charlotte home buyer information: Nine Years Running, Real Estate Voted THE Best Investment - 07/10/22 07:53 PM
Nine Years Running, Real Estate Voted THE Best Investment
In the early 2000’s, a record 81% of Americans said it was a good time to buy a house. As housing prices rose sharply in the mid-2000s, creating a housing "bubble" and leading to an eventual market crash in 2008, only about 53% of Americans thought it was a good time to buy.

In 2014, as we emerged from the Great Recession and housing values recovered, mortgage rates were low 74% of Americans were positive about the housing market. That confidence has waned in recent years -- dipping to 50% in 2020, to 53% … (17 comments)

Summer, 2022 Is a Once-in-a-Lifetime Opportunity for Home Sellers
If you're thinking about selling your home now that it’s officially Summer, 2022, this is your once-in-a-lifetime opportunity! When selling anything, you always hope for strong demand for whatever you’re buying, coupled with a low or limited supply. That maximizes your leverage when you're negotiating the sale. Home sellers are in that exact situation now; in fact, more than ever before in documented history.

Demand Is Incredibly Strong
According to the latest Existing Home Sales Report from the National Association of Realtors (NAR), 6.18 million homes were sold in 2021. This was the largest number … (15 comments)

charlotte home buyer information: What Do Rising Home Prices Mean for Charlotte Metro Homebuyers? - 03/26/22 07:48 AM
What Do Rising Home Prices Mean for
Charlotte Metro Homebuyers? I recently sold a home in Charlotte (proper) in a hot, mid-range neighborhood in a fierce bidding war. The price was $50K OVER an already high list price. As crazy as it seems, we were not the only ones bidding on the property - there were literally DOZENS of others!
Believe it or not, the agent disclosed to my clients and me at Closing that we were among many with almost identical Offers. What won it, she said, was that we had worked together in the past and she told her sellers … (24 comments)

THE Most Asked Question in May, 2021 - Should I Buy NOW or Wait?

Quite frankly, we've been being asked this question for well over 2 years. If you consider only the last year of appreciation that the Charlotte Metro area homeowners gained, an 11.6% increase - yes, in ONLY one year - that will tell the story about our hotter-than-hot market! To show you what that looks like in dollars - if you paid $500,000 for your home one year ago today, your home would now be worth $558,000. Note that this is our entire MLS - some areas have realized … (20 comments)

The Housing Bubble Discussion Again?  🏘

I can’t tell you how often I am asked when I ‘think this bubble is going to burst.’ The ‘mockingbird media’ tends to believe that we are in the midst of a major bubble and that we are soon to be in a world of hurt! This is not about a ‘bubble,’ this is about simple economics, supply & demand.

When asked if today’s high buyer competition and rising home prices are evidence of a housing bubble, Lawrence Yun, Chief Economist at NAR, said “this is not a bubble. It is simply lack of supply.” Today’s housing … (22 comments)

June is National Homeownership Month - Great Reasons to Own Your Own Home

June is National Homeownership Month!
National Homeownership Month began as a week-long celebration of homeownership in 1995. In 2002, President George W. Bush proclaimed June as National Homeownership Month saying,

For many Americans, their home is an important financial investment, and it can be a source of great personal pride and an important part of community stability.”

Having just experienced this very 'helpfulness' as a parent of a newlywed son, purchasing his first home, I can relate to this post in more ways than one. We were fortunate to have worked with an incredibly patient, wonderful, professional lender, who walked them through this process as if they were his own children!
It's also such a pleasure seeing our market changing and seeing more buyers of my own gender being successful in business - enough to purchase a home as a millennial also.

A Resale Home does not 'Fail' an Inspection
I recently procured a new buyer who had already been under Contract with another agent and gone under Contract on a home that they also had appraised and inspected. The appraisal was fine but, the inspection was another story, according to the buyer.

"The Home Failed Inspections!"
"Oh NO! What do you mean?" I asked.
"My agent started telling me everything that was wrong with the home and it was a LOT of stuff and she said that 'it had failed' the inspection."

After a long conversation of the items and TRULY how inexpensive and COMMON each of … (59 comments)

Charlotte Real Estate Market Report:  Charlotte Home Prices Up 6.6%This week, the Charlotte Observer featured an article related to the continuing rising home prices in our area.  "Charlotte-area home prices rose 6.6 percent in May from the same month a year ago, as the pace of annual gains nationwide continues to slow, according to a report released Tuesday."

Charlotte remains in a strong sellers' market with home prices stabalizing a bit, yet inventory remains lower than average, giving way to that stronger sellers' market.
