charlotte home sellers: Love is in the Air - From NC to FL - 02/11/19 09:25 PM
Love is in the Air - From NC to FL
What a whirlwind transaction - from beginning to end! I was originally contacted by the sellers of this lovely home by a neighbor/client. We had a wonderful first meeting and agreed that working together is what we all wanted! So, at that meeting, we put together their preparation list and we parted company that evening, each with our respective to-do lists.

After several weeks of prep time, the house was ready to show! As one of the sellers worked from home, discovering the best place to go when leaving for showings (with the best … (47 comments)

Groundhog Day 2019: Punxsutawney Phil Predicts An Early Spring - What Does That Mean for Charlotte Home Sellers?
Following a week of frigid temperatures throughout most of the nation, all eyes were on Pennsylvania's famed groundhog, Punxutawney Phil, this morning in the hopes of seeing some signs of relief.
Punxsutawney Phil, thankfully, delivered good news, failing to see his shadow. According to lore, Phil is predicting an early spring because he didn’t see his shadow! Now, don’t get too excited thought, Phil only has a 40% track record for accuracy!
What does this mean for Charlotte home sellers? Not a whole lot, really! If you … (16 comments)

charlotte home sellers: Thinking of Selling Your Charlotte Home? Let's Talk! - 08/12/18 05:50 PM
Thinking of Selling Your Charlotte Home? Let's Talk!
Inventory is at a positive nationally for the first time in 3 years.  What that means is that there were more listings this month than the same month last year for the first time in three years. Charlotte continues out-pacing the country with a less-than 2-month supply of homes in the Charlotte proper market.
With the low inventory continuing and the buyer demand high, prices are being driven up. However, this past month, we saw a slight decrease in sales prices and more price reductions than we've seen in quite some time. What this means is … (24 comments)

charlotte home sellers: A Love Story Times Four - 02/27/18 09:48 PM
A Love Story Times Four
In 2010, I received a call from a Charlotte home seller who had their home on the market and just couldn't get showings or any traction on the market. A friend of theirs had listed and sold with me earlier during the recession and had recommend that they phone me to ask for help.
I met with them and soon, the photos were done and their Uptown condo listed for sale. At the time, the condo market was incredibly tough but, we got it sold in under 2 months and for nearly full list price - both unheard … (24 comments)

charlotte home sellers: Thinking of Selling Your Charlotte Home? Why Not NOW? - 02/12/17 01:24 PM
Thinking of Selling Your Charlotte Home? Why Not NOW?
Of course, most people in Charlotte know that more homes sell during the spring-buying season, than any other time of the year. For that very reason, many homeowners wait until then to put their homes on the market.
The National Association of Realtors (NAR) recently revealed the months in which most people listed their homes for sale in 2016 as per the graphic below:

As you can see, the three months (represented in red) are in the second quarter of the year, and are consistently the most popular months for … (6 comments)

charlotte home sellers: Follow the 3 Golden Rules of Staging to Get Your Home SOLD! - 07/30/16 12:23 PM
Follow the 3 Golden Rules of Staging to Get Your Charlotte Home SOLD!I recently had a vacant home that was screaming for staging!  The Sellers priced the home ‘to sell’ at below market value in lieu of staging.  What happened?  More price reductions.  When the Sellers agreed that staging seemed ‘hopeful,’ we brought a stager in.
What happened?  The home sold within DAYS!  82-90% of homebuyers cannot visualize themselves in a home that is vacant.   (That’s a powerful statistic that is oh, so true!)  Many Sellers do not want to spend the upfront money it costs to stage but, the ROI on staging … (10 comments)

charlotte home sellers: Does A Big Box Name REALLY Matter? - 09/30/14 01:44 AM
Does A Big Box Name REALLY Matter?
A recent conversation wtih an agent about her listing receiving televised 'national attention' prompted me to do a little research on my own.  In my humble opinion, our listings receive INTERNATIONAL attention - as most ActiveRain agents' listings do.  We're all over the internet!  That's "international," right?!
Since before 2010, data shows the internet surpassing television viewers and those numbers continue to grow stronger each and every year.  Does a 'national brand' really matter to agents selling homes or attempting to procure buyers?  Does the consumer really care if their home is listed with a national brand?
While I'm truly not … (24 comments)

charlotte home sellers: TOP 10 Tips for Charlotte Home Sellers - 02/13/14 07:53 PM
Top 10 Tips for Charlotte Home SellersIf you’re considering selling your Charlotte home, then you may want to take inventory and identify what needs to be addressed before placing your home on the market.
First Impressions are CriticalPut yourself in your buyers’ shoes.   Enter your home starting at the front door and ‘tour’ your home as though you were a buyer.  When a buyer is viewing your home, they have every right to be critical of every single aspect of your home – remember, this may very well be their new home!   Does your home ‘flow’ nicely?  Are your colors coordinating?  Are all repairs made?  Does your home … (18 comments)

charlotte home sellers: Should We Stay or Should We Go? - 10/16/12 01:28 PM
Charlotte Home Seller Tips | Extend Your Selling Season "Should we leave our home on the market or should we take it off during the winter months?"
Spring is and has always been the best time to find the largest pool of buyers and sellers know this.  Because parents don’t want to uproot their children in the middle of the school year, many buyers begin their home search and target an end-of-school Closing date so that they can be settled into a new neighborhood by the beginning of the next school year.  As well, many sellers believe that buyers aren’t out in … (9 comments)

charlotte home sellers: Who is YOUR Agent Working For? It Just May NOT be You! - 02/26/12 08:28 AM
Charlotte  NC Home Sellers:  Do You Know Who Your Agent is Working For? With a full schedule these past few weeks, I have been taking buyers out to tour our beautiful city.  Relocation clients moving to town are learning about Charlotte and all that she has to offer newcomers.
One of my favorite things to do is to introduce buyers to neighborhoods that are ‘just what they’re looking for.’  When I’m showing buyers homes, they’re poised to BUY a home.  This is not fire drill or practice run…these are REAL buyers who have been transferred to our area and NEED to … (24 comments)
