel bucket list. So, today I received a nice email from Kim at the ND Tourism Department, thanking me for my article on the Enchanted Highway. I want to extend a heartfelt thank-you to Kim at the North Dakota Tourism Department for taking the time to reach out to me personally. They so very graciously granted me permission to use their copyrighted photographs of the actual sculptures along the Enchanted Highway — which means our ActiveRain readers, get to experience this incredible 32-mile stretch of North Dakota just as it truly is! I’m so appreciative of their generosity and support of storytellers who love sharing the hidden gems that make travel so meaningful. So, with this post, I thought I would dive into the fascinating history of the Enchanted Highway. So, here goes… The History Behind North Dakota’s Enchanted HighwayStretching 32 miles from Gladstone to Regent, North Dakota, the Enchanted Highway is far more than a quirky roadside attraction. It’s a living testament to small-town determination, creative vision and one man’s refusal to let his community fade away. The idea for the Enchanted Highway was born in the late 1980s, at a time when many rural towns across the Great Plains were struggling with population decline and economic stagnation. Regent, a tiny town with fewer than 200 residents, was no exception. Rather than accept that fate, then-schoolteacher and later mayor Gary Greff imagined something bold — something that would quite literally stop travelers in their tracks—and does! With no formal art training but plenty of grit, Greff began constructing massive metal sculptures made largely from scrap steel and salvaged materials. His goal was simple but ambitious: create the world’s largest collection of scrap-metal sculptures and use them to draw visitors off Interstate 94 and into Regent. The first sculpture, Geese in Flight (featured photo), debuted in 1989 and immediately set the tone for what would follow. Towering birds with wingspans stretching across the prairie sky proved that scale mattered--and yes, that imagination could thrive anywhere. Over the next several decades, additional sculptures appeared along the route, each larger and more intricate than the last, including grasshoppers, deer, pheasants and even a giant tin family. What makes the Enchanted Highway especially remarkable is that it wasn’t created all at once. It evolved slowly, sculpture by sculpture, year by year, much like the prairie itself. Funding often came from a mix of donations, grants and sheer personal perseverance. There were setbacks, pauses, and plenty of skeptics along the way, but the vision never changed.Today, the Enchanted Highway stands as both an outdoor art gallery and an economic lifeline. It has brought global attention to Regent, inspired artists and travelers alike--oh and has earned international recognition--including multiple Guinness World Records for its mammoth creations. But perhaps its greatest legacy is quieter and more human: proof that one person, one idea and a whole lot of heart can transform a forgotten stretch of road into something unforgettable. The Enchanted Highway isn’t just about metal sculptures towering over the plains. It’s about resilience, creativity and the magic that happens when someone dares to dream BIG—even in the smallest of towns.Again, many thanks to Kim at North Dakota Tourism for permission to use the photos contained within this post. What a treat to be able to share these amazing photos with our ActiveRain readers.

The Enchanted Highway is Proof that Art (and Heart) Can Save a Town

The Enchanted Highway is Proof that Art (and Heart) Can Save a TownAccording to Bob "RealMan" Timm, during his wonderful presentation on his home state, North Dakota, we needed to learn more about the Enchanted Highway. So, I read as much as I could to discover a little more about it. In a nutshell when you travel, some places surprise you — and then stay with you long after the drive is over. The Enchanted Highway is one of those places.Tucked away in southwest North Dakota, this 32-mile stretch of road between I-94 and Regent is lined with massive metal sculptures rising out of wide-open prairie. We’re talking giant geese in flight, towering pheasants, grasshoppers the size of small cars and a whimsical tin family that makes you smile the moment you spot them. The best tip I found, you don’t just drive past — you pull over, get out and soak it all in--they're massive! What makes The Enchanted Highway especially meaningful is the story behind it. Created by local artist Gary Greff, this wasn’t about fame or flash. It was about love for a hometown and a belief that creativity could bring people back. And it worked. A tiny town found new life, one sculpture at a time. And according to Bob, during the off-season, the local farmers enjoyed metal-working, creating many of these incredible structures. There’s something deeply grounding about the drive down the Enchanted Highway. Travelers say the sky feels bigger, time slows down and you’re reminded that joy doesn’t have to be complicated — sometimes it’s found on a quiet stretch of road, in the middle of nowhere. Oh, and you're surrounded by art made with heart! If you’re ever road-tripping through North Dakota, Bob says you MUST take the exit. The Enchanted Highway is a beautiful reminder that imagination, determination and a little whimsy can turn the ordinary into something unforgettable. Thanks Bob, for sending me down that beautiful rabbit hole! I found many photos of the whimsical artwork but, I couldn't use them as they were all copyrighted. I had ChatGPT recreate 'similar' images to share here, including the featured image.

