If a buyer is interested in buying a home, they should start the process 6-9 months before the purchase. It should begin with checking their credit. If any issues are found, they can work on that immediately. However, it takes several credit cycles (every 30 days) for the credit report to update. Credit is one of the 3 C's (credit, capacity, collateral) needed with buying a home and it is very important. Having a good to excellent credit score will determine how much you will pay to borrow money-essentially your interest rate. When reviewing their credit reports, they should be looking (2 comments)
Tips for Rental Inspections As a Realtor, when I conduct a showing or a walk-through with my client, I am looking for active leaks, ceiling and floor stains, electrical amps, fresh paint, safety concerns (missing railings, trip hazards), adequate space in kitchens and bathrooms, closet space, storage, and most important cleanliness. As a new landlord you should look at your rental unit as if it were a place you would live in. Give it the same inspection you would give to a place you would be interested in renting. Yes, i said F/U! Follow Up! As a Realtor following up should not be a scary thing to do. It puts money in your pocket and gives you an opportunity to soar beyond measure. I sold approximate 100 homes in my first two years of real estate sales, and many of those sales came from relentless following up. I did not quit when the homeowner said no I'm not ready to list my home, I kept pushing gently, with their permission of course, to continue to pursue the listing. Sometimes, I followed up once, some twice, but often it was months (1 comments)

Agents who cut their Real Estate Commission can't sell themselves out of a paper bag, so forget about them being able to sell your home successfully. Here's Why? 1. They have poor negotiating skills 2.The usually will offer poor service. 3. They will probably overprice your home. 4. They usually offer less Market Exposure/Advertising/Open House 5. They don't use Internet or much technology. 6 They will not spend any money on the listing. 7.They usually do a poor job on House Brochures/Buyer Handouts. 8. 19111: Why I don't like Lockboxes

I do not like lockboxes because of 3 reasons. 1. They are not safe. People that live alone should not have the keys to their home in a bock outside on the door, visible for all to see as well as easy access for anyone that received the code since the house went up for sale. I had a client who was home, in the nude, relaxing in her house-when two male agents and a male client came into her house using the lockbox key. They were 3 days late and they did not knock. 19111: Unethical Agents, Brokers, Lenders

After surviving an 8-day settlement process, I wish to no longer cooperate with real estate agents that are not Realtors. The difference in my opinion is ethics and honesty. I do not know if that is a possibility with the MLS rules, but if not, I will surely advocate for such a thing. Why? Cooperating with agents that are free from following the Code of Ethics that we as Realtors pledge to follow is very frustrating. It makes the transaction process so much more difficult with having to decipher and read through lie after lie. My seller and I received a settlement (4 comments)

About seven or eight months ago I was interviewed on Superagentlive.com about my successful first year in real estate. I started my career in real estate in November of 2015. It seems like a lifetime ago. Before that I was selling pre paid cell phones in a retail chain store. I was discouraged, disappointed, and at the brink of giving up on ever being successful in business. When I was 8 years old, I would dream about running a successful business. Philadelphia Gas Works also known as PGW, had a rule in the past regarding placing liens against the title of property for unpaid gas bills. This rule put landlords in a terrible position. If the tenant or multiple tenants failed to pay the gas bill, the property owner would be required to pay the lien when selling the property. It was not uncommon for property owners who had tenant occupied homes, to have multiple liens on title and stuck with paying them off at settlement or not even being able to sell at all because the liens were more than the sale (0 comments)
