debsoldit: Future of Multi-Gen Homes
- 05/19/19 06:18 AM
Let us face it. Our population is aging. There has been an increase in access to good healthcare. Medical technology is emerging. Lastly, more public information about how to stay healthy is available. Comparatively, the real estate industry is so far behind with developing larger segmented homes to accommodate multiple generations (Multi-Gen) in one space. As a result, there is a Multi-Gen home shortage. Aging PopulationI do not need to throw a bunch of statistics at you regarding the aging population. We have been slowly watching the growth in our own families. Just last year, because of a crisis, I was living (1 comments)
Tips for Rental Inspections As a Realtor, when I conduct a showing or a walk-through with my client, I am looking for active leaks, ceiling and floor stains, electrical amps, fresh paint, safety concerns (missing railings, trip hazards), adequate space in kitchens and bathrooms, closet space, storage, and most important cleanliness. As a new landlord you should look at your rental unit as if it were a place you would live in. Give it the same inspection you would give to a place you would be interested in renting. It doesn’t have to be top (2 comments)
debsoldit: How do you stay motivated?
- 02/13/18 04:17 AM
The sales industry is stuff. It doesn't matter if you are selling cars, insurance, advertisement, and such-it's a daily grind. How do real estate agents stay motivated to continue on day after day, week after week, month and month, year after year in the face of rejection, disappointment, and a roller coaster ride of a dozen more emotions along with commissions. Well, I write my goals down everyday and every time I encounter a frustrating or difficult challenge to remind myself of what my end game ultimately is. I also exercise, blog, journal write, read, pray, meditate, take mini breaks, and laugh. What do you do (2 comments)

debsoldit: My Dad dying and real estate
- 05/07/17 01:36 AM
My Dad has passed away the afternoon of May 5th, 2017. What does this have to do with my real estate career? Well one word, everything. My Dad, who I call Pops, was not in my life early on. He left us when I was born. But before he left, he made sure that my Mother did not name me Rosemary Jr. and I am forever grateful for that. As an adult we connected and established a relationship. Even though that relationship was rocky and sometimes filled with anger and resentment, I'm grateful for it. I have long forgiving my Pops for missing (3 comments)
debsoldit: OH, I'll Just Rent it Out if I Don't Get My Price! Bad Idea?
- 12/29/16 06:43 AM
Many seller's who have been unsuccessful with selling their home, decide to rent. They see renting as a better option then doing a price reduction. For some this may be a good idea, but for most--not so much! Why? Well below are some questions to ask before deciding to move in that direction. 1. What happens if the tenant stops paying the rent? 2. Do you have an eviction attorney? 3. How much will your homeowners insurance premiums increase because of the liability of a non-owner occupant? 4. Will you allow pets? 5. How will you collect the rent? Mail? In person? Paypal? 6. Will you be (2 comments)

debsoldit: Why is there so much paperwork to sign to get a mortgage?
- 12/20/16 05:51 AM
There are two good reasons why the loan process has become "hair pulling" for today's buyer than perhaps any time in history. 1. The government has set new guidelines that now demand that the bank prove beyond any doubt that you are indeed capable of affording the mortgage. This obviously avoids the fraud that was once a part of the mortgage industry that led to the housing market crash. 2. The banks don't want to be in the real estate business. Over the past several years, banks were forced to take on the responsibility of liquidating millions of foreclosures and also negotiating another million (3 comments)