A Fun ‘Like Me’ Zoom Background

A Fun ‘Like Me’ Zoom Background Our assignment for last Tuesday’s Zoom call was to visit our favorite AI platform, giving it the following prompt: "Create an image for a ZOOM background the represents my personality." Well, of course I visited my favorite ChatGPT and was not the least bit disappointed with the results. The Zoom background ChatGPT created was designed to feel like me—and it did! From the pop of my favorite pinks and corals, to the subtle nods to The Maxwell House Group, Prime Brand Collective and my new Love, Laughter & Life podcast-every detail reflects the brands and passions I’ve built over the years. The view of the pool from my home office adds a relaxed, lifestyle touch, which is the ‘why’ to my working from home rather than from my company’s office. The Charlotte’s Best award was a bit of a surprise to me as I had only shared that I had received the award on 2 social media platforms (IG & LI). I appreciate that it reinforces credibility (because yes, results DO matter 😉).Of course, the AR cup is priceless and how cool is it that ChatGPT picked it up in my Zoom background creation? And the pet-print pillow? That’s my heart! It’s not a perfect reflection of the color of my pets but, the addition of the pillow brings a little joy, a little whimsy and a reminder that business is better when it’s personal. It’s professional, it’s fun and most importantly—it feels like me to me!I did try MetaAI and got a similar image as Kat Palmiotti got:Finally, I had to give Grok a try as it seems to be getting rave reviews. Again, I got a similar image to Kat and had to double-check to be sure it wasn’t the same one as at first glance, I thought it was! Coincidentally, it was similar to a photo that I had personally taken at our last house at the lake. Here's the one from Grok that is very similar to Kat's...And, here are 2 that I took with my own camera. I like my 'real life' shots better than the one above! I will hand it to Grok, I do love water and fall colors, as evidenced by my hundreds (if not thousands) of photos on my phone of both!Another fun week with our AR Zoom group!
Biweekly Mortgage Plans: What They Promise… and What You Really Need to Know

Biweekly Mortgage Plans: What They Promise… and What You Really Need to KnowIf you’ve ever opened an email promising to save you thousands on your 30-year mortgage—without refinancing, points, or paperwork—you’re not alone. These biweekly mortgage ads show up everywhere, and while the claims sound exciting, there’s always more to the story. Most of these offers don’t come from actual mortgage lenders. They come from third-party companies that package the concept with lots of flashy selling points:
No closing costs!
No refinancing!
No points!
No credit check!
No appraisal!
Save thousands!
Cut years off your mortgage!
And technically, they’re not lying. They’re simply charging you for something you can easily do yourself—for free. How Biweekly Payments Actually WorkA standard mortgage requires 12 payments per year. A biweekly plan takes half of your monthly payment every two weeks—26 half-payments annually. That’s the equivalent of 13 full payments each year instead of 12.That “extra” annual payment goes toward your principal, which helps your loan amortize faster. Less interest paid over time = real savings. So yes, the math is accurate. But here’s the catch: you can’t just mail in half-payments every two weeks. Lenders generally don’t accept partial payments. That’s where biweekly payment companies step in. They:
Withdraw half your payment every two weeks from your bank account
Hold your money in a trust accountSend your full payment to your lender once a month
Accumulate enough extra money over the year to make one additional payment toward principal
The Trust Account RiskYour money sits in the company’s trust account until your regular payment is due. And so does everyone else’s. Most of the time, nothing goes wrong.BUT. if there’s:
Mismanagement
Accounting errors
Fraud
…your mortgage payment may not get made on time.If your lender doesn’t receive your payment, you are still responsible—even if the biweekly company already withdrew the money from your bank account. That can mean late fees, stress, and the hassle of chasing down your funds later. What Biweekly Programs CostThese companies often charge:
A set-up fee ($195–$350 is typical)Recurring transaction fees for each automatic withdrawal
Maintenance fees
And meanwhile, they earn interest on the funds they hold in your trust account
Those fees chip away at the savings the plan advertises. How Much You Really SaveAs an example:A $100,000 loan at 8% interestA biweekly plan might result in:
Your first extra principal payment after about a year$43,852 in interest savings over the life of the loan
A payoff date nearly seven years earlierBut when you subtract set-up, transaction, and maintenance fees, your true savings decrease. The No-Cost DIY VersionYou can achieve the exact same payoff benefit—and often more—without paying a middleman. Here’s how:
Take your monthly payment.
Divide it by 12.
Add that amount to your monthly payment.
Mark it clearly as “Principal Reduction.”That’s it.Using the same loan example, you’d save:$45,904 (more than the biweekly program)
Pay off the loan three months soonerBecause you’re applying extra principal every single month—not once a year. And best of all? It’s free.“But I Need the Discipline…”Biweekly companies often claim homeowners lack the discipline to make extra principal payments themselves. But today, online banking makes automatic payments effortless. You can set up:
Your regular mortgage payment
Your extra principal payment
Automatic monthly transfers
No middleman. No fees. No risk of someone else holding your money.Biweekly mortgage plans don’t do anything magical. They simply collect your money, hold it, then make your normal monthly payment—and charge you for the privilege. If your goal is to reduce principal faster and save money, the strategy behind biweekly payments does work. But, if you do it yourself, you’ll:
Avoid fees
Avoid trust-account risks
Save even more
Pay off your mortgage even faster
The biweekly mortgage plan—who needs it?If you’re committed to paying down your mortgage early, doing it on your own is not just a good plan… it’s the best plan.Need more information and more expert adivce (as I am NOT a licensed mortgage lender/broker), let's talk! I'm happy to share the contact information for my top mortgage lenders/brokers.

My "To-Do List Needs its own Assistant" - Yep, My AI Knows Me!

