clarksville: Reasons I Love Living in Clarksville TN - 05/22/18 05:11 PM
Clarksville TN is Becoming Home to Many

As more and more people move to Clarksville for the job opportunities, for the lower cost of living and the proximity to Nashville, the atmosphere and friendliness of the city and welcoming nature of the residents get into their hearts and win them over.
Just today I have met two new couples that said how much they like it here and want to stay and buy a home. It helps that housing costs are some of the lowest of all of the Middle Tennessee area.
We are blessed to have Ft. Campbell (home of the 101st Airborne Division) resides in our area, … (14 comments)

Take It One Step at a Time
To get the ball rolling on building a custom home, there are several preliminary items to address first before you start the building process.

Engage the services of a real estate agent that has the experience and knowledge to guide you and look out for your interests. Don't try to go it alone. Have you decided where you want to live? Location determines price. Be open-minded to other options as some locations may price you out of the market. What surroundings do you want to have? Are trees important or living near water? Do you … (7 comments)

clarksville: Just Closed on This Investor Special at 809 Iris Ln., Clarksville, TN - 05/19/18 04:36 PM
Now Sold House on Iris Ln. Clarksville TN 37042

This home is now sold and waiting to have some fix up done by the buyer that will make it a fine home. It was bought as an investor special and has a great floor plan that home buyers like. I like the big kitchen and bay window dining area. The master is on the main floor with 2 more bedrooms and another bath upstairs. There is a fireplace and a mostly fenced backyard.
There are still investor specials in Clarksville's real estate market but buyers have to act fast. A prequalification letter or a bank letter saying the buyer … (9 comments)

clarksville: Want to Save Money on Taxes? Move to Clarksville, Tennessee - 05/09/18 05:57 PM
Check Out Clarksville, TN
With changes coming in 2018 regarding the new tax laws and limited deductions on state and local income taxes and interest payments, it's time to seriously consider relocating to Tennessee. There is no state income tax in Tennessee and no cities that I know of that have a local income tax.
Besides that, property taxes are not out of sight and in Clarksville, living in the city limits, you can expect to pay less than $2700 annually on a $250,000 home. A $250,000 home will buy you 2200-2500 sq. ft. with 4 bedrooms and 2.5 baths. You will also get a 2-car … (13 comments)

clarksville: Now Sold 3989 Castle Bar, Clarksville, TN 37040 - 05/08/18 06:49 PM
Closed 3989 Castle Bar, Clarksville TN 37040

The seller worked hard to have this home market ready adding many thousands of dollars in remodeling and updating. It paid off. This home was on the market a couple of years ago at $20,000 less and did not sell. The seller was skeptical I could get it sold this time and especially at this price. It took only a couple of days and half a dozen showings to bring in the first contract. Unfortunately, the buyer backed out at the last minute due to personal financial matters and forfeited earnest money. Back on the market it … (16 comments)

clarksville: Meadows of Hearthstone, Clarksville, TN May 2018 - 05/07/18 09:14 PM
Market Update for Meadows of Hearthstone
This is one neighborhood that still is off the radar of most home buyers. Values are some of the best in Clarksville making Meadows of Hearthstone a location and neighborhood to consider. This neighborhood was completed in 2007 with 175 homes built by by Mike Atkins of Hearthstone Partners. I loved working in this subdivision and helping with plan design and even the naming of the streets. There are 4 Phases of the the neighborhood and for those buyers not wanting an HOA, only one (Phase 1) has an HOA.
Take a look at the current inventory of all homes for sale in … (3 comments)
