Groundhog Day 2019: Punxsutawney Phil Predicts An Early Spring - What Does That Mean for Charlotte Home Sellers?

Following a week of frigid temperatures throughout most of the nation, all eyes were on Pennsylvania's famed groundhog, Punxutawney Phil, this morning in the hopes of seeing some signs of relief.

Punxsutawney Phil, thankfully, delivered good news, failing to see his shadow. According to lore, Phil is predicting an early spring because he didn’t see his shadow! Now, don’t get too excited thought, Phil only has a 40% track record for accuracy!

What does this mean for Charlotte home sellers? Not a whole lot, really! If you … (16 comments)

Hiring the Right Realtor® - 10 Tips for Happy Home-Selling

Before the onset of Internet real estate marketing, I created a DIY farming postcard titled, “Hiring the Right Realtor® makes a world of difference.”  I used that card for years and it has been copied by local agents more times than I can count! I have actually received my own postcard (verbatim, with another agent's name on it) at my own home on more than one occasion! My husband always gets a kick out of them and enjoys watching my reaction when he hands me one that he discovered in the mail or … (34 comments)

Getting ready to Sell? Do Updates that Pay You Back

I was going to post this graphic as I also love KCM's infographics and this one is spot-on but, my Wisconsin friends, Sally K. & David L. Hanson, did the hard part for me! Thank you, Sally!

In-line with what is going on here in Charlotte, the four examples of renovation return on investment (ROI) are key to getting the best price for your home. Despite this graphic being from a national company, LOCAL advice is very important. Sometimes these percentages vary per neighborhood and/or homes in various price ranges.

5 Great Reasons to List Your Charlotte Home During the Holidays
Every year, about this time, at least one of my sellers will ask, “Should we wait until after the holidays to list our home?” Some even ask, “Should we take our home off of the market for the holidays and put it back on the market on January 1?

My answer is always - you can list now with less competition than in the spring and know that the buyers who come through your home during the month of December are SERIOUS buyers!

Home Seller Tips: Marketing the Community Around Your Home to Prospective Buyers

Selling a home is more than a simple MLS real estate listing and making the home appealing to potential buyers. One factor to take into account when buying a home is its location, meaning the community that surrounds the home. After all, when you think real estate, you think location, location, location, right?!

For sellers, it is very important to highlight the benefits of living in a particular community. The bottom line is that neighborhoods do have an enormous impact on your future buyer’s living experience.

Rent vs Buy - Waiting Until Next Year Will Cost You Even More

Charlotte home prices have increased by 7.1% year-over-year. Over that same time period, interest rates have remained historically low, which has allowed many buyers to enter the market. Interest rates are beginning to increase ever-so slightly though.

What Does This Mean as a Charlotte Home Seller?
As a seller, you will likely be most concerned about ‘short-term price’ – where are home values headed in the course of the next six months? Will your buyer pool be reduced with an increase in interest rates?

charlotte home seller tips: Seller Showing Prep Tips to Reduce Risk - 04/28/18 08:23 PM
Thanks to my friend, Debbie Reynolds of Clarksville, TN, for sharing these great home seller tips to promote safety and reduce risks when showing your home. These tips apply to Charlotte home sellers as well.

One of the biggest issues we are having with showings across the nation, is prescription drug theft. So, be absolutely certain that you REMOVE all prescription drugs from your home when you are showing.

One tidbit regarding one of Debbie's tips below: When our children are grown, we tend to freely store hazardous items in easy-access places - under sinks and in storage areas that are not locked. When showing your home … (9 comments)

Three Pre-Selling Purging Tips for Charlotte Home Sellers

Are you thinking about selling your Charlotte home? While the prospect of moving is undoubtedly exciting, you may be dreading the thought of having to pack everything. Let’s explore three tips for purging old, unwanted or forgotten items before listing your home.

Sort, Sort, Sort

The first step you will want to take is to sort everything in your home. Many sellers go through the house, room-by-room, separating the must-have items from everything else. At first, this process is quick & painless as there are many items just sitting around screaming to be discarded. However, once you dig a … (19 comments)

Common Home Remodeling Projects: DIY vs. Pro
Charlotte homeowners often struggle with listing preparation – which improvements need to be done and which ones do not. Some home improvements are highly personalized and can actually harm a Charlotte home seller (financially) more than it would if left unchanged. Then there’s the choice of DIY or hiring the professional. Because of the many choices out there and the 'unsolicited advice' you’ll often get from ‘salesmen’ in the business, it’s highly recommended that you seek the advice of a licensed real estate agent before making ANY home improvements, especially if preparing your home for the … (9 comments)

How Does My Romancing the Realtors® Program Work for Charlotte Home Sellers?

In my last post sharing value proposition and some of the key tasks we achieve for our sellers, we discussed the importance of photography - professional photography, which I pay for - not my sellers. Videography is also done for each listing, including a walk-through virtual tour - NOT a slideshow of photos taken with an iPhone! (Yes, that is a huge beef with me and it should be with you as a Charlotte home seller!)

Moving on to a program that we do that no one else does! How do I know no … (4 comments)

Charlotte Home Sellers - Great Tips with Regards to Decorating vs. Staging
For many home sellers who hired a decorator either in preparation for selling their home or in recent years, it's a difficult pill to swallow when I arrive on your doorstep and tell you that you need a stager! I get it! Before I started my real estate career, I was totally with you!

As represented by my staging friend, Sharon Tara in her post below, you will see there is a HUGE difference!

One of the biggest issues is that decorating takes the eye off of the home that you are trying to highlight. … (16 comments)

Real Estate Project Management - Managing Pre-Listing Details
What do we need to get our home ready to list?
Meeting with sellers for the first time to discuss listing their Charlotte homes, this is the 'big' question that they have. I often tell them that's the best question to ask as well.

Why?
Because the pre-listing preparation can (and often does) make or break the sale of Charlotte homes for sale. Oh yes, there is much to do to prepare your home for the market - much more than meets the eye!

Some of the pre-listing preparation & management includes:

charlotte home seller tips: Pricing Strategies to Sell your Charlotte Home in Any Market - 09/05/17 06:15 PM
Pricing Strategies to Sell your Charlotte Home in Any Market

The single most important factor in selling your home is pricing the home correctly. Many sellers feel compelled to ‘try’ at a higher price but, if you have not received an Offer after 5-7 days, chances are, you have already shot yourself in the foot - so you MUST immediately reduce the price. After 14-21 days, demand and interest in your home will be reduced significantly, costing you thousands of dollars.
Many sellers fear that if they price their homes too low, they will be ‘leaving money on the table.’ In a sellers’ … (62 comments)

I Can't Always Tell You What the Buyer (or Their Agent) Will Do. Why?
Human Behavior!
Really, it's that simple! If you've sold a home in the last year, you know that things in the housing market have changed considerably. You also know that one thing that we will never be able to change is human behavior!

One of my buyers had an unusual request yesterday and I explained the 'probable' reason for the request. My client honored their request for a second showing and today, they are under Contract with those buyers!

4 Home Improvements that Bring the Highest ROI for Charlotte Home Sellers

I recently showed a lovely couple a home, which they ultimately purchased, that had a mac-daddy kitchen - all of the bells & whistles, including a brand new commercial grade Wolf 6-burner range with griddle. This range is one that most buyers would ooh and ahh over - not these buyers!  These buyers don’t cook at all - in fact, they were more worried about the microwave than any other kitchen appliance!  The kicker - the Wolf range was brand, spanking new - it had never been used. The sellers … (29 comments)

Location is what it is. You cannot pick your home up and move it so, let’s discuss the other factors.