Roast Me Like Comedy Central - An Hilarious Zoom ChallengeOH MY GOSH!! First, the Zoom meeting today had to be the most fun one we've ever had! So many laughs and so much heart in this group - I can't thank you all for always making my Tuesdays. Today was extra special. The challenge idea today came from Wanda Kubat-Nerdin - Wanda Can! who suggested we enter into our favorite AI platform, "Roast me like Comedy Central." I had no idea what mine would be but, as you can see, I do use it for listing description tweaking AND for my Boomer followers, which I have not shared with more than a handful of folks. I was just about to 'come out of the closet,' per se but, why not let my good pal ChatGPT do it for me!!When I gave ChatGPT my challenge, it thought longer than it's ever thought on a task I've given it!! - 17 seconds, according to what was shred on the screen but, it embarrassingly felt more like a full minute!!Without further ado...From ChatGPT:"Thought for 17sOhhh Debe, the Boomer Influencer Queen has entered the chat. Buckle up. 🔥You’re out here reinventing yourself every six weeks like a TikTok filter — realtor, blogger, podcaster, Amazon influencer, cruise critic, steak-marinade guru, dog mom, AI power user… at this point your brand is “Yes, And…” with a side of one of grandma’s recipes. You don’t use AI… you hold it hostage. Every time you open ChatGPT, a server faints. Somewhere in Silicon Valley there’s a red blinking light that just says: “Debe is rewriting one paragraph. Again.”You’ve got more storefronts than some people have socks. “Here’s my kitchen gadgets storefront, my Wicked-inspired storefront, my Prime Day storefront, my suitcase-cover review storefront, my pet toys storefront…” At this point, the only thing you haven’t put on a storefront is Ray. And give it time — “Curated Husbands for Game Day & Sushi Nights” feels on-brand for you.You host national marketing calls, run a real estate business, build a boomer lifestyle empire, and still apologize because you only wrote a 600-word SEO blog post instead of 1,200. Meanwhile half the group is proud they remembered to post on Facebook once this month. You hate Zillow with the fire of a thousand suns, but you will happily feed your entire life story — and your grandma’s favorite recipes — into every AI platform on earth just to tweak one sentence in a listing description. “No, no, say ‘mountain retreat vibes’ but like… more elevated.”You’re the only person who can turn a simple dinner with a client into:
A blog post
A Facebook post
An Instagram caption
A podcast episode outline
And probably a mini-course called “How Sushi Closes Repeat Business.”You took one dancing AI video of yourself and suddenly you’re in an ActiveRain challenge, a YouTube description, three hashtags deep, and mentally storyboarding the Netflix docu-series.And let’s talk about your “challenge” for this group: “Have your favorite AI roast you!” Of course you found the one way to turn self-reflection into content, accountability, AND a marketing exercise. You’re not just on brand — you ARE the brand. In summary:
You’re doing the absolute most, all the time.
Your to-do list needs its own assistant.
And if hustle, heart, and a little bit of chaos were a person… she’d be sitting on Zoom, smiling, asking AI to roast her for content.
Now go read this to your group and tell them:“If my AI can drag me like this and I’m still smiling, you can survive posting one video this week.” 😈✨For the curious minds...at the encouragement of some dear friends, I applied to open up a Storefront on Amazon. The link is www.Amazon.com/Shop/TreasuredFavorites. I use ChatGPT religiously for description tweaking and, of course, for my YouTube channel intro, FB, IG, etc. write-ups. My FB business page is www.FB.com/TreasuredFavorites. I have recorded 2 podcasts so far and have a LOT more to get done in January. I write them and ChatGPT puts them into teleprompter format for me, spacing out the pauses, etc. There's a LOT more to recording them than meets the eye, for sure!! So there you have it - just as I did in high school and college, my extracurricular activities filled my days and nights like none of my other friends! I am a workaholic from EARLY on in my life...just like my father. And just like my father, knowing we have Alzheimer's in our family, keeping our minds as active as humanly possible, is key to keeping Alzheimer's at bay - or so we've been told. OH and on the 'influencer' AI comment, don't judge me Wanda Kubat-Nerdin - Wanda Can!!!! 🤣That's my story and I'm sticking to it!!

Battle of the AIs—Our Zoom Twilight Challenge

Battle of the AIs—Our Zoom Twilight ChallengeThis week in our Zoom AI class (thanks, Praful Thakkar!), the homework task was one that every real estate agent and stager has wondered how to automate- taking a standard professional daytime photo of a listing and transforming it into a stunning twilight listing photo. It sounds simple enough, but after testing four major platforms, I learned that not all AI is created equal. Here is how the competition stacked up:ChatGPT: A swing and a miss. The output was extremely dark and essentially unusable for marketing purposes.Claude: The result was technically a "twilight" picture, but it lacked depth. It was simply dark, though still visible.NightCafé: The wildcard. It generated a wildly gorgeous, architectural masterpiece... that looked nothing like the actual house I’m trying to sell!
Here are the AI platform products:1. ChatGPT2. Claude3. NightCafé The 'Clear' Winner: Gemini (Featured Photo)I tried Gemini first (during the meeting, in fact). I was pleased with the image Gemini produced but, the program did omit the mulch from around one of the trees (for some strange reason)! I did give the system a prompt to add the mulch back but, it added it back to beneath the wrong tree (a small tree that didn't have any mulch under it to begin with).All-in-all, the difference was night and day (pun intended😀). Gemini didn't darken the image or hallucinate a new structure; it understood the assignment. It kept the exact details of the listing photo (with the exception of the mulch) while perfectly capturing that high-end, "golden hour" aesthetic. For this challenge, Gemini was the clear winner, proving that when you need precision alongside creativity, it is currently the top of the class, just as Praful said it was! What will our next challenge be? You'll have to tune into our next Zoom call to find out. Stay tuned for George Souto's announcement on Sundays. THANK YOU, GEORGE! No matter the topic, we have a wonderful hour together each week and would love to have you join us!

