Recently some Buyer Clients called me to let me know that they were back in Seattle and ready to see the new listing I had emailed them Friday night.  Since it was Sunday, and the house just came on the Seattle Real Estate market late Friday, there was an Open House scheduled that afternoon.  The "Agent Only" remarks had posted that the Sellers were requesting no showings until the Open House so I arranged to meet my Buyer Clients at the house during the Open House.

For me, moving to Seattle from Southern California (San Diego via Orange county) in the fall of 1994 was a wild idea since I did not know a soul...but I had my reasons!
#10 - The affordability of buying a house in Seattle...relative!  Of course my first day of looking for a place to live (as a renter, not buyer) I spent driving around Seattle, I saw so many expensive looking homes and neighborhoods that I wondered how so many people could afford Seattle real estate!

Last Saturday I was across the hall in another agents office chatting about Seattle real estate (what else!) and I noticed on the screen of her laptop an article on MSN.  The article was on the ethics of using PhotoShop to "touch up" online photos used in marketing.  This was a very interesting and engaging article, and I really enjoyed it.  Ethically challenged people sure make life more interesting and complicated!

Late last week another Seattle Real Estate Agent in my office got a call on a listing of hers from an unrepresented buyer, a buyer not working with an agent. My colleague asked me to meet with the buyer since she (rightly) prefers to represent her Seller 100% and not act as a Dual Agent, representing both the Seller and the Buyer and not providing either with their best representation.

Why would a Seattle Real Estate agent not list a house?
Recently I passed on following up with listing a house, why would I do that?  The seller (a person I knew slightly) had a "Free" market analysis done of her house by an agent who farms that area.  The seller, lets call her "Sarah", is thinking of moving to another state where property values are much lower, she can buy a new dream house, and invest in some rental properties.

I had a recent conversation with my seller concerning a potential buyer (a neighbor who was not looking for property) for the newly listed property who expressed some interest in the property just as it was in the process of being listed.   A couple of days into the listing period, it looked like the potential buyer may have a real interest in the property, and after talking to the potential buyer (who did not have an agent) on the phone we set up an appointment to show the property to the buyer's spouse when they returned from a trip.

Magnolia Blvd. looking south towards West Seattle and Alki Point accross Elliott Bay and Puget Sound.  
Magnolia, one of Seattle's Urban Villages...is very nearly it's own island just a couple of miles northwest of Downtown Seattle.  Magnolia is on a peninsula sited on two hills surounded on three sides by Elliot Bay to the south, Puget Sound to the west, Shilshole Bay and Salmon Bay (including the Hiram M Chittenden Locks) to the north.   The island effect is even more apparent in the there are only three ways to get to Magnolia, and they are all bridges.  They cross over the the BNSF railway system … (0 comments)
