real estate market update: Medford Real Estate Market Report - 08/11/11 02:49 AM
Curious about the real estate market in Medford MA? Here’s the latest real estate market report:
Prices (the black line in the chart above) have been doing a slow seesaw movement where we make a small gain in median price, prices soften and then rise again. The average days on market (the orange line in the chart) has been following the typical pattern based on the seasons. Starting in the fall of 2010 the average days on market lengthened until the peak in March (after all of those back to back winter storms). With the spring and better weather, the average days … (0 comments)

real estate market update: Somerville Real Estate Market Update - 10/07/10 10:45 PM
Do you live in Somerville or own a property in the city? Here’s an update on the real estate market for single family homes for the last year:

As you can see, sales prices for single family homes in the city came down last winter and then up in the spring. This is a very typcial pattern since buyers that have a choice in their time frame prefer not to buy a new house during the holidays or in the winter.
Prices are on a current downward trend. It will be interesting to see if the prices of homes in … (0 comments)

real estate market update: Single Family Sales Statistics - 05/30/09 02:11 AM
I find that number crunching really helps me get a good handle on the real estate market. Today I decided to focus in on the single family homes market to show you what’s going on in my main market areas:

Sometimes seeing all of the numbers at once can be a bit overwhelming, so this chart breaks out the number of month of inventory of single family homes for sale in each city:

Not surprising the cities with the highest price tags, Cambridge and Winchester, have the most number of months of inventory already on the market. Looking at … (0 comments)

real estate market update: Somerville Real Estate Market Update - 05/14/09 01:05 AM
It’s time to cast the spotlight on the city of Somerville and see what’s going on in the real estate market. Spring is here (although the weather seems more like summer) and I thought it would be interesting to compare the number of properties for sale this spring with what was going on in the market last year. Take a look. . .

As you can see, the inventory of homes and condos for sale in Somerville is quite a bit lower than last April. Let’s take the number crunching a step further and look more closely at what’s going … (0 comments)

real estate market update: Medford MA Real Estate Market Update - 04/19/09 10:46 PM
Spring is in the air, but we’re not seeing a “typical” spring market, at least not yet in Medford. Spring is historically when the most number of buyers come out to look at homes. Normally by April there is a frenzy of sellers putting their homes on the market to coincide with the rush of spring buyers. That’s not happening so far. . .

What does that means? Well, if you’re looking to sell, it’s a lot easier to get your house to stand out when there is less competition. If you’re looking to buy, it means you need to … (2 comments)

The spring market is starting off a bit slow in Stoneham. Here are the latest statistics for the housing market:

Real Estate Statics for Stoneham MA as of April 2009
Let’s compare these figures to what was happening in December (which reflects the fall market in Stoneham)

Real Estate Statics for Stoneham MA as of December 2008
What we see is the number of properties has remained pretty level. In a “normal” market we see a lot more properties come on the market in the spring. (Of course we’re definitely not in a normal market now!) The number of properties that … (2 comments)

real estate market update: Real Estate Stats for Melrose, MA 02176 - 03/04/09 09:12 AM
When I think of Melrose, I instantly think of its lovely Victorian downtown area that looks like it’s something from a Dickens story. Thankfully as the snow melts it’s looking less like Christmas and feels like spring might really be coming!
The real estate market in Melrose has slowed down, but it’s still doing much better than most of the rest of the country. Let me show you:

The Average Days on Market are also showing that sales of single family homes remain brisk while condos and multi family homes are taking longer to sell.

real estate market update: Market Equilibrium in Malden, MA - 02/20/09 02:27 AM
The prices of real estate in Malden, MA have come down, just like the rest of the country. However, unlike many other areas, properties are selling in the city.

Average Days on Market
Single Family Homes - 115
Condos - 170
Multi Family Homes - 132
The statistics show that I’m not just looking through rose colored glasses, either. At the same time last year, Malden had 12 months of inventory on the market (yes, a solid year!). As you can see from the chart above, we now have an average of 6 months of inventory for sale. Real estate … (0 comments)