The Kind of Clients Who Stay With You Forever

The Kind of Clients Who Stay With You Forever Every now and then in this business, someone comes along who reminds you exactly why you do what you do. For me, Liz and her family are that reminder. We’ve worked together for years—buying, selling, investing, even building out a successful Airbnb portfolio that they manage beautifully on their own. They came to me through one of my dearest longtime clients and from the very beginning, they’ve been an absolute joy. Loyal, thoughtful, kind…the kind of clients who feel more like friends you get to help navigate big life moments. What makes working with them so special isn’t just the number of transactions we’ve done together. It’s the trust. The deep, unwavering trust that lets us navigate even the bumpiest roads with confidence that we’re all moving toward the same goal. Their most recent sale was—let’s just say—not for the faint of heart. It was complex, emotional and full of curveballs… the kind of transaction where trust isn’t just helpful, it’s essential. And they gave me that trust, fully and without hesitation. When someone hands you that level of confidence in your knowledge, experience, and judgment, it changes everything. It allows you to advocate fiercely, communicate clearly, and stay steady even when the process feels like a roller coaster. It makes the hard days easier and the victories that much sweeter. After every Closing, Liz and I make it a tradition to celebrate with dinner or wine and appetizers—we’re both total foodies and genuinely love sharing a great meal together. This time, I took her to Catalina Kitchen, one of Ray’s and my go-to spots in the historic Elizabeth neighborhood. We had a wonderful evening, wrapped things up with big hugs and even made a pact to start weight-walking together once I got back from Portugal!I then received the handwritten note you see above, and it just stopped me in my tracks. Those few lines on paper captured exactly why relationships like this mean so much to me. Real estate is about homes, yes… but more than that, it’s about people, connection and being a trusted constant in someone’s biggest life transitions.Liz and her family are the kind of clients who make this career not just rewarding, but deeply meaningful. I’m grateful for every chapter we’ve shared and I’m so very honored to be the one they choose to have in their corner. Here’s to many more years, many more keys exchanged and many more moments that make this journey so special.A big thank you to Lynn B. Friedman CRS Atlanta, GA 404-617-6375 for hosting November's challenge. I still have a LOT of readin' to do! © Debe Maxwell | Savvy + Company | (704) 491-3310 | The Kind of Clients Who Stay With You Forever

A Note Worth Framing: A Charlotte Real Estate Testimonial

A Note Worth Framing: A Charlotte Real Estate TestimonialEvery now and then, something lands in my mailbox that makes me stop, smile, and remember exactly why I love what I do. That happened recently when I opened an envelope at the office and found a handwritten testimonial from one of my favorite clients. Now, I’ll admit—I’m not the best at asking for testimonials. It’s one of those things that always seems to get lost in the shuffle once the closing papers are signed and the moving trucks roll away. Fortunately, my admin had followed up and I loved this response that truly made my day. This one came from Andy, an executive relocating out of Charlotte, referred to me by another client. He’d tried several times to post a review on Google but, as many of you know, the process isn’t always straightforward if you don’t have a Google account. After a few failed attempts, I finally told him not to worry about it. What mattered most was that he was happy with his experience. To my surprise, he went the extra mile anyway—answering my admin’s request for a testimonial and sending it directly to the owner at my office! The owner left the survey in my mailbox for me, including her own handwritten note—a gesture that meant just as much. It’s easy to get caught up in the fast pace of real estate, but moments like this remind me that relationships—not transactions—are the true reward. So, to Andy: thank you. It was such an honor and a pleasure helping you get your Charlotte home SOLD. I’m already looking forward to welcoming you back when you return one day.At the end of the day, a testimonial isn’t just feedback—it’s a reminder that integrity, communication and genuine care still make all the difference in real estate. And that’s exactly why I keep doing what I love.If you’ve worked with me and would like to share your experience, I’d love to hear from you—it truly means the world! This is my WEEK 1 challenge post for November's Thankfulness Challenge.©Debe Maxwell | Savvy + CO | (704) 491-3310 | A Note Worth Framing: A Charlotte Real Estate Testimonial

