I do not like lockboxes because of 3 reasons.
1. They are not safe. People that live alone should not have the keys to their home in a bock outside on the door, visible for all to see as well as easy access for anyone that received the code since the house went up for sale. I had a client who was home, in the nude, relaxing in her house-when two male agents and a male client came into her house using the lockbox key. They were 3 days late and they did not knock. The client almost fired me.

There are two good reasons why the loan process has become "hair pulling" for today's buyer than perhaps any time in history.
1. The government has set new guidelines that now demand that the bank prove beyond any doubt that you are indeed capable of affording the mortgage. This obviously avoids the fraud that was once a part of the mortgage industry that led to the housing market crash.

While in the process of obtaining a mortgage, please do not buy a car or anything else on credit. Why? The bank is willing to lend you money to purchase a home, based on several criterias.  They calculate your ability to pay it back using your credit score, income, debt to income ratio and more. Any additional credit obligations will skewed the numbers. Obviously, if you have significant income and you are obtaining a small mortgage, there will not be any drop in the formula that is used by the lender.
