Much debate has taken place in the real estate world over the past decade or so...Is the word 'mold' the proper term to use by home inspectors? In NC & SC, it is 'strongly advised' that inspectors avoid the use of the term 'mold' for various reasons but, the main one being that inspectors are not mold experts and cannot confirm or deny that the substance is actually mold.

This is SUCH sage advice from JL Boney, III and with the market gearing up for spring, sellers take heed! This is VERY important - not just for sellers but, buyers as well. 

I have a friend that the loose lips syndrome tremendously impacted a sale. The sellers made a comment about their 'stupid buyers' paying over list when 'it probably won't appraise but, they're paying anyway!'

Oh, yes!  We all know that buyers and sellers research one another before they ever sign the Contract and that didn't go over very well with the buyers!

Sellers often leave their keys in the kitchen drawer after moving out so that the agents can give the key out of the lockbox at Closing.
