19121: How to buy a house - 03/13/19 01:48 AM
If a buyer is interested in buying a home, they should start the process 6-9 months before the purchase. It should begin with checking their credit. If any issues are found, they can work on that immediately. However, it takes several credit cycles (every 30 days) for the credit report to update. Credit is one of the 3 C's (credit, capacity, collateral) needed with buying a home and it is very important. Having a good to excellent credit score will determine how much you will pay to borrow money-essentially your interest rate.
When reviewing their credit reports, they should be looking for … (4 comments)

19121: Hard Money Lenders-Predator or Savior? - 03/11/19 11:26 AM
There are two myths about hard money lending that I like to address today. One, hard money lending is the best way to get funding for a fix/flip. Two, hard money lender prefers to foreclose on your investment rather than collect the high interest payments.
Hard money lending is misunderstood by new investor. It's unfortunate because it can be easy to navigate if understood properly.
The myth that hard money lending is the only way to go when buying a fix/flip is inaccurate. There are several sources of funding to seek out first and foremost before selecting a hard money lender. However, after … (0 comments)

19121: Real Estate is Changing - 03/02/19 03:31 AM
There are cars flying over my head as I’m sitting on a park bench sending a text message on my arm. Yes, you didn’t misread and there are no typos in the above sentence. Welcome to the future. It may not be that far away from the time you are reading this post. I’m a Realtor/Broker/Owner/Author/Speaker and I recently wrote a book about my rapid rise to success titled “Burning Desire” ……. With this being said, my intentions were to write about a series of activities to focus on while climbing the success ladder in real estate. Well, after reading about … (4 comments)

Here is a somewhat new concept in the real estate industry-Flat Rate Commission! That is the focus of  Fierce Realty Corp based in Bala Cynwyd, Pa. The client will know exactly the fee for us to sell their home and it will be a lot cheaper than a percentage of the sale. The minimun commission on the listing side can go as low as $2500.

19121: Moving Forward - 06/20/18 08:24 AM
Moving forward can be challenging in business and in our personal lives. Seller's or possible seller's are currently reluctant to put their homes up for sale because of possibly not being able   to find another home. There is somewhat uncertainty in our political environment and a mirage of other issues. As Realtor's it can also be difficult to continue on in our changing industry as well as trying to understand who to market too-when-and how?
However, as Fredrick Douglas said "If there is no struggle, there is no progress" As Realtors, sellers and buyers we have to keep going and sift through the challenge of … (2 comments)

19121: Tips for a Rental Inspection - 02/15/18 06:10 AM
Just an FYI

Tips for Rental Inspections
As a Realtor, when I conduct a showing or a walk-through with my client, I am looking for active leaks, ceiling and floor stains, electrical amps, fresh paint, safety concerns (missing railings, trip hazards), adequate space in kitchens and bathrooms, closet space, storage, and most important cleanliness.       As a new landlord you should look at your rental unit as if it were a place you would live in. Give it the same inspection you would give to a place you would be interested in renting. It doesn’t have to be top … (2 comments)

19121: Why agents are afraid of the big F/U??? - 02/11/18 07:46 PM
Yes, i said F/U! Follow Up!  As a Realtor following up should not be a scary thing to do. It puts money in your pocket and gives you an opportunity to soar beyond measure.
I sold approximate 100 homes in my first two years of real estate sales, and many of those sales came from relentless following up. I did not quit when the homeowner said no I'm not ready to list my home, I kept pushing gently, with their permission of course, to continue to pursue the listing. Sometimes, I followed up once, some twice, but often it was months … (1 comments)

19121: Showcasing Your Home to Sell - 01/12/18 05:29 PM
Once you've decided to put your home on the market, it's important to take a close look at it from the viewpoint of a prospective buyer. Objectively evaluating each area and then making your home "show ready" can have a major pay-off in terms of the offers it will attract and how soon those offers come in.

The Big Picture
1. Keep in uncluttered
2. Keep it clean.
3. Keep it repaired.
4. Keep it neutral
5. Keep it inviting.
6. Keep it bright.

The Small Details
1. Trim, weed and tidy up lawn and garden
2. Clean up pet areas
3. Repair screens, windows and doors
4. Rearrange furniture for a more … (1 comments)

19121: Net Neutrality is a Game Changer - 12/15/17 01:44 AM
Many real estate professionals and companies may now be at a disadvantage to deliver services to consumers online, as the Federal Communications Commission voted Thursday to repeal net neutrality rules. The move allows internet service providers to restrict the content its consumers see and implement pay-to-play policies, giving priority to content providers who pay a fee. For small-business owners, such as real estate agents and indie brokers, that could severely cripple their ability to reach a wider audience online.“The FCC’s rollback of the Open Internet Order will mean higher costs and slower service for millions of American consumers and businesses,” Elizabeth … (3 comments)

19121: Red Flags to Look for When Buying a Home - 12/05/17 02:06 AM
When you and your buyers are touring open houses, tell them to watch for signs of larger issues with the property. Jenna Dougherty and Greta Eoff of the DeMasi Group at Keller Williams Realty in Davis, Calif., shared items that should raise alarms for buyers.
Overpowering scent. If sellers are being too heavy-handed with scented candles or other fragrances, it could mean they are trying to cover up the source of more serious odors, such as a musty smell from mold, pets, or something else.
Poor tiling. If there are gaps in the tiles or if the tiles are slightly uneven, it may … (2 comments)

19121: Having a Real Estate Security Plan is important - 05/31/17 02:18 AM
Real Estate Agent's are at risk when it comes to showing homes alone, sitting Open Houses, and taking photo's of vacant listing. Because we-Real Estate Agent's, are independent contractors, our security and safety must be our own responsibility. As a successful agent, I have shown thousands of homes and sat hundreds of open houses alone, but not until last weekend did I realize that I needed a safety plan.
I was sitting an Open House in North Philadelphia on Sunday alone. I set up my open house table next to the door, so that the guest will immediately be able to sign in, … (2 comments)
