Low Inventory Continues in Charlotte but, Easing Q2 2019
 
In March, 2010, Charlotte marked historically high inventory levels (13.9 month supply) and as the recession eased, inventory levels fell into a strong sellers’ market. Since 2015, Charlotte housing inventory has been less than a 3-month supply. In August, 2018, we were at an all-time low with a 2-month supply and in some parts of Charlotte, even lower than that. 
 
 
This painfully low inventory level has been driving up competition (and prices) for real estate in markets all across the country as well. But it looks like 2019 is going to see that (finally!) … (10 comments)

Between 1987 and 1999, which is often referred to as the ‘Pre-Bubble Period,’ home prices grew at an average of 3.6% nationwide, according to the Home Price Expectation Survey. Currently, Charlotte is holding at 7.4%, about 1/2% above the national average.

Every month, CoreLogic release the results of their Home Price Insights Report, which includes the actual year-over-year change in national prices and their predictions for the following year.

Median Sales Prices in the Charlotte Region have risen an average of 7% with SouthPark leading the way at a whopping 32.1% increase. Lincolnton is a strong second with an increase in median home sales of 12.2 increase and Uptown (primarily condo sales) up 9.3%, year-over-year. Lake Norman's rebound from the recession has finally come to fruition with a 2% one-year increase.

How has the low inventory impacted the real estate market in the Charlotte Metro region? It's a double-edged sword when you're in an overwhelmingly strong sellers market.  What is a seller to do who wants to sell their home and either up-size, downsize or relocate to another area in the region?
 
Oh, sellers have the equity to sell, they just don't want to be 'homeless!' No one wants to move twice so, until their dream home hits the market, many sellers are just staying put.

Charlotte NC Real Estate Market Report OCT 2008 Charlotte North Carolina Real Estate Market Report OCT 2008 Charlotte North Carolina real estate IS selling and the numbers below reflect that!  Based on data obtained from CMLS, Charlotte's numbers are down from last year but, as you can see, over 5,600 properties have buyers attached to them--either contingent upon the sale of their home (197), conditional upon loan or inspection approval (446), pending Closure (3,080) or Closed home sales (1,947).

The Office of Federal Housing Enterprise Oversight, who oversees government-backed Fannie Mae & Freddie Mac, has released federal data for the 12-month period ending March 31, 2008.  The Charlotte Metro market's housing prices rose 6.16% over the 12-month period. 
Charlotte/Gastonia/Concord ranked 14th among metro areas with the highest rates of appreciation.  Hickory/Morganton/Lenoir ranked 10th (increasing 6.41%). 
CRRA (Charlotte Regional Realtor Association) statistics show that Closings dropped last month (2,400) from those sold during the same month in 2007 (3,534).  The average days on the market increased to 133 days.