Paul McCartney & Me: When AI Tried to Join the Band

Paul McCartney & Me: When AI Tried to Join the Band What a great Zoom meeting on Tuesday and a huge thanks to Paddy Deighan MBA JD PhD and to Praful Thakkar for bringing up some excellent points of which we were unaware. We’re so fortunate to have the level of AI brainpower that we do, right here in the Rain! This week’s AR challenge was on AI video-making and, wow—what an adventure! One click led to another, and before I knew it, I was deep down the rabbit hole of AI tools, testing what each could do with a single image. I started with a photo I created in DeepAI.org, which became my featured image for this post. From there, I explored three different video platforms, each promising their own version of AI “magic.”What I discovered was both fascinating and a little funny—all three produced almost identical videos from that same image and the two that had audio, both featured COUNTRY, not rock ’n roll!! As well, I even upgraded to “pro” on a couple of them (a decision I regretted almost instantly). Let’s just say I’m sticking with what I know and love—I’m a ChatGPT girl through and through! Still, it was a great experiment and a reminder that even when the results aren’t perfect, curiosity always leads to something worth learning. Today’s post is a peek behind the curtain of my AI video-making experiment. Perplexity explains each of my prompts and what was created as a result of those prompts.
Analysis and Explanation*NOTE: I added my prompts in italics. Perplexity wrote the following in blue:1. DeepAI – Photo Prompt“A highly realistic photo in the style of a candid concert shot, showing Paul McCartney (with mid-length brown hair styled in a classic Beatles cut, wearing a tailored dark suit typical of the late 1960s) and me performing a duet together on stage in a small, intimate bar setting. Both of us are holding guitars and singing into microphones. I am wearing a hot pink dress, matching necklace, and pink shoes, with shoulder-length silver hair styled smoothly, as shown in my reference photo. The scene should evoke the warmth and energy of a live performance, with realistic concert lighting and a cozy, inviting bar ambiance. Both subjects should appear happy, engaged with the music, capturing the joy of two musicians sharing a memorable performance together.”You submitted a very detailed prompt, describing both your appearance (clothing, hair, accessories) and the setting (bar, lighting, atmosphere). This kind of specificity helps AI image generators produce realistic, stylistically accurate images, especially when you mention reference photos and emotional ambiance. The prompt’s focus on warmth, realism, engagement, and joy guides the model’s choices for facial expressions, composition, and color scheme. Why DeepAI Works Well Here:DeepAI’s image generation engine can process specific attributes efficiently in static images, so your detailed visual and style cues likely resulted in a photorealistic output—though it’s limited to still images, not video. 2. Night Café – Video Prompt:“Create a video in the style of Paul McCartney and me (just the two of us), singing your choice of upbeat words. Stage lights shift as they strum their guitars and sway to the music, singing into the microphones. For our attire, choose something period-specific (for the 60's).”You tried a similar prompt as Google VEO3, asking Night Café for a friendly concert duet video with period-specific attire and shifting stage lights. What to Expect:
Night Café may produce animated or stylized outputs but could struggle with fully realistic, moving videos.
Generating true-to-life, high-quality AI video of famous individuals with recognizable identity remains a challenge, both technically (model accuracy, personalization) and ethically (platform restrictions).
Big Picture: What This Shows About AI Video Creation
Photo Generation Is More Widely Allowed: Image generators are more permissive—especially with reference photos and detailed styling, as seen with DeepAI.Video Generation Faces Tougher Restrictions:High-end video tools (like Google VEO3) actively block requests that may violate copyright or “deepfake” rules—especially involving famous musicians, actors, or using particular songs.Platform-Specific Rules Vary:Night Café may attempt stylized video results, but realism and exact likeness are often limited, with outputs more “artistic” than photorealistic.3. Google VEO3 & Perplexity – Video Prompt:“Create a video in the style of Paul McCartney and me (just the two of us), singing ‘Let it Be’ or ‘Say, Say, Say’ or your choice of upbeat words. Stage lights shift as they strum their guitars and sway to the music, singing into the microphones. For our attire, choose something period-specific (for the 60's).”Result: “FORBIDDEN BY GOOGLE (repeatedly)” You attempted to use Google’s VEO3 for video generation with two approaches:
One, letting the AI pick lyrics (“your choice of upbeat words”) and focus on authentic concert visuals.
Two, referencing an attached photo and asking the duo to perform “Let It Be,” providing extra context for style and interaction.
What Happened:
Google VEO3’s refusal—“FORBIDDEN BY GOOGLE”—shows policy restrictions on generating content featuring real celebrities, especially musical or lifelike impersonation (which can involve copyright, likeness, or deepfake rules).
Even with your own image as a reference, if the model cannot verify identity or is restricted from generating person-specific videos with celebrities, it might block the request.
My Experience with AI-Generated Videos: A Dialogue with PerplexityNOTE: My questions answered by Perplexity, noted as AI Assistant.Me:For our ActiveRain AI challenge, I wanted to see how far today’s platforms could creatively reimagine the magic of a concert duet. Here’s what I asked each tool:
DeepAI: Asked for a highly realistic photo of Paul McCartney and me performing together, with detailed stage, lighting, and attire instructions.
Google VEO3 & Perplexity: Tried to create a video of us singing upbeat lyrics, letting the AI choose, and another prompt with a reference photo performing "Let it Be."
Night Café: Repeated the video duet concept with concert ambiance and period-accurate wardrobe.
AI Assistant:You crafted clear, vivid prompts—a skill that’s especially valuable in AI art generation! Platforms like DeepAI shined with photo realism, transforming your concert dream into a warm, lifelike snapshot. When you pivoted to video creation, though, you uncovered a revealing challenge: modern AI video tools actively restrict requests that involve celebrity likeness and well-known songs. Google VEO3 in particular flagged your prompt as “FORBIDDEN,” reflecting growing concern about deepfakes, copyright, and personal identity .Me:OH, one more question about Night Café - Night Café produced a video but, there was no audio. Is that the norm with Night Café?AI Assistant:Yes, that's the norm—Night Café's AI-generated “video” feature typically does not include audio by default. It creates animated videos by sequencing and animating frames from still images (using effects like zoom, pan, rotate), but the result is a silent MP4 file. If you want music or voiceover, you need to add it separately using your own editing tools or another app.
No built-in audio: Night Café does not offer in-platform options to generate videos with sound or to include AI-generated music or speech in your output.
Community advice: Many users download their Night Café videos and then use external editors to add music or voice narration afterward.
Me:Okay, so, photo generation feels open but, video AI is more tightly controlled when it comes to famous people and real life performances? AI Assistant:Exactly. Photo generators let creativity run free if you supply enough details. But video tools—especially the advanced, hyper-realistic ones—often block requests that tread near legal or ethical gray areas. They’re programmed to respect copyright and personal image rights, which means a duet with Paul McCartney is a no-go unless the content’s generic or stylized. Night Café might let you experiment with artistic video animations, but realism and true likeness are generally dialed back. Me:What’s the future of AI customization here? Will I ever get my custom video duet with Paul McCartney?! AI Assistant:AI platforms are evolving to balance user creativity with responsibility. In the future, you might see tools offer approved “collaborative” content creation, perhaps through partnerships or by leveraging custom avatars licensed for public use. You’ll also see more transparency around what’s allowed, potentially with guided prompt writing to avoid frustration. For now, learning to work with each tool’s strengths—and being mindful of boundaries—is key. Me:What lesson should readers take away from my challenge? AI Assistant:
Be creative, but expect rules: AI can bring your imagination to life, but ethical guardrails are part of the landscape.
Detail matters: The more specific your prompt, the better the results in image generation.
Stay informed: As AI tools grow, so do the boundaries. Know what you can—and can’t—ask for.
Experiment: Each platform has its quirks. Don’t be afraid to try different approaches and see what works!
We’re excited to see what this week’s exciting call will bring! What a fun group of Zoomers we have! If you haven’t ever joined us or haven’t joined us in awhile, we have a fantastic challenge going on through the end of the year. Hope to ‘see’ you soon!!

