I'm an avid reader. I love to read about technology, history, real estate, and self-improvement. I recently came across a book written by a local Broker/Lawyer in my area titled "Finishing on Top: How to achieve personal goals, become successful, and experience happiness through the power of finishing by Sherman Toppin, ESQ. In the book, the author makes mention of "Finishing Friends". He says that to achieve success you must climb a mountain and all your friends who are on the bottom of the mountain with you will think you are crazy once you start climbing. expired listings, FSBO, craigslist, divorce attorneys, estate attorneys, financial advisors, members of the military, sports/celebrity agents, property managers, title agents, homebuilders, home remodelers, architects, interior designers, boy scouts, girl scouts, church groups, school volunteers, nonprofits and charities, auctions, website, blog, social media, wedding planners SOI, Zillow, realtor.com, repeat clients, broker leads, government agencies, floor time, podcast, for sale signs, open houses, name badges, professional organizations, networking groups, absentee owners, classes/seminar, moving companies, Uber/lyft drivers, (1 comments)
1. RE License courses didn't teach you how to find new clients. 2. You are in the lead generation business first, real estate business second. 3. Your work hours will be crazy. (prepare your family) 4.Real estate is harder than you imagined-you need not just one client but hundreds 5. Most Realtors are not hard-wired to be self employed (your own boss)

Tips for Rental Inspections As a Realtor, when I conduct a showing or a walk-through with my client, I am looking for active leaks, ceiling and floor stains, electrical amps, fresh paint, safety concerns (missing railings, trip hazards), adequate space in kitchens and bathrooms, closet space, storage, and most important cleanliness. As a new landlord you should look at your rental unit as if it were a place you would live in. Give it the same inspection you would give to a place you would be interested in renting. Philadelphia Gas Works also known as PGW, had a rule in the past regarding placing liens against the title of property for unpaid gas bills. This rule put landlords in a terrible position. If the tenant or multiple tenants failed to pay the gas bill, the property owner would be required to pay the lien when selling the property. It was not uncommon for property owners who had tenant occupied homes, to have multiple liens on title and stuck with paying them off at settlement or not even being able to sell at all because the liens were more than the sale (0 comments)

Real Estate Agent's are at risk when it comes to showing homes alone, sitting Open Houses, and taking photo's of vacant listing. Because we-Real Estate Agent's, are independent contractors, our security and safety must be our own responsibility. As a successful agent, I have shown thousands of homes and sat hundreds of open houses alone, but not until last weekend did I realize that I needed a safety plan. I was sitting an Open House in North Philadelphia on Sunday alone. I set up my open house table next to the door, so that the guest will immediately be able to sign in, (2 comments)
