deborahspencesolditcom: Talking the Talk, Walking the Walk
- 07/26/19 10:02 AM
So many successful people who have become self-made, talk a lot about being a bootstrapper like Donald Trump. I really wouldn’t consider the President a bootstrapper but who can argue with Donald Trump.
My point is that it’s hard being self-made. People like us hear “no” repeatedly. Not only that but our family members fail to believe in us. Our friends laugh at us and others point fingers at us in judgment.
Making it requires not only skill and talent, but also perseverance and emotional intelligence to fight through all the difficult times. Therefore, when someone that started on the bottom becomes successful, (0 comments)
deborahspencesolditcom: The Rich get Richer! Mark Zuckerberg and Quiet Title
- 03/12/19 05:23 AM
What is quiet title? According to Cornell law, a quiet title action is the following: A special legal proceeding to determine ownership of real property. A party with a claim of ownership to land can file an action to quiet title, which serves as a sort of lawsuit against anyone and everyone else who has a claim to the land. If the owner prevails in the quiet title action, no further challenges to the title can be brought.

deborahspencesolditcom: "Finishing Friends"
- 06/21/18 07:53 AM
I'm an avid reader. I love to read about technology, history, real estate, and self-improvement. I recently came across a book written by a local Broker/Lawyer in my area titled "Finishing on Top: How to achieve personal goals, become successful, and experience happiness through the power of finishing by Sherman Toppin, ESQ. In the book, the author makes mention of "Finishing Friends". He says that to achieve success you must climb a mountain and all your friends who are on the bottom of the mountain with you will think you are crazy once you start climbing. deborahspencesolditcom: Moving Forward
- 06/20/18 08:24 AM
Moving forward can be challenging in business and in our personal lives. Seller's or possible seller's are currently reluctant to put their homes up for sale because of possibly not being able to find another home. There is somewhat uncertainty in our political environment and a mirage of other issues. As Realtor's it can also be difficult to continue on in our changing industry as well as trying to understand who to market too-when-and how? However, as Fredrick Douglas said "If there is no struggle, there is no progress" As Realtors, sellers and buyers we have to keep going and sift through the challenge of (2 comments)
deborahspencesolditcom: Changed Real Estate Companies/Brokers-Brutal Process
- 04/15/18 03:03 AM
I recently changed companies. I made an educated business decision and decided to transition from a traditional company and relocate my real estate business to an independent franchise. My ultimate goal is to become a Broker and hang my own shingle-but baby steps for now! However, the process was brutal. I was unable to get paid on transactions, unable to retain my listings, and my reputation and character was smeared and questioned-unethically. However, if I had the opportunity to re-think my decision and do it again-Yes I would absolutely do it again. My advice to those of you thinking of moving to a (4 comments)

deborahspencesolditcom: You want to buy a home? Do this first...
- 02/16/18 03:39 AM
If a buyer is interested in buying a home, they should start the process 6-9 months before the purchase. It should begin with checking their credit. If any issues are found, they can work on that immediately. However, it takes several credit cycles (every 30 days) for the credit report to update. Credit is one of the 3 C's (credit, capacity, collateral) needed with buying a home and it is very important. Having a good to excellent credit score will determine how much you will pay to borrow money-essentially your interest rate. When reviewing their credit reports, they should be looking (2 comments)
deborahspencesolditcom: Property Coin is the new Bitcoin for Real Estate
- 02/15/18 09:09 PM
It's exciting times in the world of technology and real estate. A new cryptocurrency called property coin will hit the market in a few weeks. It was built on a blockchain platform similar to bitcoin. The future is here Realtors. Title companies will soon be obsolete and real estate will transfer via a click of a mouse. Are you afraid? I'm not. Change is inevitable.
The concept is interesting. Aperture Real Estate Ventures is the genius behind property coin. The currency will be back by real estate investments and loans from the investment company-which as the companies holdings increase so will the coins value. The (3 comments)

Tips for Rental Inspections As a Realtor, when I conduct a showing or a walk-through with my client, I am looking for active leaks, ceiling and floor stains, electrical amps, fresh paint, safety concerns (missing railings, trip hazards), adequate space in kitchens and bathrooms, closet space, storage, and most important cleanliness. As a new landlord you should look at your rental unit as if it were a place you would live in. Give it the same inspection you would give to a place you would be interested in renting. It doesn’t have to be top (2 comments)
deborahspencesolditcom: How do you stay motivated?
- 02/13/18 04:17 AM
The sales industry is stuff. It doesn't matter if you are selling cars, insurance, advertisement, and such-it's a daily grind. How do real estate agents stay motivated to continue on day after day, week after week, month and month, year after year in the face of rejection, disappointment, and a roller coaster ride of a dozen more emotions along with commissions. Well, I write my goals down everyday and every time I encounter a frustrating or difficult challenge to remind myself of what my end game ultimately is. I also exercise, blog, journal write, read, pray, meditate, take mini breaks, and laugh. What do you do (2 comments)

deborahspencesolditcom: Why agents are afraid of the big F/U???
- 02/11/18 07:46 PM
Yes, i said F/U! Follow Up! As a Realtor following up should not be a scary thing to do. It puts money in your pocket and gives you an opportunity to soar beyond measure. I sold approximate 100 homes in my first two years of real estate sales, and many of those sales came from relentless following up. I did not quit when the homeowner said no I'm not ready to list my home, I kept pushing gently, with their permission of course, to continue to pursue the listing. Sometimes, I followed up once, some twice, but often it was months (1 comments)
deborahspencesolditcom: Property Taxes Eliminated in Pa?
- 01/26/18 04:54 AM
Pa. could eliminate property taxes this year, senators say After years of property owners’ complaints, 2018 might be the year that Pennsylvania dramatically changes its real-estate tax system — if a few state senators have their way. A decade-long effort to eliminate or reduce property taxes has gained new momentum, after a constitutional amendment passed in November that allows the state to exempt owner-occupied homes from real estate levies. Now, the legislature could use that exemption to eliminate school property taxes. A group of senators is working to find a bill that has a chance at succeeding, said state Sen. David Argall (R-29). Once you've decided to put your home on the market, it's important to take a close look at it from the viewpoint of a prospective buyer. Objectively evaluating each area and then making your home "show ready" can have a major pay-off in terms of the offers it will attract and how soon those offers come in.
The Big Picture 1. Keep in uncluttered 2. Keep it clean. 3. Keep it repaired. 4. Keep it neutral 5. Keep it inviting. 6. Keep it bright.