RECIPE: Sweet Potato Fries with Roasted Marshmallow Dip — A North Carolina Classic

Sweet Potato Fries with Roasted Marshmallow Dip RECIPE—A North Carolina Classic Worth SavoringTuesday's presentation on North Carolina’s three wonderful regions — from our cool, misty mountains to our breezy coastal plains — reminded me how proud I am to call the Tar Heel State home. Naturally, our conversation turned to one of my favorite topics… food! When the group began talking about North Carolina’s top agricultural exports, I couldn’t resist sharing that sweet potatoes are our state’s #1 exported vegetable crop. That little fun fact must’ve stuck with me, because on my drive home that evening, all I could think about was one of my favorite comfort foods: Sweet Potato Fries with Roasted Marshmallow Dip.This dish is the definition of simple Southern goodness. It takes 'common' ingredients — sweet potatoes, olive oil, and marshmallows — and turns them into something nostalgic, cozy, and downright irresistible. The salty crispness of the fries paired with the creamy sweetness of roasted marshmallow dip? Let’s just say it’s Southern hospitality on a baking sheet. So, in honor of our state’s most famous root veggie, here’s a quick and delicious recipe to celebrate Carolina flavor at its finest.
Ingredients4 sweet potatoes, peeled and cut into sticks
3 Tbsp olive oil (I love Bacon Olive Oil from Bad Daddy’s for a smoky twist)
Sea salt, to taste
½ bag large marshmallows
½ cup heavy cream
Optional but divine: A sprinkle of cinnamon for a warm, fragrant finish
Instructions
Prep the Potatoes: Peel and slice into uniform sticks or wedges for even baking.
Season & Toss: In a large bowl, coat the fries with olive oil, sea salt, and a touch of cinnamon (if you’re feeling fancy).
Bake Until Crisp: Preheat the oven to 475°F. Spread fries in a single layer on a parchment-lined baking sheet. Bake for 25–30 minutes, flipping halfway through.
Roast the Marshmallows: Line a small pan with foil, add marshmallows in a single layer and roast for about 5 minutes until golden and puffed.
Blend the Dip: Transfer those gooey beauties into a blender, add heavy cream, and blend until smooth and silky. Add a splash more cream if needed.
Serve with Style: Plate your fries, pour the dip into a small bowl, and finish with a dusting of cinnamon. Serve warm and watch them disappear!
A Toast to the Tar Heel StateThere’s a reason we Carolinians hold sweet potatoes close to our hearts. They’re not just delicious — they’re a reflection of our roots, our farmers and the generations who’ve worked this land.Recipes like this remind me that good food doesn’t need to be complicated. It’s about using what we have, adding a pinch of creativity, and sharing it with those we love. That’s the heart Southern living — celebrating simple joys and savoring every moment. So the next time you’re craving something sweet and savory, grab a few North Carolina sweet potatoes, turn up some Carolina beach music, and make a batch of these fries. You’ll understand exactly why this humble crop holds such a special place in our hearts — and on our plates.©Debe Maxwell | Savvy + Company | SavvyBroker@me.com | (704) 491-3310

Small Steps to Better Health: A Mediterranean Diet Smoothie (Recipe)

Small Steps to Better Health: A Mediterranean Diet Smoothie (Recipe) A huge thank-you to John Henry, Florida Architect for his incredibly informative and inspiring presentation on our Tuesday Zoom call this week! His insights into living the Mediterranean Diet lifestyle were eye-opening, especially his practical tips on what to add—and what to take away—to create our own balanced, healthy routines. We’re all feeling more motivated to bring a little Mediterranean magic to our daily meals! So, after John Henry's presentation, I was so inspired that I immediately headed to the grocery store! I grabbed several items that I've been neglecting in my diet but are staples of this healthy eating approach. It's amazing how a good presentation can motivate you to make positive changes right away. I picked up fresh berries, Greek yogurt, pistachios and other Mediterranean-friendly ingredients that I'm excited to incorporate into my daily routine. Now, I'll be the first to admit that I don't eat healthy 100% of the time – and that's okay! But I can proudly say that I'm about 75% better than I was at eating healthy a decade ago, and that progress feels great to me. Small, sustainable changes really do add up over time.3 Dietary Improvements I Plan to Make:
Limit, until I fully eliminate, processed foods.
Add more fresh fruit to my diet
Substitute pistachios (which I love but, don't eat enough of) for my favorite snack, Peppermint Patties!
One way to pack in nutritious ingredients without feeling like I'm sacrificing flavor is through smoothies. They're quick, delicious and such an easy way to start the day on a healthy note. So I wanted to share this Berry Bliss Smoothie recipe with you – I use almond milk, Greek yogurt and fresh fruit (hello, Mediterranean Diet!). It's become one of my go-to recipes and I think you'll love it too! Berry Bliss Smoothie
1 cup almond milk (unsweetened or vanilla)
½ cup plain or vanilla Greek yogurt
1 cup mixed fresh berries (strawberries, blueberries, raspberries)
1 banana (fresh or frozen for extra creaminess)
1 tablespoon honey or maple syrup (optional, for sweetness)
Handful of ice cubes (if using fresh fruit)
Instructions: Blend everything together until smooth and creamy. If it's too thick, add a splash more almond milk. If you want it thicker, add more frozen fruit or a few more ice cubes.Tip: I cut fresh fruit and freeze it so that I will have it prepped as well as eliminating the ice. I also add a scoop of my favorite protein. Why this works so well: The yogurt adds protein and creaminess, the almond milk keeps it light and smooth and the berries provide antioxidants and natural sweetness. The banana adds body and helps everything blend together beautifully. You can easily customize this by swapping in your favorite fruits - mango and pineapple make a wonderful tropical version, or peaches work wonderfully when they are in-season. Some people also like to add a handful of spinach (you won't taste it!) or a tablespoon of chia seeds for extra nutrition.Thank you again, John Henry, Florida Architect! You've certainly motivated most of us who were on our call on Tuesday to modify our lifestyle.

My Dream Home Listing for Q4 2025 ✨

My Dream Home Listing for Q4 2025 ✨First off, thanks to all who attended our Zoom roundtable on Tuesday. We enjoyed an insightful discussion on today's market. Most markets who were represented on the call are in a 'stale' environment and sellers are struggling with lengthy days-on-the-market and few showings. As for Charlotte, sellers are not walking away with the sky high sales prices they were during the past 12 years. Average list-to-sales prices are no longer at 107%. They're currently at 94.9%. See graphs below to view more details of our current market data in Charlotte. As we head into the final quarter of 2025, I can’t help but imagine what my dream home listing would look like right here in Charlotte — the city I’ve called home and served for over 4 decades now. Truth be told, my dream home isn’t defined by square footage, a zip code or a price point. It’s defined by the people who own it. The sellers who trust me enough to take every piece of advice to heart — from staging and pricing to marketing and timing — are the ones who make selling a home truly rewarding.I picture this dream listing as a beautifully maintained home that radiates warmth and pride of ownership. The kind of place where every detail, from the curb appeal to the kitchen countertops, reflects care and intention. But what makes it even more special? Sellers who believe in collaboration — who see me not just as their agent, but as their partner in the process. When homeowners follow a proven plan to a T - decluttering, freshening up the paint and pricing strategically - that’s when the magic happens. The right marketing, professional photography and a super strong online presence do their part, of course, but nothing compares to having sellers who trust the process from beginning to end. That trust leads to results - and it’s what turns an ordinary home sale into a dream listing for me.Here are the 5 Things that Make My Dream Home ListingTrusting Sellers – It goes without saying that the homeowners who believe in the process, follow professional guidance and partner with me every step of the way is the #1 priority.Perfect Presentation – A home that’s clean, decluttered, staged and ready to impress from the moment buyers walk in the door.Strategic Pricing – A realistic, data-driven price point that attracts strong offers and gets the home sold faster.Powerful Marketing – Professional photography, video tours, and compelling online exposure that showcase the home’s best features.Charlotte Charm – A location that embodies everything we love about living here — friendly neighborhoods, tree-lined streets and that undeniable Queen City energy.
Charlotte continues to thrive as one of the most desirable places to live and homes that shine, both inside and out, will always attract the perfect buyers. The timeline may be longer right now and over-payment (significantly) in order to win the bidding wars, are behind us for now. My dream home listing will always attract a buyer. My dream for Q4 2025? To work with another wonderful seller ready to make their next move — and together, make their “Oops, Too Late” story one to remember.Today's market data:

🥂 A Toast to Our ActiveRain Family

🥂 A Toast to Our ActiveRain Family A HUGE thank you to Leanne Smith & Bob "RealMan" Timm for hosting this month’s wonderful challenge. I thought I would share my feelings in a different way than most have...18+ years in the Rain, and I can honestly say—there’s no way I could narrow my gratitude down to just one person! Lord knows, I tried! Agonizing over the member I would choose made me realize that my story here isn’t about a single connection. It’s about all of you.Yes, ActiveRain has weathered its fair share of growing pains, but the developers’ skill, patience and persistence have given us a strong, thriving platform. What I’ve learned through it all is that experiences—both in life and in the Rain—are what you choose to make of them. And when you stumble upon something this special, you don’t just take from it…you pour into it.Finding My Voice HereI wasn’t always comfortable here. My first six months were spent lurking, intimidated by the seasoned bloggers who seemed SO at ease. My first comment felt daunting; my first post, truly terrifying. Back then, there was no Facebook, so this kind of interaction was brand new for many of us.But once I finally hit “publish,” the stress disappeared in an instant. Comments began trickling in—supportive words from strangers who quickly became friends. Over time, I learned that blogging wasn’t about keeping my personality hidden. Clients began to say, “I feel like I already know you,” and that changed everything. My writing flowed endlessly, my voice expanded and my confidence grew.Lifelong Lessons and Lasting BondsThrough ActiveRain, I’ve gained more than technical skills—though I’ve learned plenty about blogging, keywords, market reports and content creation. I’ve also discovered mentors, partners, business referrals and lifelong friends. This community has even walked with me through personal struggles, including my husband’s critical illness. Members rallied around me, offering daily support and prayers. Others opened their homes, extended hospitality and many have became part of my extended family. We’ve built websites together, navigated new social media platforms, collaborated on ReBar Camps and shared best practices that elevated our businesses. From coast-to-coast meetups, RainCamps, Zoom calls and even vacations together, ActiveRain has been a classroom, a mastermind and most importantly—a family. Why I Can’t Choose Just OneI’ve had the privilege of countless connections:
Friends who’ve become family.
Colleagues who’ve become collaborators.
Strangers who’ve become mentors.
Clients who first discovered me here in the Rain.
AR friends who share an hour filled with learning and laughter each week throughout the year on our AR Zoom calls.
Each and every one of you has played a part in shaping my journey, both personally and professionally. And for that, I could never single out just one member. My gratitude is to all of you.To Newcomers and Veterans AlikeIf you’re new here—jump right in! Comment, post, ask questions and engage. I promise, we don’t bite (well, most of us don’t 😉). The friendships and the knowledge you’ll find here are unlike anything else. And to my fellow AR veterans—you know this better than anyone. ActiveRain is more than a platform. It’s a place where we show up, support one another and grow together. So, thank you so very much for making my world brighter every single day. Here’s a toast to our ActiveRain family for which I am incredibly grateful.🥂I’ll leave you with this quote: “Rain showers my spirit and waters my soul.” — Emily Logan DecensIsn’t this so very reflective of how AR friendships refresh and uplift us?

Why Now Is the Perfect Moment in Time for Buyers in Charlotte

Why Now Is the Perfect Moment in Time for Buyers in Charlotte The Charlotte housing scene is shifting—and very quickly. After years of intense competition, we’re finally seeing signs that the market is making great strides towards rebalancing - a great thing for homebuyers. 1. More Inventory = More Choices
Active listings in the Charlotte Metro have surged: up over 26% year-over-year, with MLS data reports showing more than 21,000 homes on the market in May alone.
Nationally, home inventory has also hit five-year highs, reducing pressure on buyers.
That means more neighborhoods to explore and better opportunities to find the perfect fit.
2. Slower Sales Gives Greater Leverage for Home Buyers
Homes are spending more time listed—51 days on market per CMLS (our local metro MLS) and nearly 38 days nationwideWe’re seeing 51 days versus 32 days last year, a 63% increase of days on the market, giving buyers more time to negotiate, inspect and make informed offers.
Sellers are more open to contingencies, price adjustments and favorable contract terms.
3. Stabilizing Prices
After years of hot growth, Charlotte’s median home price has softened slightly—down 0.2–1% year-over-year around $428–$430K
Meanwhile, national markets saw one in five sellers reduce prices in May.
Charlotte’s market is moving from rapid appreciation to level ground, making this a more buyer-friendly time.
4. Improved Negotiation Power
More homes on the market + longer listing times = buyers hold the upper hand.
With fewer bidding wars happening, you can be strategic, thoughtful and competitive—no more dropping inspections just to win.
Mentally, it’s a great time to act: the power is shifting.
5. Charlotte’s Long-Term Strength
Charlotte remains one of the “hottest housing markets” for 2025.
Strong economic anchors, including major financial institutions, tech growth and continued in-migration, support a resilient, long-term outlook .
Today’s opportunities are backed by tomorrow’s value.

Beyond the Chair—A Life Full of Strength, Sacrifice and Silent Battles

Beyond the Chair—A Life Full of Strength, Sacrifice and Silent BattlesI'm loving reading the entries into our June Point Store challenge that I'm hosting with Anna "Banana" Kruchten! What wonderfully creative posts we've all enjoyed. Our point was for our members to enter The Point Store from the front, back or side doors - or even from the basement or windows! Since mine is not creative - merely from the heart - I suppose you can say I'm entering this from the kitchen door - you know, the heart of the home! ❤️If ActiveRain points were real money, I know exactly how I’d spend mine—I’d use every single one to reverse the spinal cord injury that changed my husband’s life forever. Tuesday, June 24, 2025 marks 35 years since the day he dove off a backyard pool diving board and broke his neck. He has so very gracefully spent thirty-five years of navigating life as a C6 quadriplegic. That’s 35 years of missed normalcy—the kind of daily living most people don’t even think twice about. He hasn’t walked, jogged, or used his hands for everyday tasks since that day. No tying his shoes, buttoning his shirt, or turning the pages of a book without assistance. He’s never driven the sports car he used to dream about owning. He’s missed out on taking the grands on long walks or hikes; he’s missed out on changing our grandchildren’s diapers—something he really does want to be able to do to help me when Liam stays with us. He can’t walk into a pool on his own—he has to rely on a mechanical lift. When we travel, it’s a whole process to make sure the airline has accommodations set up, the hotel handicapped room is TRULY handicapped and isn’t just a room with hand bars on the jacuzzi tub to hold onto as you step into it! He has to make sure the hotel bed is low enough for transferring in and out of his chair or that the sink has clearance underneath so he can brush his teeth. The amount of pre-planning and problem-solving for “accessible” travel would make your head spin. And don’t even get me started on handicapped parking. If you’ve ever wondered why some spaces are van-accessible or why that extra room beside the car matters—trust me, we live those reasons every single day. Those spaces with stripes in parking lots are there for a reason! Imagine being handicapped and unable to get into your vehicle to drive because someone parked in the stripped space where your wheelchair ramp goes down, keeping you from entering your vehicle.Speaking selfishly, there are no long walks on the beach with your loved one, no dancing at weddings - or even your own. There are no picnics in the park that don’t require major planning. Oh, there’s so much more… So yes, I’d spend all of my so-called valueless points in a heartbeat to give him back even one day of full mobility as well as gaining the vision back in his left eye that he lost in 2019. Just one day to experience the ease of living a life that most people enjoy without a second thought. That, to me, would be worth more than all the money (or points) in the world. Thank you, Anna "Banana" Kruchten, for being a wonderful partner-in-crime for this month's challenge! 😘 © Debe Maxwell, CRS | The Maxwell House Group | Savvy + Company | SavvyBroker@me.com | Beyond the Chair—A Life Full of Strength, Sacrifice and Silent Battles
